Beautiful brand new luxury RV park. Everything is new. Spacious concrete pads. Ample distance from your neighbor. Beautiful pool, fire pits, Friendly staff, etc…. Because it is so new, the landscaping is very immature still. There is NO shade. Couple of things to know. Stay away from the sites at the front of the park. A lot of road noise. If we were to come back, we would likely stay along the perimeter on the south side of the park. Facing north so we would have afternoon and evening shade. Either that or mid-park somewhere. If you face south, be prepared to have sun from mid morning on. There is a tiki bar under construction that will serve drinks. hopefully it will be open late 2023. You can also walk to many stores and restaurants just down the street. Or take your golf cart or bike. Both will work. All in all this is on schedule be a great park!

We came up here to visit Lake George. This particular campground was the only one that had an opening on the days we wanted. There is a lot good and some bad about this place.

The good- friendly staff, clean facilities, roomy and private campground gravel lots that are pretty level. Huge fun pool for everyone. It has two slides and they have nighttime floating movies on certain nights. New golf carts to rent. All 6 seaters! Fun activities available each day for the kids if you want. Sufficient Verizon cell service. 2 bars LTE.

The bad- they charge you for EVERYTHING! And their prices are high. We arrived an hour and a half early for check in and they charged us $45. It’s not that they had to clear the lot for us it was just one of those hidden charges. They issue a wrist band that has to worn 24/7 to get around the park and pool. Similar to when you’re at the hospital. If you lose it or break it, $15 for a new one! Propane prices were $6.75 a gallon! Go to tractor supply down the street it’s $3.75 a gallon. Firewood is $9 a bundle, $4 outside the park. $10 a day to use your own golf cart. No trash pick up. The roads around the park are gravel and hilly in some spots. Not very well maintained either making riding a bike difficult. LOTS OF RULES as well. Rules are always good to have but these seemed to be a bit overkill. Bath houses charge you coins to use the shower. No WiFi in the park except in the pool area and that didn’t even work. No alcoholic beverages anywhere in the park or pool except on your camp site. Don’t plan on having a cold one pool side with your friends.

All in all, I give the park an average rating because the balance between the good and the bad. They could easily make this a 5 star resort if they addressed some issues and added a few more services. We probably won’t come back to this spot. There are a lot of other places near by that hopefully are not as tight and don’t nickel and dime everyone. Safe travels!

This is a new luxury RV park that is still growing and being added to month by month. Beautiful park! Nice long lots that are manicured perfectly. Some lots are a little narrow but there are plenty that are not. Large pool with live music! Golf cart rental. Carts need to be updated though. Very family friendly. Great WiFi and digital cable. Some of the lots even have hot tubs on them! Brand new office with camp store and very employees. They also give 10% discount to military and first responders! Lookout anchor down. You got competition!

We stayed here for a few days while visiting family in the area. Pretty average as a whole. Good electric, water pressure, cable, sewer, etc. my only complaint which is a biggie these days is the spaces are TOO close together. No real room to relax outside. Ok for a night stay. Easy off I-75. Plenty of stores and restaurants to restock as well as an open roads discount Diesel fuel station (Weigel) at the entrance to the park.

This is our second visit to this campground. If you have kids, there are several different amenities to keep them busy. The grounds are very well cared for and facilities are clean. But, a couple things that cause me to downgrade their rating. Just like our first visit, the kids cruising around in the golf carts, at top speed and at top volume is ridiculous!! There is no enforcement over this AT ALL. Not to be mistaken by the normal golf cart parades we all participate in at other 5 star parks. This way too loud, too late at night, with kids unsupervised racing around all hours. It shouldn’t be that way!

They are expanding the park adding more lots for more campers. This is a good thing. However, they need to fix the flooding issues on their existing lots before they build new. 50% of their lots flood with just a little bit of rain. Terrible! Come on guys!

Lastly, don’t waste your money on the premium paved lots. They literally are on top of each other with no space to sit out. If you have slides and open them, you will likely open into your neighbors living space. Crazy. The regular lots are much larger and roomy. Just all muddy.

This koa was just ok. There is A LOT of construction going on in and around the campground so that took away from the stay a bit. Lots of farm animals there to see if you’re in to that. Aside from the construction issues, the koa is just ok. It can use some tlc. The lots were nothing special. Probably wouldn’t stay there again.

We actually stayed in one of the cabins on the property as our trailer was in for service. Really nice koa. The lots are very nice. Staff very friendly. Camp store really nice as well. There is a huge box bike track at the front of the park like no other. Probably not for youngsters but a teen would have a ball on this track!!!

Nice older park. Well maintained. Roads and spots are a little tight for big rigs but doable. Very mature trees offer plenty of shade. Very quiet park other than highway noise. Very clean! Friendly staff. Very short office hours though. Nice pool. Trolly stop in front of park will take you downtown easily. Parking down there is a mess. WiFi was better than most.

I don't even know where to begin....we stayed there for 2 months in sept, 2022. We got a chance to see how the owner runs the property up close. He is rude and talks badly to his customers. He's seems to be on a power trip of some sort. He and his a few of his employees will yell at you in a fraction of a second if you drive over 5 mph through the campground. Its ridiculous. you have to be escorted on and off the property when you arrive and leave. We left early as the result of all this and one of the employees couldn't believe that we were trying to leave without letting the owner know. I had a friend come and visit one day and drove onto the property looking for our site before we actually got there. the owner and his posse chased the gentleman and his young daughter down and blocked there vehicle in with their golf carts. Then proceeded to berate the visitor and his daughter for not checking in at the office. yes the gentleman was in the wrong but the owners response was overkill. He then ordered the gentleman to follow him back to his office. My friend apologized and left the park as he was concerned for his daughters welfare. When I finally arrived, I got a talking to about my friend stopping by and the owner threatened not to let me stay there if that was "the kind of friends" that I had. I couldn't believe what I was hearing! On several other occasions I observed the owner talking down to several campers as they were trying to park their rigs. Again, his customer service skills stink! I'm not sure why his is this way because the park has potential but he needs to GET OUT OF THE BUSINESS and let someone else take over.

As for the lots, he does have a few that are cement pads and are level. However, the majority of the rest of the lots in the park are grass or gravel and are NOT LEVEL. Our lot had a broken sewer hookup. The lots are overpriced for what you get. There is so much more I could write about this place but suffice to say that until this owner learns how to treat his customers, I would suggest you go somewhere nicer. There are alot of other places to stay. Safe travels!
