Confirmed by 5 users | Last reported on April 05, 2024This is a pretty nice place, the sites are all cement and pretty level. There are only 4 washer and dryers for 124 sites which makes it iffy to get your laundry done. Also when it rains it is very muddy here. A couple of the turns are pretty sharp for a long rig and the ground is really soft if you get off the pavement. The water and internet is interment and was off several times while we were here. Its not really are "resort" as there is no pool or nothing to do here. And even walking the dog make sure you stay on pavement because of mud and bugs. There are 4 very nice showers but 4 for 124 sites is too few. The road in is kinda of narrow and curvy and the entrance to Butcher can be backed up a long way during rush hour. The road noise is very loud, trains, trucks and choppers overhead going to the hospital nearby can make for a tough nights sleep. Overall its a little expensive for the location, what is offered and not being finished.

We stayed here because family was nearby, however, I wouldn't do it again. It's basically a big concrete parking lot with palm trees staked down into the muddy grass everywhere. Super noisy with the road right next to it. And there's nothing here. Pond doesn't have any fish to catch, playground was boring for the kids after 5 minutes.

Excellent RV park. It is a gated community and has a security guard who patrols many times during the day. The lots are very nice, converted lots. Some come with a covered patio.

Parking lot without much to do- just a place to stay. Felt very safe. Everything was clean. Wifi was very fast. Excellent cell service. All non-concrete areas have thick mud that is impossible to deal with ... made walking the dog a pain. We did not hear any highway noise, but we were in the back of the park. Turns are tight for large RVs, someone took out the fence around the playground while we were there.

This is a new park and you can almost smell the paint drying. All the facilities are clean, shiny, and in good shape. I was there at a weekly rate and received two discounts, one for over 60 (or maybe 65) and one as a veteran. I was here because my truck had transmission trouble, but it was a good place to be stranded. The only criticism I might have is the staff is still learning how to deal with RVers they have inadequate late arrival policies and don't always listen to issues that happen on the road.

I typically am a state park, woodsy type, camping person. I am here on a work assignment and after checking out all other campgrounds in the area, feel fortunate we were able to get reservations here. It is very safe, clean, and enough space between neighbors that it is relaxing and pleasant. The staff is very friendly, and they are great communicators via email. The older complaining reviews appear to be when they were getting established. They are already adding an expansion to the park because they are so popular. This will be my go to if I need to return to the area.

This RV resort just 10 minutes north of downtown is a great option for a weekend in this charming Texas town, or just an overnight stop south of Dallas! You could even use this as a home base to explore Dallas since it’s only 30-40 minutes away!
The Good:
. It’s just a couple years old and it looks like Phase II is almost ready to open. Everything looks pristine!
. Rigs of all size will fit nicely. Most spaces even have room for a 2nd vehicle too!
. There are two dog parks and a very large walking trail on site! There is also a fire pit that looks like it’s coming soon, cornhole boards, and a pool in phase II.
The Bad:
. The speed bumps! y’all it’s a lot! 😜 We were fortunate enough to have one right outside our bedroom and when these huge trucks hit them, it sounds like a car wreck! We had to go over a total of 8 speed bumps when we exited with our 42’ in tow. 😥
. The Entry: They will send you the gate code prior to arrival. However if you’ve never been there, and have a huge rig in tow. I recommend that you stop along the entry road before going through the gate to find out where you need to go first. There is no check in parking lane once you enter the gates.
Things to note:
. Don’t pick 408: Somehow I managed to choose the only spot that wasn’t level because it’s located in a drainage area! We had to pull up on blocks.
.The back in spots are just as long as the pull through spots, and the ones on the east side of the park have great views of the pond! However avoid the center back in spots along that row on that row because the fenced out sewer area does cause odor at the sites nearby.
. This RV resort is very family friendly. There were little ones out playing and riding bikes. There is also a playground. For some this might be great, others not as much. Just thought I’d note this.
Overall, we would definitely return for another night or two for a back in spot! We really enjoyed the walking trail!

The facility is in good condition. Most everything is paved with grassy areas surrounding the park. Small playground, dog park, pool, outdoor community fireplace. The lake behind it has a nice paved walking trail around it. The original section by the lake is far enough from the freeway that night noise is acceptable. I figure the newer section just opened March 2024 is close enough to the freeway it will be a nuisance. Many of those sites have a built in patio cover. The bathrooms were modern and clean. The laundry likewise. I'll stay here again. 3 bar AT&T 5G service. One night there was an "Severe thunderstorm warning." The manager broadcast that they don't have an emergency shelter for guest. They suggest using the bathrooms. My camper really bounced around that night.
