Over 2 years ago the place was not so good. But they have and are still making massive improvements.
I’m thinking they are working towards going from a basic koa to a koa resort. Not quite at the resort stage yet but they are still doing improvements. They are definitely up to the what I would classify at the koa holiday stage.

Lots of activities (when Covid allows) and a very nice rv park.

If you saw it over 10+ years ago. You need to visit it again. Massive changes.

Last time I saw it was 10+ years ago. Back then it was a koa but really didn’t deserve the name. But now, WOW. massive improvements.

Only reason they didn’t get 5 stars is….
Automated phone system not working, hard to get in contact with anyone.
Map given is old and outdated. Improvements are being accomplished faster than they can update the map I guess.

Cell coverage is spotty to none at best.
Prices are 40 for the cheep sites and varies up to 120 for the best sites.

Cell service here is bad. At&T is ok but any others, just flat out no signal or at best 1 bar if you hold your left punky up and wiggle it while trying to make a call.

And without decent cell coverage, the WiFi is a must and they just don’t have a good WiFi. Overloaded and terrible signal. The pits.

Otherwise, not a bad place.

Overpriced for what you get.

We visited very early spring. Trees were still without leaves and spring rains going through.

Access Road from the interstate (they have no control over) needs some work. County has let it go to pot holes. But if you go slow and take your time, it isn’t to bad.

The rv park it self, the roads are dirt. Not gravel. And thus when it rains it gets a bit muddy. This gives the park a bit of a rustic run down feel. A bit of a feel of a national forest type campground not a koa feel.

The catch an release finishing pond, the water is black/brown. Not sure I would want to fish in there. Kind of looks like a cesspool. Not good. The lake looks much better. Normal muddy water.

Apparently the koa is situated on sort of a working farm like zoo. This is well advertised on the koa site. There is at least one donkey and several geese and chickens and possibly other assorted farm animals I may have not seen Or heard yet. You will be treated to the sounds of those three I mentioned in the morning. Really isn’t a problem. Kind of nice to hear in the morning. They only get really loud at feeding time.

The maintenance guy runs around on a gas powered Side by side frequently. Probably tending to the zoo and other duties.

Interstate is close but not that noisy. Traffic is light out here so the noise level is down.

Excellent rv park or I should say resort at rv park daily rate.
I mean this place is the best. Smiling faces everywhere. Friendly staff. Friendly campers. Activities almost daily. Paved roads, concrete pads, clean. Well maintained. They definitely put the money back into the rv park.
They are expanding and adding more rv lots along the side closest to the interstate but it is not that bothersome right now. They are building a storage building between that area and the interstate so it blocks some of the interstate noise which helps some as well. Again, minor issue there.

Still. Well worth a stop here. Also if you do choose this rv park, I mean resort, add a few extra days to enjoy the park amenities and what the town has to offer. Well worth it.

If your planing on staying long term, you need to make your reservation well in advance. They are pretty full.

Try lake Malone state park. They are open.

sights are way off level though paved.
Dump stations are a nightmare to maneuver a big rig into.
Roads are really bad. Many pot holes. Roads are narrow and hard to maneuver into and out of the sites.
Low hanging branches.

Do yourself a favor. Go to one of the Corp of engineers campgrounds. They are better.
