It has January 1st, and we were traveling on I-95 and had been delayed due to weather. We were looking for a place with hook-ups to stop for the night. This resort offered "late check-in" so we called ahead and confirmed that they had room for us. They said they had spots, a late check-in set-up, and they offered a AAA discount.

We arrived after the office was closed, completed the paperwork, and headed to our site. Since it was raining, we selected a concrete site which the website lists as $58.50 minus the AAA discount. We were surprised when we got home and saw our credit card had been billed for $66.69. (We are guessing we didn't get the AAA discount, and that Virginia has a high tax rate.)

The resort is gated - a code is needed to get to the sites. The amenities seemed nice, but we were not there long enough to use any of them, so I can't speak to their quality. While it is very close to I-95, the road noise was a lot less than we have experienced at other campgrounds near I-95.

If you are using the amenities, the price is OK, but for a "stop, sleep, and get back on the road", I would look for less expensive options or be sure to book into a "back-in site".

An okay place for an overnight stay or a place to stay while visiting the York area sights and region. It's more like an RV-parking-lot-with-full-hookups. Out in the 'country' near York, and very quiet at night.

While the Verizon signal was only one-bar, it was still a reasonable, solid connection. The free camp WiFi had a very strong signal at site 5, and decent response on a Friday evening.

Our site only had a 20A connection (glad I had a 20-to-30 adapter with me).

The sewer connections are 'angled' into the ground, but our site had a large rock to help 'prop up' the hose end so it would be snug into the ground pipe.

This campground was clean, the site was shaded and pretty level. The sites aren't exceptional wide, but the foliage planted between the sites gives a feeling of privacy.

The WiFi is AWFUL. While they say it is for email, social media, etc. and NOT for streaming, I couldn't even get to my email with their site. We have Verizon and the coverage was poor. Thankfully, we also have a Verizon 5G MiFi and an internet booster that allowed us to do the basics.

Be sure to have flip flops for the pools. The pools and hot tub were very nice but the surface around the pool is awful! It is done with small pebbles and looks nice but it is painful to the feet. I have been on other, similar looking pool decks that were comfortable, but whoever installed this one didn't do something right. We wore our flip flops right to the pool edge because even walking from the chair to the pool hurt. There is not much shade around the pool. They could use some more umbrellas.

I didn't see a rule about flags, but I really appreciated the lack of political signs at the sites.

Other campers were friendly and mostly considerate. A few dogs were barking a lot during the day, but they all were in the RVs at night so they didn't disturb our sleep.

There were lots of activities offered for kids. The pickleball activity was disappointing. They just put up two nets on the basketball court - they didn't even draw lines with chalk for the court boundaries.

The lake is 6 acres, which is fine perhaps for paddle boats but too small to really kayak.

We stopped here for the night, while traveling along I-95. The campground was easy to find from the highway. We arrived just after the office closed but the woman saw our motorhome and walked over to us. She greeted us warmly and guided us around to our campsite and pointed out the hookups.

The site is large enough and flat enough to make settling in for the night easy. There is a little road noise but it isn't bothersome. A few people were outside their campers but everyone was quiet.

Verizon only had 2 bars at our site, but the WiFi was strong.

The staff here is very pleasant and accommodating. We just needed a place to stop for the night, with full hook-ups, and this place was great for our needs at a reasonable price.

It is close to I-95, with excellent signage when you get off the highway. This was perfect for us, given that we were tired, arriving after dark, and ready to call it a night.

The site was pretty level so not having to deal with a huge leveling challenge was nice. There was a picnic table but it was too cold to use it. The WiFi was good and we had 4 bars on Verizon so we were able to check email, etc. before bed.

We didn't use any of the amenities outside the RV, so I can't speak to them. We aren't traveling with kids, but I did notice a playground area. The only drawback is that it right near the highway so there was road noise.

We would definitely stop here again if it fit our travel needs.

WARNING: Do not pay for more than one night. They strictly enforce their "no refund" policy. (The price was $85 per night, taking off our 10% KOA discount, and adding in the taxes, it came out to $86.45 per night)

We found this "campground" through KOA's website. This isn't really a campground - it is an urban RV parking lot with hook-ups, fire pits, bathrooms, and pet area. They have created nice pads for the outdoor tables and chairs on attractive pavers, and added some narrow bushes to the landscaping to try to create privacy, etc. to meet KOA's minimum criteria, but it is located in what I would call a large city block in an urban area.

The sites are very tight. There is constant road noise, including sirens, motorcycles, and loud cars all night. Our site is next to what is shown on the map as a campsite, but currently has a 5th-wheel style trailer that are the bathrooms. There is no cable hook-up and Internet access is an additional $3 per day - and the info on the Internet access says it doesn't support streaming. The antenna on our RV did pick up over 50 channels, but the info from the office did not include a list of local channels, so you have to wade through 50+ channels to see what stations you get.

If I just wanted a quick overnight while traveling, or a place to stay in my RV while I conducted business in the area, it would be fine, but for a vacation or camping experience it missed the mark. The owners have done all they can to make it attractive but location is everything and at this price point I expected better.

We have stayed at this campground in Aug 2021 (before it was bought by Sun Resorts) and again in July 2022.

We like this campground when camping with the grandkids because it offers a pool, a lake to swim in, with a beach area for building sand castles, and playgrounds.

There is little privacy between the sites and both times it was nearly full, even though we were there mid-week, so there was a lot of activity. For the size of the campground, the pool is pretty small. The pool and the lake don't open until about 11am - we would have preferred an earlier opening time since we try to avoid noon-day sun but I am sure it is hard to staff with life guards, so I understand the later opening. There are only a few tables with umbrellas so shade is at a premium. At the lake, you can put a beach umbrella in the sand so that was good.

There were a lot of activities for kids to enjoy. There is a paved bike path across the street from the entrance.

I like this campground for camping with the grandkids, but I wouldn't choose it for just my husband and myself.

I also wish they had policies about flags that can be hung. The number of political flag tainted the overall atmosphere of the resort.

This is an RV campground within a county park. The RV area is small. We were unable to book the same site for all 3 nights, but we are in a Class-C motor home and we knew we would be gone during the day anyway, so changing sites was not a problem.

The sites were almost level, and both sites had lots of trees. The sites are laid in such a way that there was enough space to back our 27 foot RV into the site.

The sites have water and electric and there is a dump-station on the premises. There was also a picnic table and a fire-pit. There are restrooms and showers but we did not use them.

Ronnie, the manager, was wonderful, as was the camp-host.

Nice little park with a pond, playground and walking path. The sites are paved, flat and clearly marked. We had two bars of 5G cell service for Verizon and TMobile. Big rig friendly.

I called to make a reservation but was told that it was "first come, first serve".

We were traveling between destinations, just needed a site for the night, and wouldn't be arriving until after 8pm so this made me nervous. I asked the person on the phone and she said guessed they'd had about 5 sites available.

When we arrived, we drove around quite a bit looking for a site. The way the one-way traffic pattern is designed you keep going in loops. Many of the sites are monthly rentals and those sites are clearly distinguished from the nightly rentals by use of the code MR and NR in the site number. We were just about to give up when we finally found an open site.

There are also some premium sites that do accept reservations, at a higher cost. I am not sure why this was not mentioned to us when we called. Perhaps they were all filled.

The site was near the edge of the campground, with a road nearby so there was constant road noise, but we left the fan on in our RV and where able to sleep.

The concrete pads are pretty level. The grounds are well maintained and the RVs at the site all appear to be in good condition, making for a pleasant atmosphere.

I wish there was a map at the check-in location to give some clue as to where the open sites were. This would have made for a more pleasant arrival.
