Amazing views every direction you look. This area is clean, organized, vault toilet on site, garbages, fire pits, covered picnic tables on concrete slabs and all gravel ground. We had some trouble with stickers on the kids and the dogs, but it’s the desert, not much you can do but pull them out.
Just stunning sunrises and sunsets every day. Every. Day.
20mins to Guadalupe Mountain NP and 15mins to Carlsbad Caverns NP. What’s more, you can actually see the camper from carlsbad up on the mountain.
There is no water, no power, no dumping but they have provided a clean vault toilet, clean camping grounds, gated to keep most wildlife out, long smooth gravel road to arrive, what looks like brand new fire pits with grill tops and topped off with covered picnic tables on concrete slabs. This isn’t exactly roughing it completely, but as our first Boondocking experience, we loved it and truly appreciate the effort put into to this location.
5G full bars AT&T service at this location.
We are a 37’ travel trailer and had no issues using this area or getting to it. I would say this is big rig friendly.
We also have two dogs with us and three kids and all I felt were safe here.
Amazing location! So glad we decided to try going a but further down the road than the parking lot style location closer to GMNP.

There are many layers to this camping area. Just when you think you’ve reached the bottom, there are more! We stayed at the level of the main centre and had amazing views overlooking the rock, water and other campers. It stayed quiet up here, little to no atvs riding thru. It just rained a few days before, the sand was heavily washed out leaving a very compact gravel ground to park on. Angled just right for perfect full sun solar exposure and total shade for our porch.
It’s fall now and cooler which makes for perfect camping! There are vault toilets, dump station, potable water and regular bathrooms in the main centre.
Very happy with this campground. Sure, it’s not truly free like BLM spots yet was totally worth it.

This school has an attached campground called the Texan RV Park.
This campground is clean and pretty simple as it offers a location for students attending the school to park their RV or rent a cabin/tiny home. Park offers a clubhouse & patio, showers & bathrooms, laundry and mail service. Laundry can add up quick! However it does take quarters. The park office is simple and has a few items that will save you a trip to the store. The best part, you can have all your mailed directly sent here! They will send out a text when you have mail/packages at the office for pick up.
There are a few ponds with space to take a stroll around them. There is a dog park with two gated areas for different sizes of dogs (we've never seen poop left behind!) There are also poop & bag stations all over the park.
The spots are all mostly level side to side (minimal change needed) but most require a fair amount front to back.
All spots are either shaded or full sun, which in the summer months means you don't use your patio for dinner as it's full sun. There are some premium spots backing onto a large grass area with lots of trees, just be forewarned the grass is watered with refreshed septic water.
Overall, its a nice park and a great way to be close to the school and connect with classmates after school. However, if you have kids - there is no play ground, climber, designated park, nothing. You're kids will need to be creative in staying busy with their new friends.
We would have preferred a different park for things to do with the kids while their other parent is at school, but the convenience for classmate time took precedent. I hope one day as they keep adding more to this park, they will add something for the kids, especially if they are wanting to target younger families like ours for the school.

The school is great, hands on, clean and very new. They are still changing things up as they learn. The skills learned are very helpful and will bring forward a new career in RV repair and Inspection (two separate courses)

Sandy Lake has a lot of great photos and angles and one side of the park is full of trees, tiny homes and beautiful trailers. The other side is packed in, all gravel, aged trailers. We called to confirm we were bringing in a 38ft travel trailer and the spot we were placed in was the only spot it would have been possible to even park us (simply because of the road across to back all the way in). The one playground photographed we didn't even see and the other one had dog throw up on it for several days. The dog park was littered with poop. The indoor common area was made very clear that children aren't allowed to use anything in there (given many dirty looks by people who I presume stay there for the season or all year).
The pool was nice and clean. Our one neighbour was friendly and kind. It was not the caliber of park I thought a SunRV Resort would be. We would not be staying there again.
It was very close (25-30min drive to Downtown Dallas/Kennedy Memorial).

This was a handy spot to stop overnight. The park is definitely needs an upgrade and it sounds like they are doing just that. Instead of a Wally-dock we opted for a park as a storm was rolling in. The site was a level pull through on gravel. The park managers were very nice and friendly. We arrived around 5pm and left the next morning just after 10am. Good enough spot for an overnight. At this point, I wouldn't recommend a longer stay until their renovations are done.

Now a Jellystone as of December 2020. When we arrived Memorial Day weekend (Sunday) in May 2021, it was packed and bustling with kids and carts and lots of laughter. We had only booked our spot about two days before arrival. This park is newly transitioning into a Jellystone from a private campground. This meant a lot of long time RV spots were removed or their prices increased and they left. This, we could feel in the air and see in the spots as many still had ramps where their storage sheds were, the gardening was all there and more. While I understand this is part of corporate changes, it's still a feeling in the air there.

That said, the staff were super friendly, great with our kids during programs (even when they were the only ones as school was still in). The food was classic park food but the deep fried cheese curds were a must try! The jumping pillow was amazing - just wish there was shade for it. Lots of games and activities in the same area. The quiet pool was also great just needed a deeper clean, but we do understand this is the start of the season for many places.

The waterpark had an amazing wave pool and kiddie water park! The lazy river was really dirty and the slides had the water running too fast that it was actually dangerous. That said, this was a Jellystone where the waterpark was included in your camping fees (not always the case with Jellystone - so make sure you check first).

The grounds were very clean, grass was mowed often and any hedges were taken care of. They were also renovating the motel part, so there was a large dumpster out front for the crew. Some new spots getting pavement, so areas along the road dug up for work. This is all temporary.

Overall a great park! Also great proximity to Mark Twain Lake, which is actually quite large! This park will be quite amazing when the construction is completed and they are fully staffed.

Amazing sunsets every night over the hill & lake view. Just stunning!!
