Sites a bit close together for my taste but the location is convenient for tasting at the area’s many vineyards and wineries. The winery next door, Colterris, was in our opinion the best in the area.

All utilities worked well and the walking path by the Colorado River offered some nice views. Our reservation was made last minute as we were experiencing generator problems at our boondocking site.

All things considered would stay here again.

Just an overnight, and just OK for that, but the presence of sand burrs and goat heads limits my enthusiasm. The contactless check in worked just fine, utilities functioned as they should, spaces are close and landscaping is west Texas native vegetation.

Will probably stay somewhere else next time.

When management comes to your site and screams at you that pretty much defines the experience. We checked in and were assigned site 22. We followed the map to the general area and found none of the sites had visible numbers. There was a guy sitting in a lawn chair, the only other occupied site, we visited and between us figured that since he and I were the only ones here it pretty much didn’t matter which site I hooked up to. We were wrong. I settled into what turned out to be 24. Jacks down, slides out, about to open an adult grain beverage and all of a sudden a smallish elderly lady is screaming at me that I’m in the wrong site. Keep in mind here that we are two RVs in ten sites at 5 in the afternoon at a park that does not accept reservations. I mention that to illustrate that there is no way to know how many sites will be occupied for the night. After some discussion (you ever argue with an idiot?) it was agreed that I would pull in slides, pull up jacks and move to 21, so as not to crowd our new friends in 23 (22remains unoccupied). No sooner did we get set up than a big fifth wheel pulls into the site next to us (20) leaving no less than five unoccupied sites down the way.

These sites are way too close together for my taste and even without the bad experience with management they would not have gotten great reviews. The site utilities appear to be functional (water and 50 amp electric only), access roads are decent and we’re told that the caverns are nice. Given different circumstances we might have booked the cavern tour @$20/person but we choose not to enrich ownership further than we already have.

I have posted pictures of site 21/20, the larger view of the area and the rudimentary map that we were supposed to use to figure out where our site was located. Did I mention that there were no numbers on any of the sites?

Nothing can be done at this point about the closeness of the sites but numbering the sites and correcting management’s attitude with respect to customer service and empathy in general would go a long way toward making this a more pleasurable experience.

This appears to be a relatively new park. Pads are concrete, generously spaced and near perfectly level. Utilities worked well including cable TV and wi fi. Did not use their restrooms or laundry so can’t offer an opinion.

The only downside is a lack of trees for shade. It was an ok place to stay in November, July and August maybe not so much.

As the title would suggest the sites here are really close together and maneuvering through the park is difficult and somewhat confusing. The sites are concrete, utilities are well placed and worked as they should. There is cable TV but no WiFi. Our site had a great view of the Gulf out the windshield and was a bit more spacious than some of the sites. The park also gets high marks for cleanliness and helpful staff.

If you are booking this place for the 500’ fishing pier don’t. Hurricane Harvey (2017) left them about 250’ that has been repaired and is lighted. The good news is that the park is convenient to Fulton’s municipal pier that is big, lighted and well constructed. There are also convenient bait shops.

There are quite a few long term residents, all of whom were helpful when it came time to move cars for RVs to enter or leave their site.

All things considered it was a pleasant stay and we would gladly stay here again.

Given a little bit more space between sites and concrete pads rather than gravel this could easily be a five star review. Sites are level gravel, utilities functioned as expected and park was far enough off of the highway that traffic noise was not a problem. There was a bit of rail noise but the name of the park should be adequate to prepare you to accept that.

We would probably stay here again, didn’t see anything in the area to make us think booking this park was a mistake.

Stayed here two nights to do Dinosaur NM. Sites are not huge but are certainly adequate. Pads are gravel with lots of big shade trees, all hookups worked without any issues and ownership was helpful and accommodating. Plenty of room for big rigs.

Verbal is a neat little town in itself. Betty’s Cafe just down the street serves up an awesome breakfast. Also if you need DEF there is an O’Reilly’s Auto Parts next door. If you don’t know what DEF is then you don’t need any.

Reservations are made through Pitchup from the park’s website taking only a small deposit, balance paid on arrival. I highly recommend this park and would gladly stay there again.

Just tried in February to make a reservation for three nights in August and was told by the park that I would have to wait until July to make the reservation as they did not know what they might have available. I've experienced this before at other parks where their main focus was on monthly and extended stay reservations and the short termers had to wait on what was left over. It seems that several other parks in the area make clear that they are for extended stays but not this one.

Went ahead and gave them five stars so as not to damage their impeccable reputation but those wishing to make short term reservations might need to know their policy, a policy they failed to make clear in their response to my query, and thus avoid wasting their time.

I'm sure it's a lovely park, the pictures are gorgeous, but we'll park our rig elsewhere this time and maybe revisit the notion when we can stay longer.

The above accurately describes the first hour of my attempt to make a reservation. The notice that I would have to make a reservation in July came by E mail from somebody named Krista. Shortly after I wrote this review I got a call from Debbie ready to make the reservation. Apparently Krista was uninformed with respect to reservations for the pull through sites, maybe a new employee, lot of that going around in the COVID era, but whatever the case if you call to make a reservation ask for Debbie. She seemed really nice and ready to be helpful but unfortunately I had already booked elsewhere. Would certainly reconsider this park in the future, looks really good.

Decent little park for an overnight. They currently require you to be self contained as their bathrooms and showers are unavailable due to the pandemic.

Property is mostly gravel, sites are very close together and the only privacy you’ll have is what you find in your RV. We had grumpy neighbors on both sides but for an overnight it’s doesn’t matter. There’s a busy highway close by but not much traffic late at night.

Capelin National Monument is worth a visit if you have time.

Sites are spacious, clean and have a covered picnic table, fire ring and grill (although we never ever use the provided grills). Every site has a view of Canyon Lake. Hookups are 50 amp and water. There is no sewer but the park has a dump station. Verizon offers 4 bars, not much in the way of over the air TV. Restrooms are clean and well appointed.

Pick your site carefully, not all are level. On some of the sites our leveling jacks would have run out of travel

All in all a great little COE park.
