We stayed here for 2.5 months and absolutely loved it. Everything is so clean and pristinely kept. Lee Anne was WONDERFUL and we can’t say enough about her hospitality, kindness, and keeping the place running well. We called and did a monthly rate, so I’m not sure about the current nightly rate.

Pros:
* The sites are spacious.
* The bathroom is clean and the individual shower rooms lock for safety while allowing others to still use the toilets.
* The pool, lazy river, and hot tub area is beautiful.
* The pickle ball courts are in brand new condition.
* Laundry room was kept clean and easy to use.
* Ice machine and propane on site!
* Trash pickup happens daily from your site.
* Gated with a changing code.
* Golf cart rentals available.
* Each site has a picnic table and a fire ring.
* Walking distance to the levee for running/biking/walking.

Con:
* Our only “con” after being here for 2.5 months? We felt the firewood bundles were a little pricey at $15 a bundle, so we bought ours elsewhere.

This location is a win-win all around & one of our favorite boondocking locations yet!! The road is easy to access and there are so many great spots right on the water! We also had strong cell signal on both Verizon (14 download & 9 upload) and AT&T (14 download & 1 upload).

To top it off, the STARS! There is little to no light pollution here, so the stars were magnificent — we could see tons of constellations & the Milky Way. Truly breathtaking.

ONLY CON: mosquitoes — there are a lot of mosquitoes, so bring bug spray or wear long sleeves & pants.

Great views day and night (stars are awesome) and plenty of space. Some broken bottles and trash, so keep your shoes on and help clean it up.

AT&T - 28.6 mbps upload, 10.7 mpbs download (without antenna or booster)
Verizon - non-existent for the most part. Sometimes we’d get a few bars of 3G, but nothing that you could work off of.

We conducted our video calls easily on AT&T speeds.

This was a great spot with plenty of little nooks and crannies to park the rig. Only 30 minutes from Craters of the Moon. However, once we pulled onto the road, we took the first right turn in. We soon realized that it was too narrow for our RV and was putting some major scratches down the side; however, we couldn't turn around! So, learn from our rookie mistake and only park in the spaces that are very clearly big enough for your rig.

All of the dump holes were overflowing, there is no longer rinse water available, and there is a sign on the “potable” water that as of April 9, 2021 it is under a boil water advisory and not suitable for drinking.

Save your $5 and find somewhere else to dump.

We were consistently getting 30 mpbs download speed and 17 mpbs upload on our AT&T hotspot. Verizon signal also strong, but I forgot to test the actual speeds. Cell service was strong enough for us to both be on video calls throughout the day.

Great location — about 10 minutes to Carlsbad Caverns NP and 25 minutes to Guadalupe. Lots of space. A couple generators here and there, but overall a quiet and lovely spot to camp if visiting the NPs.

The road up is a little rough (but not the worst we’ve encountered & definitely doable), but there are a variety of spots for small and big rigs. Redfish Lake is only 1.6 miles down the road with plenty of hiking, swimming, boat rentals & gorgeous views! There is a $5 dump station at Redfish Lake with potable water. No AT&T service. Verizon had 6 Mbps download speed & 4 Mpbs upload speed with no antenna or booster. With the antenna I got 17 download and 10 upload. We were able to conduct our video conferences from this location!!

These locations are awesome!! The road is gravel and smooth for the most part. Once you turn onto Warm Springs Road, you’ll have some service for ~3 miles. After that, for the remaining 7 miles, there is NO Verizon or AT&T service. We were able to get 1 bar of AT&T with our cell booster for an additional mile down the road, then nothing. There are PLENTY of level spots — a few at the beginning will accommodate big rigs & the rest are small RV/van/tent size. 10
miles down the road, you'll find Frenchman’s Hot Springs (FREE!) with 3 different pools for soaking. We drove down to the hot springs to check out all available spots and then came back to our preferred location. It was relatively easy for us to turn around (class C, 23 ft) at the hot springs, but not sure how realistic it would be for a travel trailer or 5th wheel to turn around at that point.

Location is central to so much:
~45 min to Zion
~1 hr to Bryce
~45 min to Page
~2 hrs to North Rim of Grand Canyon
~45 min to Grand Staircase

Not to mention being minutes all there is to do right in Kanab!! Be sure to check out Belly of the Dragon, Diana’s Thrown Slot Canyon, Wire Pass to Buckskin Gulch, and the Wave (if you’re lucky enough to win the lottery).

Both Verizon & AT&T had solid signal and were strong enough for us to conduct our video conferencing (Zoom & Google Meets were clear). Though there is spotty/no signal on the main road from the camping area to Kanab.

Plenty of spots for big rigs and smaller rigs/vans. We saw giant 5th wheels and Class As along with 4x4 vans along the path.

We were both able to be on webinars/video calls during the day.

Plenty of spots and space! We went to the left (as previous reviewers suggested) and it was fine.

20 minutes into the city… can’t beat it!
