Lovely park. Sites are huge, but as full time digital nomads, we struggled to work from here. We were inconsistently able to be on zoom meetings and had no success with Google meets. Using our Verizon hotspot, the speed was 9 mbps download and 2 mbps upload. Using our AT&T hotspot, the speed was 4.81 down and 3.4 up. Our friends in site 63 had the same struggles. When we talked to another camper (who camps there often), we said, “The reviews said cell signal was decent in this park.” He chuckled and said, “I’ve never known anyone who would say that here.” So, this is a pretty weekend getaway or great location if you don’t have to work.

We stayed here for 2.5 months and absolutely loved it. Everything is so clean and pristinely kept. Lee Anne was WONDERFUL and we can’t say enough about her hospitality, kindness, and keeping the place running well. We called and did a monthly rate, so I’m not sure about the current nightly rate.

Pros:
* The sites are spacious.
* The bathroom is clean and the individual shower rooms lock for safety while allowing others to still use the toilets.
* The pool, lazy river, and hot tub area is beautiful.
* The pickle ball courts are in brand new condition.
* Laundry room was kept clean and easy to use.
* Ice machine and propane on site!
* Trash pickup happens daily from your site.
* Gated with a changing code.
* Golf cart rentals available.
* Each site has a picnic table and a fire ring.
* Walking distance to the levee for running/biking/walking.

Con:
* Our only “con” after being here for 2.5 months? We felt the firewood bundles were a little pricey at $15 a bundle, so we bought ours elsewhere.

From the moment we arrived we were disappointed, frustrated and understood the reviews below. We arrived at 1:45p and though there were two people in the office and our site was available, we were rudely told that we needed to leave the campground immediately and not return until 2p for check-in.

The sites are VERY small and cramped. The folks in the site next to us played music loudly on an outdoor speaker until quiet hours began. Our neighbor came and stood next to our rig and stared at us for several minutes. He then went back to his chair and sat watching us until we went in for the evening.

Dump station is $10 for registered campers.

Gates close at 8p so you will need to be in by that time.

Verizon was weak = 1.6 mbps download & 12.4 mbps upload (unable to hold a zoom meeting)

AT&T was slightly better WITH our mimo antenna = 4.30 mbps download & 6.16 mbps upload (able to hold a zoom meeting)

Would not recommend unless you have no other option. We won’t return.

Nightly rate was $50 with a $7.99 reservation fee.

These locations are awesome!! The road is gravel and smooth for the most part. Once you turn onto Warm Springs Road, you’ll have some service for ~3 miles. After that, for the remaining 7 miles, there is NO Verizon or AT&T service. We were able to get 1 bar of AT&T with our cell booster for an additional mile down the road, then nothing. There are PLENTY of level spots — a few at the beginning will accommodate big rigs & the rest are small RV/van/tent size. 10
miles down the road, you'll find Frenchman’s Hot Springs (FREE!) with 3 different pools for soaking. We drove down to the hot springs to check out all available spots and then came back to our preferred location. It was relatively easy for us to turn around (class C, 23 ft) at the hot springs, but not sure how realistic it would be for a travel trailer or 5th wheel to turn around at that point.

Definitely not the nicest KOA we’ve visited — older rigs throughout the park, no trash pickup and the trash cans are few and far between. However, for the location (30 minutes to Sundance & 1 hr to Park City) & price ($40/night including taxes with KOA membership), you can’t beat it.

We were in site 205 and the wifi was excellent. We were both able to conduct our work video conferences throughout the day.
