Peak RV Resort is a new (2021) rv park in southeast Colorado Springs, CO near the airport.
Do not confuse this park with Pikes Peak rv park.

The interior rv park roads are very wide and it is easy to drive through the park.
The sites are crushed gravel and flat.
There is enough room to park your tow vehicle next to your rv if you park the rv close to the edge of the site.

There is some car noise from the nearby roads.

I was stuck, staying in Colorado Springs and couldn’t find a reservation at another park. Made the reservation and life happened. We had to change plans due to medical reasons. They DO NOT REFUND for any circumstance. Never again at this place or any other who requires full payment up front, to Walmart we will go.

My wife and I are staying here for an extended amount of time, as I just exited the military and took a job in the area. The campground has a large number of spaces that are filled with small, compacted gravel bordered by concrete curbing, with medium sized gravel in between spots. Small, younger trees throughout the grounds make up most of the greenery, as the only grassy areas are in the corners, and a small strip through the center of the property. (Probably my only complaint is the lack of grass, the property is mostly gravel or pavement). There is a smaller bathhouse located close to the gated entrance, but we have not needed it. There are 6 or 8 washing machines ($2 per wash), 6-8 dryers ($1.50 per 30m) behind a door accessible by code. The spaces have a freeze resistant water hookup that has worked well with our heated hose in negative temps, and the pedestal is a nice, lit unit with 50/30/20 amp circuits. My Hughes Autoformer surge protector indicated that my pedestal was wired correctly.
The management no longer offers a monthly rate, and charges bi-weekly if staying monthly. If you plan ahead, use cash as they also have started implementing a 3.5% fee for using a card. They do meter the electricity by the week, but the rent includes a certain amount of electricity, meaning you are only charged for the overage. For me specifically, I use a 50amp heat strip in lieu of propane mostly, a 60w light bulb in my plumbing area, a heated water hose, and a thermostat controlled heat strip for the hot/cold supply lines that reach to our rear kitchen. We've been in low teen temperatures at night mostly, with some nights that dipped into the negatives during a rough winter storm, and only had a $40 overage for electricity. (Our on-demand water heater is propane only)
The campsites are pretty well leveled, as we only needed one 3/8 inch pad to level our 5th wheel, and the compacted gravel drains rainwater well. The spots are wide enough to accommodate our 5th wheel with slides extended with our F-250 side by side, and long enough to fit our car in front of the RV. We're looking forward to warmer weather so we can more comfortably enjoy our outdoor living space!
There is a major 4 lane divided roadway that borders the back of the property that does give some limited traffic noise, but it is not really an issue. We are, however, located midway between the property line in the back that borders the roadway and the front. The spots near the roadway might get a bit more than we do. The property is gated at the entrance, accessed by a code the front office changes periodically that is disseminated by text and email, which is something that I appreciate greatly and guarantees a minimal amount of foot traffic limited only to guests.
There are areas in each corner with covered tables and grills, and 5 or 6 dog waste stations distributed around the property. Next to the front office, there is a nice, larger outdoor area with a couple of fireplaces, some grills, and a handful of picnic tables.
There are two dog fenced dog runs with artificial turf, but they are relatively small, something around the ballpark of 10' or 12' wide and 24' long, with the two running consecutively end to end. In all, there is not a lot of space for letting your dogs off-leash here, and that's my only other gripe...

The location is GREAT for us. You're located only a few minutes away from everything (Walmart, Lowes, Target, Ace Hardware with bulk propane) you need, plenty of restaurants nearby, about 15 minutes from the mountains, a VERY short drive to Peterson SFB, and about 25 minutes to Schriever SFB.

I've read some reviews that complained of less than friendly management staff, but I have not experienced that at all. The staff are helpful and friendly, and I haven't had any issues at all. I would imagine that as long as you're within the set policy and polite, that they will remain the same. Also, bear in mind that the grounds are owned by a chain, and they set the policy, not the staff who operate the grounds.
The front office will allow delivery of packages, but they charge per package up to $5, depending on the size of the box. They allow on-site vendors such as RV repairmen, but charge a fee per visit to let them in the gate.

There is wifi, but I cannot comment, as we utilize Starlink. Reception here for satellite services are great. Verizon reception is decent.

Overall Pro's:
Clean, wide lanes, friendly staff, great location, quiet guests, safely gated and fenced property, on-site laundry, multiple covered patios with outdoor grills, well sized lots, two fenced dog runs, GREAT view of Pike's Peak and surrounding mountains.

Overall Con's:
Not a lot of space between lots, not much grass, dog runs are not very large, laundry machine are on the small side for the cost, added fee for card use, bi-weekly rent but weekly electric dues are inconvenient, seems to have a lot of small fees for things.

Stayed here for 2 nights one the way through Colorado. The site was newer and probably half full. All amenities were good, site was clean and well kept

Peak RV Park presents itself as a bastion of luxury and tranquility for weary travelers, but don't be fooled by the facade. Beneath its glossy exterior lies a grim reality of cramped quarters, false promises, and a blatant disregard for the needs of its patrons.

Upon arrival, the first shock is the appalling lack of space between RV spots. Far from “luxurious“ as touted on their website. Guests find themselves packed in like sardines, with barely enough room to extend an awning, let alone enjoy any semblance of privacy. The notion of relaxation evaporates amidst the suffocating proximity to nosey neighbors.

I really found myself sorely disappointed with the absence of grass, trees, or bushes; which renders the landscape a barren wasteland, devoid of the natural beauty that surrounds Colorado Springs. Where one might expect verdant foliage and shady groves, there lies only a desolate expanse of asphalt and concrete.

But the deception does not end there. Peak RV Park shamelessly proclaims its love for veterans, yet fails to extend not even the most modest token of appreciation in the form of discounts or special considerations. Such lip service is a slap in the face to those who have served their country, a hollow gesture designed to mask the park's blatant disregard for its purported values.

And what of the children, the innocent souls whose laughter should echo through the corridors of any respectable RV park? Here, they are met with nothing but disappointment, for Peak RV Park offers no playground, no sanctuary where young imaginations can roam free. The absence of such basic amenities speaks volumes about the park's indifference to the needs of families and the well-being of their youngest members.

To add insult to injury, Peak RV Park feels less like a haven and more like Stalingrad, with watchful eyes and an oppressive atmosphere that suffocates any semblance of joy or relaxation. Its cramped quarters, barren landscape, and hollow proclamations of support for veterans serve as a cautionary tale for any traveler tempted by its siren song. Save yourself the disappointment and seek refuge elsewhere, where promises are kept and hospitality is more than just a marketing ploy.

Found the manager and staff easy to work with. We had 6 RVers we were traveling with. Only downside is no refunds. As plans change, this seems harsh. You get a voucher good for up to a year. Since the new KOA is only 15 minutes away, I’d check with them first.

A couple of things about this RV park that you need to know before staying here.
1. The $50 vendor fee. Our water heater and furnace went out on the same night. We were desperately seeking a technician to come out and fix it. In the fine print of the contract it states that you will pay a $50 vendor fee each time a vendor comes on the premises. We didn’t realize that when we finally found one who would come out as others declined to due having to pay the vendor fee. Peak RV ‘ s policy is to profit from your misfortune. Not only did I have to pay the technician a large amount of money to fix my travel trailer, but also had to pay Peak RV $50 for them to come onsite.
2. If you are coming to Colorado and planning on spending a quiet evening, this is not the place to stay. Powers Boulevard is one of the busiest streets in Colorado Springs. While staying here we heard auto and motorcycle racing all through the night up and down Powers. It was very, very loud. Also, one night we heard several gunshots. This is not the best place in town to stay. I would recommend staying in Woodland Park, Monument or some other surrounding small town so at least you can experience the true essence of Colorado.
If you decide to stay here, I hope your experience will be better than ours was. Just keep the earplugs available at night and pray you don’t have to bring a vendor on site to repair your RV.
