pros - super friendly staff, tons of stuff for kids and very good bbq take-out. Lots of privacy on the FH 50 amp sites, decent size dog park and trails for walking them.

cons - expensive! (reserved a deluxe site for $47+tax/nt, which got me 30 amp electric only and then $66+ tax/nt for FH 50 amp super site and then $56+tax/nt for FH 50 amp site). Dirt roads kick up dust when kids drive by on golf carts, trains go by day and night next to the resort, challenge leveling rig. The FH 50 Deluxe sites are private but narrow. Too narrow for me to pull out my bikes from the rear of the RV, so certainly too narrow to extend the awning.

I would stay here again only when I need/want to stay north of the Springs, because the pros and cons still out perform the 1 other competitor.

first thing you will notice is the abundance of open space and the tree houses. I chose to not sit on the river bank, because the cost was close to $400/wk. I wish I could have afforded it, but in exchange I had no neighbors and my windows caught all the sunshine. There are 2 small lakes on the property and 2 bath/laundry rooms. The laundry is free and the machines are in great shape! There is a gravel trail system just off the main road that you can safely walk your 4 legged kids, but you must take a 40 min drive to let them have a real treat. There is a 120 acre off leash park with lakes, fields and forests called Shelby Farms (http://www.shelbyfarmspark.org/for-dogs) that we drove to daily. I am in awe over the generosity of this community to allocate so much near urban land for pure recreational fun for dogs and humans. It might seem out of the way, but coordinated my runs to Costco, Whole Foods and Walmart since they are all less than 5 - 10 min from Shelby Farms. Thank you Memphis!!

ok, back to the rv park, it is a treat to watch the barges and they do operate frequently. Unfortunately, a tug sank while I was here and so 2 days of search/rescue and recovery was also part of the show. My understanding is they never recovered the bodies. A train can be heard every once in a while, but nothing worth really mentioning. The staff are super kind. They pickup your garbage throughout the day and the roads/sites are plenty wide for larger rigs. There is a Walmart, Grocery store, liquor store within 10 min drive... but otherwise not much nearby. Actually the neighboring community looks like it is in economic trouble.

As for cellular service: the park has free wifi and it is functional for streaming sometimes. tmobile was seldom good for even internet searches. verizon was good for streaming. Here are the test results (ping, download, upload).

I was in Miami for work for 4 months. This spot was chosen for its location to the office, proximity to daycare for the dog and facilities at the park.

-decent fenced off leash area. good community of dog owners. we had daily play dates and walks. (see pic)
-huge grass area for lounging.
-nice trail circling the park, which lots of people walked, biked or ran.
-had 5 different sites during my stay, which is good and bad. no one enjoys the relocation process, but I did enjoy the various unique spots.
-always felt like a little oasis in miami. location is surrounded by a lot of agriculture farms. yet, grocery and liquor stores are within a 5 mile radius. it is next to railroad tracks but they are retired; leaving a very peaceful place.
-less than 5 miles away there is a great daycare facility and my dog loved going there everyday. (see pic)
-lots of big rigs and they escort you to your site.

arrived at 3pm and found the campground closed for the day already, so spent the night at the free lot with 6+ other RVs. the front lot is very large and very level. large grass area for dogs too.

the campground was mostly empty in November. the roads in the rv campground are paved and quite wide. no trouble wandering through with my 40'+tow. since it is November the pool area was closed, so you get access to the pool and gym inside the casino. movie theater has current movies at a budget price.

it is a challenge to park a 34' trailer. the roads are narrow, but I was in luck that no one was in front. it allowed me to borrow their space to help me fit the trailer into the site. Still took me 4 attempts. I agree the sites are close to one another and they are not long enough to park a vehicle + your RV. you get a parking pass to let you park in the marina parking lot. it is a short walk. didn't bother me at all. dog enjoyed walking the marina several times a day.

They also have rv storage if you need it in the neighboring parking lot. cost is $7/day or $75/mo.

package delivery is a hot mess. the marina is on 3rd, but the mailing address is on 2nd. so they always end up at residential address. even if you put the marina name on it. so odd, the USPS, Fedex and UPS refuse to delivery to the marina and instead leave at this residential address. the owner is very kind and lets the marina know. they will go get it and let you know. So... I have to echo what others say. the staff are amazing!

I would and already plan to stay here again. They are also storing my trailer while I am out of the country.

Most of what others have said is true.

In driving around Long Beach and looking at the competition it appears this setup is pretty typical. You are pretty close (an awning width distance). I have been fortunate in either not having a neighbor on both sides or they do not have slide-outs. Around the country I have had worse and paid more for it. For me, I don't mind the separation between the sites.

I do see a lot of people with their own propane fire pits, so maybe policy changed since the prior reviews said it was not allowed.

It is great to be just north of the busy downtown. Beach access for a vehicle is less than 5 min in either direction. Of course you can always simply walk to the beach from the rv park on their private trail (as other mention).

The rate seems the average for Long Beach. I did see a few places for less, but either they are full or you don't find as many positive reviews. It has been very quiet during my stay. The staff have been very kind and efficient. I would choose to stay here again when staying in Long Beach. I appreciate the online reservation system. Verizon and tmobile have been great. I do not need to use my external antennas and still get 50+ download speed on my Verizon jetpack.

Very nice owners and staff. It is an odd use of the land, but the sites are very large and easy to navigate the park. They have a good store for odds/end, but Safeway and Walmart are practically within a 15 min walk. Also in 15 min you can drive to Costco. The park has fuel and propane or take advantage of the free twice weekly propane fill right at your site. There is decent amount of long-term tenants. The fun for your dog cannot be matched. The dog park is insanely large and then you have thousands of acres of undeveloped land to let your dog run off leash right next door. There are at least 5 other undeveloped areas, walking paths or a residential and popular dog park within 15 min from the rv park too. Yup... tons of rabbits that my dog loves to terrorize. The water has a ton of iron. I spend ~$45/mo replacing my inline and onboard water filter to maintain water pressure and I still buy bottled water just to be safe. The residents are very quiet. You'll hear kids in the center/play ground during the summer. You are next to a busy road, but some sites have direct line of site to Pikes Peak. Here are some stats for WIFI (download/upload/ping): tmobile(12/6/69), verizon w/o mimo (18/3/33), verizon w/ mimo (16/2/28), free park wifi (9/8/36).

You certainly want to stay in the C wing that overlooks the stream and golf course. I don't need to use any of the facilities, so will not comment on them. My dog enjoyed the large grassy pet area. Good location to drive to places in Astoria, but not a walkable area or in my opinion safe to bike on the roads.

I found the staff kind, but the rule about not hanging out on the grass between your site and the waterway is a bit over the top in my opinion. The arial view on their website is an accurate representation of the C wing and how close your neighbors will be when 100% occupied. I was there in May and it was ~80% full. I had a Class B on my passenger side and a Class A on my drivers side. I spent my time on the rear deck and with the site angle at C3, didn't feel crowded by the neighbors.

I would opt to stay here again.

Just sending out a March 2022 update to say all the prior reviews still are relevant. I would stay here again. FYI - my dog considers roosters an arch enemy and there are a few next door sounding off at sunrise. My walker hound made sure to let them know they are noisy. ;)

really nice campground. limited cellular single, but my Verizon MIFI worked well with my Netgear MIMO antenna booster. My trouble was 1: weaving around the campground with my size rv (both length and height) and 2: backing the rv into the sites is really tough, because you have to back in at an angle, the road is narrow and the arc for my size vehicle is wide. You need a team and take a lot of time to thread the needle.

I first had site 54, which is a 60' pull-thru. However, all of the pull-thru sites contain such a tight arc you can't "pull thru" with a 39' rig and almost all of them curve around a tree. Also, most of the back-in sites are narrow, so your slides end up pushing tree branches when you open them.
