I fell in love with this place on social media and I had high hopes that it was going to be a relaxing and memorable month, unfortunately I fell out of love. We stayed 30 days so please keep in mind some of our opinions were formed by the length of our stay.

Lets start with the great.....
--The river is gorgeous...like movie quality gorgeous! Winding and beautifully clear and clean. With deep pools that you can swim in or fish. It was delightful.
--The staff was excellent. They are accommodating and friendly and work very hard to make Piney River a great place.
--They allowed us to run our dogs off leash along the back of the property away from the park. (no dog park)

Now the bad....
--no laundry facilities
--no pool
--Site quality since we were staying for 30 days we had to be in the middle section of the campground which unfortunately meant we were on very unlevel and sloped campsites. What I found strange was the width of the sites is fantastic, one of the largest we had to date, but the actual gravel where the rig sat was barely the width of our rig, our stair were in the dirt and our wheels barely on gravel. They could easily make the pad twice the width without sacrificing the lot size and it would be much nicer. Add to this that our heads were sloped downhill by a fairly decent grade made it a challenge to get level.
--Access, unfortunately this not likely to change anytime soon. It is a long way down a winding 9mi road (partial dirt) to get to Piney River. The road has lots of low hanging trees so be aware you are going to hit trees in high clearance rigs, thankfully they are more leafy branches than large hard branches. Not a huge deal but this is unlikely to change.
--location, 30min (1 direction) to any type of grocery store, guess this could be good or bad
--Lots of full-timers and they do not keep sites clean, at all. There does not appear to be any type of rules or regulations to the amount of items people can have at their sites as a result many camp sites have started to reach hoarder level. Making everything look just a little trashy and unkept.
--Barking dogs...unfortunately just a week or so after we arrived a rig moved behind us with 4 small barking dogs. I have dogs...I love dogs, but we couldn't walk outside without being barked out and the dog parents did nothing to correct the behavior which is rude. RV management did nothing to correct the issue.

My husband and I have discussed if we would ever come back to Piney River and I can say a couple things. Part of the reason we were disappointed was the length of stay. Having to drive 30min each direction anytime we needed to go to town was a huge inconvenience but if we had only stayed a week this would be a non-issue. Same can be said for the site, if we had stayed a week in the lower river front sites or upper concrete sites it would have been lovely, but the sites we were at could certainly be improved regardless. Having said that I think the location makes it less desirable for anything less than an long weekend given the road quality. So I guess my sweet spot would be somewhere around a week, but only after they have completed building their infrastructure.

This is a great park and I would highly recommend for anyone looking to stay near the DC area.
They offer a concierge service and have someone who helps you learn to navigate the public transportation options available to get into and out of DC. Pools are clean and well maintained and laundry facilities were top notch.

They have a lovely walking trail that skirts the park as well as dog parks and even a mini golf course, which we enjoyed very much.

My only complaint would be price point. I think that they are over priced even given location. They are not located in a particularly touristy area outside of DC.

Very nice park located in the heart of the city. We stayed in the newer section and all the sites are concrete and level with new grass landscaping. There was some noise from the very busy street adjacent to the park, but nothing to bad. Everything is meticulously maintained! Lots of full-timers throughout the park as I would expect for Florida in April but sites were tidy. My only complaint would be the quality of the laundry facilities located throughout the park. Although they have multiple laundry facilities, they are all located in open air buildings which allowed all sorts of bugs and lizards in...it would be nice to be in closed air conditioned laundry room, not to mention much cleaner.

We can't say enough about our stay here in May!
It was a short layover on our way to Maryland, and sites are definitely tight. We are a large rig and luckily got a RV site across from the bathrooms so parking was a breeze.
The part that makes it worth it is the location to the beach! You are literally steps to the ocean and to the North of the park is nothing but unoccupied beach and dunes. We were able to ride our electric bikes for miles and loved every minute of it!

Park also has lots of amenities and an incredibly friendly staff.
It was such a great stay we booked to come back for all of October and November.

This was a 2 day stopover on our way to Tampa. What a great find. Park looks to be full of LOTS of seasonal stays, but the sites were well maintained and CLEAN. These RV spaces were HUGE, I mean HUGE. We have a 41 foot 5th wheel and were able to fit no problem and still park two vehicles next to the RV and not impede on the concrete patio space. RV sites are grass so this might become a problem if there is a lot of rain during your stay. We could see where people had previously gotten stuck, but honestly it didn't look to bad.

Nice dog park area and a almost empty road next to the park for walking the dogs as well. Great location with lots to see and do around Crystal River. The park itself is outside of town, but the drive in was quick and easy.

Only downside would be a lack of landscaping in the area we stayed....most of the rest of the park had large shade trees, unfortunately ours had zero trees and zero shade.

Otherwise, this was an amazing stay.

Stayed here for 9 days in May after a week at Disneyworld. It was an a great stop while visiting friends in Charleston. The park is large and includes huge grassy areas with lots of shade trees with a mix of full/partial hookups and then a full hook up area in the back that is mostly gravel with some patchy grass and bushes. The large grassy sections with trees was just gorgeous and I can't say enough about it, unfortunately we couldn't get into any of those full hook up sites and were banished to the back in the gravel, but it was nice to be able to walk the park and enjoy the shade.

One of the best parts was the dog park. It was a massive grass area with a few very large trees. Plenty large enough to throw the frisbee for our dogs and for them to run their hearts out. It was very clean!

I believe that they are only taking reservations 3 months out at this time since they are currently selling the property, hopefully it will remain an RV park as it is truly a lovely place to stay.

This was a nice little park with an amazing fenced dog beach. Our pups played like crazy in the fenced sandy area on the water. The fence does not extend into the water and the beach next to it is no pets, so you will need dogs with great recall. RV park had a nice beach area with umbrellas and lounge chairs. Sites were pretty tight, but what I would expect with it being beach front. Not alot of landscaping but what they did have was well maintained. Located right against a busy road, so expect some road noise, but it was tolerable. Would definitely stay here again!

I can't rave enough about our stay.

Level gravel site with lots of well maintained grass. We were up on a hill with just 1 other RV nearby so we had lots of grass around the RV. It was a lovely site and peaceful. Ended up here over 4th of July and they had a great fireworks show that was donated by the seasonal campers.

We will definitely come back.

Based on prior reviews I wasn't expecting much from this stay, but I was still surprised at the state of the park. On first glance you can tell that at one point this was a popular tourist attraction, however it is evident that it is in desperate need of updating. Its a convenient location when traveling the I25 with long mostly level gravel sites, but that is just about it.

Three sites away from our space was a large group (maybe 9 adults) living in a very old 5th wheel. At their site there were black trash bags, laundry bags, metal carparts, toys and other items all over. In addition to the 5th wheel, they also had 2 broke down vehicles parked with hoods up that were both piled high with trash, then another working vehicle pulling a flatbed trailer overflowing with black trash bags and more junk. When I say they had stuff everywhere it is no exaggeration. Have you ever watched Horders? It was that bad!

There is a row of newer trailers that look to be long timers and that row was very well kept and clean, however in our section of the mostly empty park, this large group and the accumulated trash, were enough to make me never want to return.

This place has some real potential, but sadly doesn't seem like its likely to be improved anytime soon.

This was a quick overnight stay for us on our way to WY. Very conveniently located a short distance of the Interstate. Because it is close to the Interstate there is some road noise, but nothing to terrible. Does appear to have lots of permanent residents but everything was very clean and tidy.

Spaces were large and easy to navigate with lots of space between RVs. Each site had a nice little strip of artificial turf which was a nice touch. Lots of grass areas to walk dogs and the dog park was big and clean! Landscaping is new and will mature with time.

Clubhouse was very nice inside with exceptionally clean amenities. We would definitely stay here again.
