We borrowed a 20 ft TT and we had no problems, red dirt road was a bit slick but when totally dry should be fine.

We’re seniors now, so we stayed for around $7.00, but the everyday price is super reasonable. Granted it’s a dirt parking lot with numbers, but still ok.

There is a gift shop with a few munchies and stickers/shirts etc. Typical National Park type swag.

Plenty of spaces there, so unless it’s a holiday you should be fine.

Sorry we had to leave, just got set up and looked at the weather radar, we booked out of there! Nice people, site was not that great for a KOA, but we got level. Good Power etc. Nice store, and they have Pizza. Close to an outlet mall, and other shopping. Wish we could have stayed!

Maybe we just hit it at the wrong time, or had the worst possible spot? Somehow the road next to the old work shed is designated as a RV site, I can't recall the site number but it was a double letter. We wanted to stay a week here, but after seeing our site, we decided to only stay one day. The bathrooms were not good for us, and they had a problem with the water, so there were signs not to use the water, therefore no laundry etc. This looks to be a park for full timers, as you can see the sites were well decorated and the rv's did not look like they had moved for years. they did have a few spots for travelers. No real features to speak of. I don't think we'll be returning. Hope your experience will be better than ours.

Check in was easy, they use a controlled gate at entrance with keycard. They have a nice store with RV essentials, some food items (basics) retro toys for kids and the best (only) retro soda collection I've seen in a park, plus coffee and pizza.

Sites were level and it's nice to have some trees around. This actually feels more like camping, and i'm sure in the summer months it's filled with kids and activities, so if you have kids, probably a nice place to go. For a more quiet experience just do the off summer months and you will be fine.

The owners are very nice and run a good operation. Laundry was clean and all machines functioned (i think they were new), nice machines! Showers were clean.

less than 1/4 mile is a really nice grocery store, and a breakfast, and Italian restaurant.

Also close to most of the RV Manufacturers if you want to tour a few facilities

An older park, close to anything you could need just a few miles away. The park could use some TLC, just looks like they have a limited budget to keep up with tasks, quite a few long term rv's here. Staff was nice, and everything worked. Not flashy, but not trashy either, just a basic park

1st thing is the owners are nice folks! We're in a overflow spot and it's just fine for us. The new owners (younger couple) took over a while ago, and are doing a nice job. The park is easy to access from Hwy35. , just a few miles away. Nice gravel sites with good spacing. It's on a top of a small hill. good water pressure, and electric. If you have a Motorhome like us with fixed tanks, propane can be delivered to your site by a local company! The Alpacas are so cool, they get fed every day and you can join in on the feeding fun. Laundry facilities are really nice, lots of machines. Shower building is also nice. There is a small downtown which has nice shops and "Babes Chicken Dinner" a local gem. Also BBQ and other shops. 10 miles down the road you can get to all the big box stores in Denton, and plenty of RV supplies nearby too.

We were in the area to attend a family event, and because of many events in Austin this was the only place available, for that we were happy. We looked at reviews and thought OK, this should be good, and It's a KOA so we know the standards that KOA's should have. The 1st day we arrived we knew were in for it. From what I understand this is a recent conversion to a KOA, and after our stay it's clear they don't get what KOA's are about.

Granted they don't have much to work with, and the total site is very small , and right across the street is a Cement Plant so you get to hear the plant running at hours you're trying to get rest, and of course when they make cement, someone needs to get it. The Trucks are roaring down the street after they pick up the load (Can't blame the truckers).

I'm a bit surprised they were able to get a KOA Name. The RV's are packed in really tight for the back in sites, with no room to put a mat on the ground, but the pull through's are nice and long and narrow and have plenty of space for a 45 Foot Coach and a Toad. So if you're just staying one night as a stopover and don't expect to have many interactions with staff, you're going to be OK.

Upon check in we looked at few food items they carry (they really should either stop carrying food or keep it stocked and up to date) we picked up some popcorn to microwave, nope, bugs in the packaging, next one more of the same, so we said no thanks to that. and the rest of the food looked no better. They do have a limited selection of RV supplies, looks like that was left over from the previous campground as it all looked old. There is a H.E.B within a mile or so.

The one item that we did like was a Doggie Vending Machine for bags, treats, etc (though it did not work for us), I'll just say that was a glitch.

Bathrooms were clean and the showers hot.

Hot tub, was cold when we tried to go in, so cancel that one.

The Doggie run was the best feature of the park, nice grass, and a nice long area for the dogs to run.

The Staff. There was a younger woman who was very friendly, and an older woman who was also nice, the rest of the staff needs to go to Customer Service training, or just replace them all together. They are constantly watching and lurking about like the Gestapo, very creepy, not sure what their problem is but the rules are way different for travelers than for for themselves.

Example: No Laundry Hanging, not that we were going to, but we saw workers able to hang laundry when visitors could not.
They are very, very strict on putting anything outside, (like actually enjoying the site), again the rules are different for staff, vs travelers. We documented!

This is clearly not a campground that you would bring your family to enjoy, We saw staff telling visitors to stop things that would be perfectly normal in any other park, KOA, or not. At the end of the day it's a RV Parking lot with Bathrooms and Laundry. Keep your expectations in check.

We met the owner, who is really doing her best to take over this park. To keep things in perspective It's Terlingua, which is in the dusty desert and has cell service!. That already makes it suitable for our needs. There are about 20 spaces up front, and about 10 New spaces in the back area. All the power and water was recently put in, and we had no issues. it's all dust for now but the owner said she's trying to get gravel in soon. There are heaps of old machinery, cars/trucks and general yard stuff that is in your view, so not the best of scenic views from your site.There is a mobile home with 2 showers (we did not use, but they were clean). There were a few things that are happening that I'm not sure the owner is aware of . One of the snowbirds (i'm assuming) was sitting multiple times no more that 50 feet from us in his chair with his rifle waiting for hares to invade his cactus garden and bird feeders... we never heard any shots, but hey, it's not a rifle range, it's a RV Park, not very cool. There must be other ways to protect his precious cactus. I'm a 2nd amendment supporter, but this is not the place. The other thing is about 5 dogs running free, shitting all over the place...another not cool. We have dogs and are 100% responsible for picking up after ours, why is this even allowed, we had multiple shits in our space through the week. It is the closest park to The Starlight, and other shops in the Ghost town, a must visit in the area. Also a good place to site outside and view the stars, it's really dark there.

This was a nice surprise, an isolated location away from the town with nice tree's, birds and hare's running around so you feel like a campground. The sites are really nice and level, and are raked after each use, good space between sites. Like most good KOA's this has a nice store, great showers, clean bathrooms. This site has a huge meeting room with TV and a Saltwater tank to relax in. The staff that seems to be working hard all day. They smoke BBQ I think 3 days a week, and offer site food delivery everyday, with Pizza and others, pretty nice! There are tent sites, and cabins too. About a 45 Minute drive from Carlsbad Caverns National Park. We'd surely stay again!
