Confirmed by 3 users | Last reported on August 15, 2023The nightly rate is a bit outrageous, but the weekly ($175) and monthly ($400) rates are much more reasonable. There are showers on-site and they were clean and well maintained, but they are only at the front office and there’s only two per bathroom. They have a small dog run area, but it’s pretty small and people often left their dogs alone in there for extended periods of time. It seems like the dumpsters need to be dumped more often and there was a good bit of trash lying around. The place is new, so the spots were decently nice and big enough for our 43’ rig, but when they poured it they must not have bothered to level the ground underneath much at all because our leveling system had a field day trying to level us out. The staff were super nice/accommodating and the laundry is free. The washers and dryers work well and the facility was clean. WiFi is typical for an RV Park. Our phones said we had 1 bar AT&T LTE, but the bandwidth was awful and we couldn’t load much of anything.

I have lived here for a while. I love it here! The management is excellent and extremely helpful. They have concrete pads and pull thru lots as well. There is a fenced playground for kids and toddlers. There is a fenced dog run for your pets. They have free laundry and bathrooms and showers on site if you need them. They have free WiFi and free utilities. They also have on-site propane service as well. They have cameras and I feel very secure here. They also have a swimming pool good for beating the summer heat. They also will be offering to build covers for your lot for a small charge. I would highly recommend Valley Rose RV and Storage to everyone. I love this place💜

This place is one of the better non koa facilities we’ve stayed at. Grass is well kept and mowed weekly. Concrete pads are great and spaces are decent size. I’m along the fence and they allow for decks, fences, dog pens, storage sheds, and freezers. Most places don’t allow that. Security cameras are a great deterrent for any possible miscreant behavior. Management works hard to keep the park in top notch working order.
I’m able to receive mail and packages which is great. Pool is a great addition As well as having FREE laundry facilities. While they do break down now and again, they are free so can’t complain. Can’t comment on bathrooms as I use my own.
I love that electric and water are all in rent. I always know what I’m paying. Storage units and boat storage on site are very convenient. Most who stay are monthly’s and a few weekly or daily. This is definitely the premier park in the area and you can tell management tries to really keep it that way. Ive never had any issues with management but I follow the rules so that’s probably why! Lol this place is so laid back for how much they provide!!
WiFi isn’t great but you can get you own! Some spots have covers which are good but I don’t use one as I get shade early.

Worst campground we ever stayed. They have rules and no one follows them. Managers don't in force the rules. Trash and dog poop everywhere. Play ground is unsafe for children. Dog play ground is over grown. Grass need to be mowed. Very old campers and some are falling a part,some have air conditions hanging out there windows. Automatic parts laying around with old furniture on campsites. Cats everywhere, guess it could be a good thing to keep rats away. We found garbage on our site with needles in it. Washer don't work cause you can't connect to wifi.They don't hornor any discount with Good Sam. This campground should be closed down.

Whoever owns and developed this spent a ton of money. Concrete pads, concrete streets, just a new, well designed RV park but it ends there. The old management just let the RV'ers do as they please. Lots of permanent residents with make shift porches, two cars park out front, some with flats, some in disrepair. Not sure if it welders or oilfield workers but lots of 1 ton diesel pickups. Several units had dog cages and in fact 2 spots down was a cage with a bloodhound and another dog. The bloodhound bayed for several hours at a time. Another cage had a a lot of feces in it
The new management is trying and I hope they get it under control but what basically has happened is; no rules or discipline and the permanent resident are bringing the total park down with their trashy ways.
I feel sorry for the owner because they put the best foot forward for a nice RV park and the residents are ruining it.
The pictures make it look way better than it is.
