My wife and I are staying here for an extended amount of time, as I just exited the military and took a job in the area. The campground has a large number of spaces that are filled with small, compacted gravel bordered by concrete curbing, with medium sized gravel in between spots. Small, younger trees throughout the grounds make up most of the greenery, as the only grassy areas are in the corners, and a small strip through the center of the property. (Probably my only complaint is the lack of grass, the property is mostly gravel or pavement). There is a smaller bathhouse located close to the gated entrance, but we have not needed it. There are 6 or 8 washing machines ($2 per wash), 6-8 dryers ($1.50 per 30m) behind a door accessible by code. The spaces have a freeze resistant water hookup that has worked well with our heated hose in negative temps, and the pedestal is a nice, lit unit with 50/30/20 amp circuits. My Hughes Autoformer surge protector indicated that my pedestal was wired correctly.
The management no longer offers a monthly rate, and charges bi-weekly if staying monthly. If you plan ahead, use cash as they also have started implementing a 3.5% fee for using a card. They do meter the electricity by the week, but the rent includes a certain amount of electricity, meaning you are only charged for the overage. For me specifically, I use a 50amp heat strip in lieu of propane mostly, a 60w light bulb in my plumbing area, a heated water hose, and a thermostat controlled heat strip for the hot/cold supply lines that reach to our rear kitchen. We've been in low teen temperatures at night mostly, with some nights that dipped into the negatives during a rough winter storm, and only had a $40 overage for electricity. (Our on-demand water heater is propane only)
The campsites are pretty well leveled, as we only needed one 3/8 inch pad to level our 5th wheel, and the compacted gravel drains rainwater well. The spots are wide enough to accommodate our 5th wheel with slides extended with our F-250 side by side, and long enough to fit our car in front of the RV. We're looking forward to warmer weather so we can more comfortably enjoy our outdoor living space!
There is a major 4 lane divided roadway that borders the back of the property that does give some limited traffic noise, but it is not really an issue. We are, however, located midway between the property line in the back that borders the roadway and the front. The spots near the roadway might get a bit more than we do. The property is gated at the entrance, accessed by a code the front office changes periodically that is disseminated by text and email, which is something that I appreciate greatly and guarantees a minimal amount of foot traffic limited only to guests.
There are areas in each corner with covered tables and grills, and 5 or 6 dog waste stations distributed around the property. Next to the front office, there is a nice, larger outdoor area with a couple of fireplaces, some grills, and a handful of picnic tables.
There are two dog fenced dog runs with artificial turf, but they are relatively small, something around the ballpark of 10' or 12' wide and 24' long, with the two running consecutively end to end. In all, there is not a lot of space for letting your dogs off-leash here, and that's my only other gripe...

The location is GREAT for us. You're located only a few minutes away from everything (Walmart, Lowes, Target, Ace Hardware with bulk propane) you need, plenty of restaurants nearby, about 15 minutes from the mountains, a VERY short drive to Peterson SFB, and about 25 minutes to Schriever SFB.

I've read some reviews that complained of less than friendly management staff, but I have not experienced that at all. The staff are helpful and friendly, and I haven't had any issues at all. I would imagine that as long as you're within the set policy and polite, that they will remain the same. Also, bear in mind that the grounds are owned by a chain, and they set the policy, not the staff who operate the grounds.
The front office will allow delivery of packages, but they charge per package up to $5, depending on the size of the box. They allow on-site vendors such as RV repairmen, but charge a fee per visit to let them in the gate.

There is wifi, but I cannot comment, as we utilize Starlink. Reception here for satellite services are great. Verizon reception is decent.

Overall Pro's:
Clean, wide lanes, friendly staff, great location, quiet guests, safely gated and fenced property, on-site laundry, multiple covered patios with outdoor grills, well sized lots, two fenced dog runs, GREAT view of Pike's Peak and surrounding mountains.

Overall Con's:
Not a lot of space between lots, not much grass, dog runs are not very large, laundry machine are on the small side for the cost, added fee for card use, bi-weekly rent but weekly electric dues are inconvenient, seems to have a lot of small fees for things.

We arrived around 5pm after making a same day reservation that morning. The park must have been constructed recently though, and the layout is great. The spots were PLENTY large, relatively level, and all were angled for ease of maneuvering. The front office, laundry, bathroom and showers were all very nice, clean, and spacious. There were two fenced in dog runs that were moderately sized. The park is situated on a hill, and the spots are pretty well leveled but sloped enough to drain properly. Overall, it was a great experience for us as a quick spot located conveniently close to the interstate.
Would definitely recommend!!

My wife and I stayed here on our way west as an overnight stop. Checking in late was easy, they leave an envelope at the office with a well marked map, facilities instructions, check-out instructions, etc. We got in after a long day of driving, and just wanted to shower, eat, and sleep. We didn't unhook our 5th wheel as we were looking for a quick exit in the morning, so we just put down our landing gear in the front enough to take some weight off the truck for some stability, as well as the stabilizer in the rear. Two lynx blocks got us close enough to level to satisfy us for just the night. The bathrooms were tiled in the shower and toilet areas, with two sinks, two toilets (if I recall correctly) and two showers with a vestibule area for drying and changing. The bathrooms were clean and well maintained, and comfortably warm despite it being quite a cold evening.
The entrance is a fairly sharp right hand turn if you're coming in from the interstate, and the campground itself is on a fairly steep hill. Admittedly, I did not follow the direction signs when I left so that I wasn't going all the way downhill to come right back up, as it had rained the night before.

Overall, it was a very clean park, with a very friendly lady who checked us out in the morning. The campground is conveniently located on the edge of town and is close to food, hardware stores, pet stores, and a Walmart. The park is wooded and might have made satellite reception difficult, but we didn't have any issues navigating the trees with the truck/5th wheel. Each site had a picnic table and two chairs, and the panel box was conveniently located in the middle of the length of the RV, making it easier for me to plug the block heater in for the morning. There were laundry facilities available, but we did not use them.

We were only passing through, but it seemed like somewhere we wouldn't have minded staying awhile! Highly recommended!

We needed a quick place to stay, and this fit the bill. The pull-through spot we had was just long enough to fit our 36ft 5th wheel considering we left the truck/RV hooked up for a quick exit in the morning, only using electricity vs water/sewer. The laundry and shower/bathroom were a bit dated, but clean and large nonetheless. It was a pleasant stay for a quick stop off the interstate!

We arrived at 3:30 to stay overnight on day 5 of our 6 day trip from Tampa to Colorado Springs. This was just a stop on the way overnight for us, not even long enough to bother with water/sewer, just electric. The place is spacious and well kept, with well manicured grass and well layed out spots that are LARGE. We have a 36 ft 5th wheel and a crew cab Ford, and both still fit once unhooked. Utilities are placed conveniently in the middle of the spot, making it easy for my block heater to reach with a 50ft cord. Bathroom and laundry facilities were available, and were both were nice and clean. The front office contained a few well thought out items for folks needing quick replacments of essential RV items like electrical service components, water pumps and hoses, sewer hoses, etc.
They offer propane sales and tanks, also. Some of the folks here had large 200 pound propane tanks, so I'm assuming they must have some lo get term guests, but they were all tidy and well kept.

Overall, we could have kept going for another hour to the next town, but this was a very pleasant spot to stay for a night, and I'm glad we did.
