Rather rundown. Hot Tub appears to have been broken for many months - but it is still advertised on the sign in front. Ceiling tiles missing in the hallway. They are advertising weekly rates and there is a charcoal grill outside one of the rooms. So perhaps the clients are on their way to homelessness. The wifi is unprotected which is a security issue.
While it is certainly of historic note, it is fairly far from any paved roads. The last several miles of the journey will be on a completely unimproved 2 track path. I examined the Google satellite pictures, and I personally decided I wouldn't want to try this without a good 4WD vehicle and people knowing where I am at. If you break down, it would be a long walk to find help.
The road to the parking area is probably better for 4x4 vehicles than passenger cars. The springs are not maintained except by visitors. This is a clothing optional area, so don't be offended by those who bathe without suits. The hike back up to the parking area is very steep and good hiking shoes are recommended.
Very poor location. A place to go for people who have lost their apartment but are not yet completely homeless.
The rooms are nice and comfortable. The price per room is cheap, but you get what you pay for. The hotel is directly below the flight path of the east/west runways at the airport located less than a mile away. Fortunately, they don't always use those runways. The only time I heard the planes was from 11 PM to 1 AM.
The police were parked out front when I arrived. The parking lot is accessible by only one gate (which remains open). But the parking lot is surrounded with chainlink with coils of razor wire along the top, which gives something of a prison vibe. The rear entrance door has a card reader but remains unlocked. The glass on that door was apparently shattered and replaced with plexiglass. My room was next to the elevator, staircase and vending machines, so it was fairly noisy. About 1 AM someone started knocking on my door. I ignored it and they went to another door and started knocking there.
Obviously, your mileage may vary, and it does look like they are working on the place, so perhaps security will improve. Just be aware of these things which detract from the otherwise nice rooms.
Genoa Colorado is largely dead. But for those who like "Abandoned Places" this could be of interest.

Too close to the Tollroad and too close to the railroad. All night long you will hear train horns and semi-trucks. Overpriced, but you are paying for all the extra activities for the children - plan on arriving early in the afternoon and leaving late in the morning so that you get your money's worth.
Camping site was well removed from the highway and was located beside a nice babbling brook. Very peaceful and well-maintained.
