Firstly I would like to state that there are no signs to get here and Google maps could take you close by, but not to the site. You will turn onto the road (theres a big red sign for Washington Ranch Event Destination) THEN TAKE A RIGHT ON TH GRAVEL ROAD shortly after turning onto the road. Even though you can not see the campground from the road, I promise you it's at the end of the gravel road.

We went straight and ended up at the closed wedding event center and had to turn around and hope the campground was at the end of the gravel road.

All the designated spots were full, but we were able to pull up along the fences and nobody minded. Other campers did the same. They have put toilets, and garbage cans/covered picnic tables for the designated spots. The sunsets are beautiful, but the wind can get intense. We were awoken at 430am by 30mph winds that dis not stop till we left at noon.

The caverns are amazing! If you're able, walk down (don't take the elevator). Other then that, we weren't overly amused by our surroundings.

Unfortunately the weather was crummy, so we did not make use of the pool...which was the main reason we stayed her, but it's a nice facility. Wifi available (although I had issues logging on from my tablet, not sure if this was because we already had 2 devices plugged in or what). Site 81 is spacious enough and a pull thru site close enough to the showers/garbage/laundry/club house. Check in has a small store.

We were excited to do laundry and shower after a week boondocking.

We were fortunate enough to get a last minute spot here, but we did have to move sites. They are full, so I recommend you call ahead.

They give you a map of the place, along with local restaurants. The hosts are very nice. The pool was closed, which was a bummer, but laundry was open (takes quarters, no change machine).

They offer free wifi and have ATT/Verizon coverage. My husband was able to work remotely from his secure VPN just fine.

The sites are super affordable and the "park" is clean and well kept...and pretty empty. It is just a parking lot with grass spots in between with a grill and picnic table though. Zero shade, so beware when coming during the summer if you have AC issues. Ours has had a hard time keeping up in the 90 degrees. The restrooms are closed "due to Covid" and I haven't tried the laundry room yet. All the sites seem to be pull thru, so that's nice. I am not able to access their wifi from the park, only inside the casino.

There is only 1 bar without food in the casino. They have 1 restaurant with fastfood and deli style foods and then a steakhouse, but that was closed the 1 day we tried to eat there. It is way less smoky smelling inside then the Hollywood across the street.

The pool is outdoor, but stays pretty shaded. You have to get a key for the door from the front desk and make sure to tell them how long you're staying or they'll only activate it for the day. You should bring your own food, drinks and towels to the pool. There are no services out there.

Be aware when booking that even if you give more then 15 days to cancel they charge you 1 day cancellation fee (THATS $90 JUST FOR THE PRIVILEGE OF BOOKING WITH THEM). We had to change our travel plans and cancelled more then 15 days in advance and was charged $90. So, before booking I highly recommend looking elsewhere in case theres an emergency and you have to cancel.

We stayed here for the whole month of May and I tried to take notes as our stay progressed to help others that want to stay. Please keep in mind that we left the weekend of Memorial and they were busting their butts to get everything back together for the busy weekend. So a lot of things that we dis not have (yet paid for) in May, they now offer or said they would be offering soon. There are no fences specified dog areas, so if you're not a dog person or want to go for a walk...watch where you step (we didn't have an issue, but this was an observation). We did not have laundry (until memorial weekend), and even though we booked months in advance, we were not told about this until it was 2 weeks ahead and time to pay our deposit. We were already on the road and did not want to have to change our plans. So we dealt with going to Port St Joe (the nearest place to do laundry and its expensive). No hot tub, which is kind of a bummer. No wifi (which we should have had for the price and since it's a "resort). We ended up using up the data on 3 different devices in 2 weeks. TV would only work some of the time. Dumpsters are in the front if the park only, not dispersed . The pool was gross and unkempt until right before memorial weekend, so not sure if they'll keep it up again after that or not. They finally added a few umbrellas and nicer lounge chairs too. However there are only 4 tables, which does not seat very many guests. The concrete around the pool got SUPER dusty and gross the Friday before Memorial weekend, you couldn't even sit on the edge of the pool without sitting in dirt. I finally hosed an area off to sit since there were no tables available.
One of the employees or their adult kids (whom I'm not sold lives in the park has their whole family with like 6 kids splashing and playing in the pool for hours).The pool seems decent size until you have 13 kids in it and there's no room for adults. They do not have a kids pool.

They only set up laundry, bar and food services in time for memorial weekend so regular guests and long time residents didn't have these services for 5-6 months. Seems kind of crappy. We left the Saturday of Memorial weekend and they hadn't gotten the permit to sell booze for the bar, not sure if that's been done as of now.

The roads and parking for the spots is kind of consfusing because they arent really marked. It's set up wonky and so it's so confusing that the employees even get it wrong. We pulled in what seemed like would be the correct way and were told to turn around. Then when guests arrived a month later, they did the same thing and said that that's how the employees told them to park. Which was incorrect and left 1 site without hookups this way.

The good: cell service is great with a cell tower the next property over. The regular residents and employees are very nice. Now that they finally put in new washers and dryers, that should be nice for those that get to use them. Having the bar and restaurant back up will be great (but will also make everything super crowded, so I hope they figure out the site pull thru and pool situation). Its only about 1/2 mile from the beach. The employees busted their butts for a few weeks trying to make the place nice and get the bar/restaurant up and running for Memorial weekend. This should have been started way in advance, but it is what it is. We just feel jipped and I'm sure the full time residents do as well.

We all pay the same money and want the same benefits. I don't mind kids and they deserve to have fun too. But it would be nice to enjoy the pool without crazy chaos... not sure what the owners could do about this short of putting in a kids pool.

For $1420 a month and them being a "resort" there should be a better pool situation, hot tub, laundry and wifi. But that's just my opinion.

This is seems to be a popular stop for stop over camping. We are staying 2 nights due to my husband needing to work. They do have free wifi, but the signal strength is not great. As far as cell service, that's pretty spotty too, so I wouldn't recommend for someone that has to work remotely.

The sites are clean. Pull thru. Shade from trees. I believe they have showers and laundry, but I haven't used them. There are free snacks and drinks in the office. Staff was nice. Small town with almost nothing here. There is a gas station and liquor store. Seems like everything else is closed down.

I reserved this place months in advance and given the book of rules (which included, working vehicle, can't stay longer then 6 months, and a long list of others) we thought this would be a great spot.

We were originally given site 40 (which is outside of the "gated" campground area and the only place I'd want to stay). Then right before we arrived our site was switched to #33. We pulled up on a Saturday and the office was closed. The signs are not super clear on how to get to the rv park, so we parked and walked down first to make sure we weren't gonna get in a bad situation. We walked to site 40 and sure enough, it was taken. We walked into the gated area to site 33 and it would have been nearly impossible for us to squeeze into. Plus it was in between 2 clearly full time residents with 3 screaming kids running through our site. I did not feel like I would be comfortable leaving our trailer there during the day while we went to explore.

We talked to a guy that was staying outside of the gates area (I think its #35-40? The only place I would be willing to stay) and he said he had the same issue. He said that he chose his new spot and called to tell them that he moved. We tried to call, but they are closed on the weekend and we didn't want to take someone else spot and have to move in the middle of the night.

We called all over and found a place that had openings at the last minute. Left a voicemail and an email letting them know that we would not be staying and why. Spend the extra dough and go elsewhere. This place is not what it used to be according to locals and is clearly not being monitored.

We stayed here as a stop over. Pretty cute little spot. There is a small store in office. They have miniature golf, dog park area, laundry, playground and pull thru sites.

There is free wifi that gives me 5 bars, but for some reason my stuff still wont load when I'm connected. Good Verizon service, poor ATT service.

But the train blows its whistle all night long. Woke me from a dead sleep at midnight and again 2 other times. If you're a light sleeper, I wouldn't recommend staying here.
