Confirmed by 2 users | Last reported on February 20, 2024Nice big level site with shade, very important when it’s 100+ in the sun. Great pool and hot tub for adults only plus a second family pool. Two dog parks, older place but well maintained. 2/3 of the Park is for long term permanent camps. Although close to the highway was very quiet. Gave me a pull through site for the shade but charged me for a backin. Full hookups 30 amp. Had a issue with the power on my third day, came right out and had it fixed within the hour.

Stayed here for a week as it was close to San Antonio. Full hook ups (water, electric, sewer). Sites were very unleveled; we had to go to Camping World in New Braunfels to purchase additional levelers so we could get level. Sites seem to slope toward creek that runs through the park. Enjoyed the adult pool/hot tub and dog park. Two pools (family and adult) and two laundry rooms. Laundry rooms extra clean. Propane available. Easy on/off from I-35, with no noticeable highway noise. There are lots of permanent residence and there is a mobile home park in the back. They seem to park short term/transients in the front rows.

Conveniently located for freeway access, yet sat back so you don't hear the road noise. There is a train somewhere in the distance that does use its air horn at various times day and night; a reminder to self, get one of those for the RV!
The park has a very country feel, with plenty of grass areas for walking the dogs. There are 2 good size dog parks, one for less than 25lb, the other for larger. There were very few dogs around so that was largely ignored as it was easy to find time to let the dogs have their own time.
As others have said the first 2 rows of pull-through sites are used for transients like us.
2-3 minutes down the road are a Walmart, Starbucks, and various food places. Chick-fil-a and Bill Miller Bar-B-Q are quick easy places, but to get something a bit more fulfilling we went more central. Of course, if you really want eating options there is the River Walk downtown that has seemingly unlimited options.
We went to The Alamo, but before doing that it's worth a refresher by watching the movie The Alamo, the one with John Wayne is meant to be one of the more authentic versions. The Alamo is a little underwhelming and the movie definitely helps to provide a historical and cultural perspective.

Lots of permanent trailers here, some not in the best condition, but friendly enough. A large park with amenities, but nothing too fancy. There are pools, which is nice. Some train and highway noise. Convenient to I-35, which can be good or bad depending on your perspective. Spots can be muddy and full of debris. Sewer hook up wouldn't open on arrival, but they came the next morning.

When we arrived, the grass between the sites was up to our shins. We went to the office to see if they could cut the grass, and the staff was rude. They basically said “someone will cut it in a few days.” But you could tell it hadn’t been cut in awhile. lol Not accommodating at all, nor did they act like they cared. They do not take great care of this park. The playground has an old wooden play set that looks like it’s about to fall apart. Close to San Antonio, which was really the only good thing about this park.

Was difficult trying to setup my initial reservation. Park kept promising to call back but didn't, and I ended up arriving before they could call back.
If you have a golf cart or other form of close transport, they don't allow it in the park "at all, full stop, it's dangerous".
Got angry emails for parking 2 inches off my (unmowed) spot.
Also was forced to remove power for my third a/c. "that's not factory we don't allow that here that's dangerous"
Water spigot is far to the front of the site and doesn't have a knob to turn it on.
Site is quite unlevel, most people are up on leveling blocks under the wheels.
Light traffic noise and the occasional distant train horn.
A lot of really sloppy looking full time sites, I agree with the other commenter of "more trailer park than rv park".
Positives are the facilities are nice.

Close to town and lots businesses. Campground is mostly full time residents, sites are relatively close together and lots of dirt.
