Pro: Near two exits off of I-20 on service road, good for one night stop en-route east or west, $35 rate is o.k.
Con: Noise - Park is under the flight path for the air force base - planes are only a few hundred feet above the rv's both day and night. A train runs nearby with whistle. I-20 traffic is close and loud. Planes, trains, and automobiles galore.
Con: Uneven - Some sites are not level left to right and front to back - you will need to spend time leveling.

Ok for an overnight, Free Laundry is a nice touch! The site was very unlevel and took a lot of time setting up just trying to get it semi-level and stay within range of the hookups. Electric, water and sewer all in good shape and functioned well. Mainly due to the unlevel sites I would not stay again. Perhaps they will find a way to level out the sites a little better. The one next to me 128 was even worse! Staff was very nice! Site was plenty long! Did not have to unhook. Great ATT Cell coverage!

Site was unlevel but we had the shade of a tree during 100 degree weather. Staff was very friendly, and the campground was clean. We would stay there again as we pass through Texas.

Stayed for a week. Verizon 1-3 bars 4G fluctuated. Bathrooms and laundry newer and beautiful. Persons needing the assistance of a wheelchair will need assistance getting in and out of the bathroom and may need help while inside. Free laundry with new machines. Wash and dry took 50-60 minutes each. All sites are flat but many are not level. Be very specific with your needs when you call. Rv park is in the path of airforce base flight pattern. Train not far. 40-60% less noise though than the truck stop 1/2 mile up the road. Wifi did not hold for Zoom or Teams calls. Some company vpns may have trouble connecting depending on the setup if you work remote. I found the Wi-Fi unreliable for work. It may behave differently for streaming needs.

This RV park is very affordable for what it has to offer. We only paid $35 and it came with full hook ups, the staff was very friendly. The laundry room was very nice, had a nice tv, with comfortable couches, games, books. All the washers are a good size, no agitators, our clothes dried on the first cycle and it was FREE! They are LG appliances which is nice. They are not the normal washers and dryer’s you would see at an RV park or laundromat. Very pleased with the laundry. The bathrooms/showers were the cleanest bathrooms that I’ve ever been to and we’ve been traveling for a year. They have a dog area. You can hear road noise but that comes with most RV parks. The WiFi worked perfectly. The RV lots we’re nice and long. We have a 34’ travel trailer, pulled by a tundra and a sequoia that fit at our site. I Would definitely stay here again.

This would be a suitable spot for a night, but we stayed a week and that was too long. Let's start with the pros:
Free Laundry!!! The laundry room is awesome, 9 residential washers and dryers all free! The machines are large enough to wash and dry bedding. The laundry room and bathrooms are well kept and you can tell that they are cleaned everyday. The staff is very nice and friendly, and they are available by text if not in the office. We stayed a week for $200, not bad!
Cons: NOISE!!!!! To be fair they are across from an air force base, and are directly in the flight landing path. If you want peace and quiet this is not the place. We arrived during a special air force training week and we were constantly hearing fighter jets flying by....they seemed so close that the camper was literally shaking as they passed. I asked people in the park if it's always like this or if it was just because of the drills they were doing.... everyone I spoke to said this wasn't as bad as it normally is. There are so many people living at this park full-time, I don't know how they do it..I guess you would get used to it. One night they had planes flying until 11:30pm. The park is also next to a train track and the highway...so you have that noise too. I fully support our air force, but I also realized I don't want to stay at an RV park across the street from the landing strip.

Place Is Easily Accessible, Beautiful New Laundry which Is free, And Sites Are Large. BEWARE.: There Are Some Type Of Tiny Burdock-like Weeds That Are Extremely Painful To Touch, And Attach To Your Pet’s Toes, Fur, And To Your Toes/legs Etc. Finally Gave Up And Had Him Pee On A Pad. Hurts The Dog Enough He Was Limping Several Times And It Hurts The Person Pulling Them Out. And They’re Everywhere!

• Not sure why this campground gets such great reviews
• Site is soft gravel, hard to level the rig
• No Picnic table at sites
• No cable TV, 4 air channels and 1 is Spanish
• Internet is spotty at best
• NOISY
• Trains, about 20 a day
• Close to highway, maybe 200 yards away
• Airforce Base that flies all day and night
• Free laundry is a bonus
• Showers have good pressure and hot water, but not the cleanest
• I honestly would not stay here again
