This new resort as become our “go to” for camping from Phoenix. The resort is new so the trees and vegetation still need time to grow. The park has immaculate rest rooms and laundry facilities. The clubhouse is also excellent with a pool and 2 hot tubs. It is a little close to the highway.

We chose this park for its location and that it accepts Passport America for 6 nights, which is reflected in our rate. Easy check-in and access to our site, which was on the main road so a little busy at times. Friendly staff.

This is a brand new park (opened Aug ‘19) with over 400 sites most with gravel. Decent space between sites and clean bathrooms/showers and laundry that was very economical ($1.50 wash/$1.25 dry). They have a roomy clubhouse with games, pool table, space to work if needed. Large pool, 2 hot tubs, and several playgrounds for kids. They also have cabins for rent. Great location to Cottonwood, Sedona, and Montezuma Castle NP. Easy access off I17. Lower sites sit right next to highway so are a bit noisy.

Clean site. Pools and hot tub good had two hot tubs. Landry was good coin machines. Has lots of people not really tight. New facility. Staff slow but ok.

NOTE: We stayed here during the 2020 COVID-19 pandemic shutdowns, which started while we were there for a month.

Our rate is based on a month long stay - there's a big price break on the local taxes for month long stays vs shorter stays. We paid $720/month for a site in the lower section because we wanted more space. The smaller back-in slots were about $600-620 a month and the largest ones in the lower area that backed up to the Verde River were $1020 a month. No campfires allowed, but they rent portable raised wood firepits cheaply, though they were limited in number. They allow you to use your own as well, or use propane fires.

Power was good and strong, though it wasn't time for AC usage so YMMV. 50/30/20 at each pole along with sewer, water, and cable. Sites are gravel throughout with little vegetation in the interior between most sites though overall it is well landscaped. No shading issues, though some covered (with large raised solar arrays made up of well over 1000 panels) sites are available if wanted. There are maybe 20 tiny houses that are rented as cabins so nice if you have non-RVing family members that want to come stay near you. Sedona is about 40 minutes drive and there's lots to do outdoors, parks, historic sites, and Indian ruins in the more local area as well.

The facility is new and generally pretty nice. The noise of the interstate is a constant in the lower section of the park, though since it's interstate traffic (with occasional jake brakes) it's not as bad as city traffic. The traffic noise is pretty consistent throughout the day which makes it easier to ignore. The skies are dark, which is great for stargazing. The area has been graded and planted with wildflowers so the spring is lovely here, though watch for bees if that's a problem for you.

They have doggie "litter boxes" all around the park with astroturf pads complete with a stocked pick up station. Most owners leash their dogs and pick up appropriately, though the park obviously has little control over that.

Before most everything but the laundries shut down due to social distancing, there were nice amenities. There's a nice clubhouse with areas for hanging out, watching any one of several tvs, playing games (big selection), plus shuffle board and a billiard table and a moderate gym with three treadmills, two bikes, two elliptical machines, exercise balls, and dumbbells. The pool is heated and was usable in the daytime during mid-March with temps ranging from high 30s-40s overnight and in the 60s-70 during the daytime. The two jacuzzis were nice and warm, great for an evening soak. There's a bocce court, a horseshoe pit, two pickleball courts, and one very small playground. There's also a hiking trail down by the river (on the campground's map, but not labeled on the grounds), though it was a bit muddy and the river was swollen and overrunning parts due to the spring rains.
NOTE: The clubhouse was closed (save the gym) for a rally event for a couple of days which was really disappointing, and then completely closed once social distancing started. We really missed having it, but understood it would be too hard to keep up in that situation.

There are two shower/laundry buildings, one open 24/7 by code, the other about 8am-10pm (forget the actual hours). The laundries are the nicest I've ever seen in a RV resort and reasonable in cost - $1.75-$2.50 a wash depending on machine size, and the eastern laundromat has big multi-load machines perfect for king comforters plus a utility sink for cleaning up. You can pay with quarters (available only in office at the top of the hill) or an app that offers extra discounts. There are four shower/bathroom combos in each laundry building.

Staff were nice and helpful, especially with everything happening in the pandemic.

The lower sites have more room, the upper ones were too close together for our taste, but typical for a large park. The WiFi, with the park at at least 50%, was usable for streaming video both in our rig and while we went out for daily walks. Walking on any road in the park I had a consistent signal, even in the areas that were full. It is the best WiFi in a park I've ever seen - 6 Mbps down/ 3 Mbps up consistently in the daytimes and evenings, higher overnight if you need to download files. Of course it's a modern park, just built, but they didn't skimp on speed or access points. Note to be fair to others, and our own data plans, we typically max our streams at 360p and only do higher res on things we downloaded overnight, though this park could have handled faster.

For regular plans, we carry AT&T, Sprint, and Verizon. All had usable data here, though without external antennas we at times struggled to stream on our own plans on all networks. All were usable, at least 1-3Mbps down/1-2 Mbps up, most of the time, though we saw a lot of variation. After stay a home orders came in, the speeds of OTA networks, though not the park's, got a good bit more boggy before suddenly recovering a week or so later (we found out the local towers got emergency bandwidth increases).

Large sites! Coming from 3 miles down the road where we were packed in like sardines, it was fantastic to drive in and see overly sized sites for convenience-not about squeezing every last inch of space into human canning. Covid19 had all the amenities closed. The laundry has an App that you can use to purchase loads instead of trying to find quarters which was very cool! They do have 3 very nice pickleball courts that we played. Bocci Ball & Horse Shoes in the shade. Our site was 356 across from the river. There are fish :) Plenty of room for our 38ft Fifth Wheel, Dually and Smart car.

The highway is nearby so there is noise, but it didn't bother us personally. Wide paved roads that are good for walking or jogging around the whole park. We camped in April so the Cottonwood trees were releasing their white fluffy cotton. Pretty to watch, but watch your open drinks! Evenings had more wind so we kept our awnings in during that time. Only draw back is the 1" gravel for the sites, but that wasn't much of a draw back.

There were quite a few stations available on their cable. Cell phone reception was never an issue. Wi-fi was never an issue either. 20 minutes to Sedona's hiking trails. Overall, yes if we come this way again, we will definitely stay here!

The park overall is clean, laundry is also clean (pay with your phone or with quarters) and they have pickleball. All park roads are blacktop which makes for nice walking. Sites are layered with 1" rock so there will be some blocking needed to be level. Parking in each site for 2 vehicles and your rig. All other amenities during our stay were closed due to COVID. That included the showers, park store, club house, playgrounds and water park. There is access to the river here but it's not developed, pretty rugged to get down there. This park also doesn't restrict the types of dogs they allow. If you're reading this, you can form your own opinions. For a park that was roughly 30% occupied during our stay, I've counted 6 different dogs that could be classified as a dangerous breed. The last two weeks of our stay our two little dogs started picking up hitchhikers when we used the doggie "stations" (turf areas). Those areas really should be hosed down regularly. The skid marks from attempts to pick up poo were getting out of hand. Between that and the fleas we stayed off those areas the remainder of our stay.

Depending on what site you choose you may be near a roundabout (shady sites on the hill) which will give you early morning truck noise or down by the pond you'll have highway noise from I-17 (trucks noisy going over the river bridge). Cell signal varies greatly in the park, up on the high side of each row is better than the lower areas by the club house and pond. Even with a booster the speeds were slow. WIFI was slow at 30% park capacity, but it's free.

We stayed here for 30 days during Arizona’s “stay-at-home”order in April 2020. The office went contactless and did everything via email. The resort opened in August 2019 and was very well maintained. All the roads are paved and sites have rock. Even though most of the amenities were shut down from Covid-19, we still enjoyed a good monthly rate (which included electric). We had a flat and level pull-thru site (#85) which was at the end of the row near the dog area. There was a primitive 1/2 mile trail near the Verde River which was great to get a change of scenery. The laundry facilities were open and were immaculate! Free WiFi was available, AT&T was 3 bars LTE and there were lots of over-the-air TV stations and our hotspot with a MiFi antenna gave us good speed for streaming. Camp Verde is near Cottonwood (which has everything) and Sedona (which had awesome hiking trails) and a littler further away was Prescott. We will definitely be back to stay here again when we are in the area again! We were in a great spot, but if you were in the lower section or the upper section, you would have traffic noise to content with.

Verde Ranch is one of the better RV parks we have visited. Sites are fairly level. Wifi is great. Electricty and water were adequate. Amenities are very nice including an exercise room modern pool, laundry, pickleball courts and river access. Sites are large for a commercial park. We chose the pull through site and paid the higher rate because we were leaving early in the morning and did not want to hook up in the dark.

Very convenient, clean, big wide roads and camping sites. Full hookup available. Many amenities that we didn't take advantage of since we are just staying the night. There is some highway noise, but not enough to bother us.

I can’t complain so far. They have decent WIFI, which is a major plus for us. The T-Mobile signal is ok (2-3 bars) but the speed is agonizingly slow (around 1Mbps or less) but the parks WIFI for us was around 6Mbps. The park is very clean, the staff is friendly and helpful even with the COVID. The “store” is really expensive but that is pretty much the norm. And let’s face it, for $20/night (Passport America) this place can’t be beat. We would definitely stay again.
