Good price for full hook-ups and nice veiws across the valley. A bit of road noise, but hardly noticable. A mix of long term and short stays. Nice couple who run the place. It is a work in progress in some places, but the price, the management and the free firewood at our site make it 5 stars.

We stopped in here after reading the previous review, given the price and that we wanted electric for the night to give the old battery soup a recharge...
"It's actually $40 per night," the woman running the place told us. She was very nice, as was the other gentleman working the place that evening. "I'll give it to you guys for $30 since you're not using sewage."
The WiFi was slower than my AT&T connection. The showers were $0.25 / minute. Bathrooms were pretty clean. The view from the back row was absolutely gorgeous, as just about everything in these San Juans tend to be.
I'd say this is a better than average RV park but if we were to have been charged the full $40 / night rate I'd have been significantly bummed. For $20 / night I'd have been dropping a 5 star.

The only bad thing is that there are some full timers on the street side, but don’t let that turn you away. The bottom street is much more quiet (that’s where all the campers go and there are some short term tiny homes and GLAMPING tents).
The views to the west are amazing, nice green field w high mountains. Large trees offer a lot of shade. Laundry is cheap. I didn’t use the bathroom but I imagine they are good.
Sam, the park manager, was very friendly and he is building a really cool outdoor patio w a bar and bbq and massive sink, really cool place to hang out.
I can tell the place is getting better everyday!

We stopped at this park based on prior reviews. The owner was very nice but this is a pretty dumpy place. Our site was right on the lower road and our door opened onto to that road. The $35 price was based on us not needing to dump otherwise it would have been $50. We would not stop here again.

Stayed here for a few weeks Summer 2018. Very convenient location between Ridgway and Ouray.
Owners are a young couple who don’t know much about how to run an RV park. The bathrooms were very dirty. There were signs in the bathroom admonishing campers to clean up after them selves including the toilets!!!! Days would go by before they were clean. The grounds were overgrown an weedy. Absolutely no curb appeal. People were very nice there owners as well but seemed to be more interested in their glamping cabins than running a RV park Some of the long term RV units were very derelict

Owners are really nice and accomodating. There is a view of the snow-capped white mountains in the distance. A previous Campendium member reported an overnight was $35 but the price has gone up to
$48 plus tax for an overnight. There is a 5 day stay requirement also. I like campgrounds that have a lot
of space between RV's but they are hard to find as owners usually try to get as many campers in their
campground $$. This campground has wood cottages, long-stay RVers, and glamping tents and places for
5 day overnighters. However, they are very close to each other. The campground is well kept and workers
are busy going from job to job on golf carts, and trucks. I wanted a campground with water, sewer and electric
and no frills like swimming pools. water slides or golf courses that raise the price. WiFi was free and it reached a good distance away from the office with 4 bars! I would stay here again, unless I found a cheaper no frills campground in the area that is kept up as well as this campground.

We stayed for 2 1/2 months on the front row. We had extensions for our electric, water and sewage cords/hoses so we were able to position our door facing the mountains — which created a nice, semi-private little patio for ourselves. The views of the fields and mountains our stunning! The proximity to Ridgway is great — just a few miles and you can take a less traveled, scenic back road into town easily by bike. The owners are super nice and are working really hard to renovate the campground and maximize its full potential. The bathhouse and laundry are clean and modern. And there’s a cool outdoor kitchen and fire pit that all campers can use. The club house is one of the nicest I’ve ever been in and I enjoyed using it as a remote office. Oh, and free firewood! How cool is that?!
A few downsides...the system for checking in can be a bit confusing as there is no real manned desk or office — you just text or call the owners. There are a lot of full-timers (all super nice) and a handful of run down trailers. There are is also a decent amount of scraps, junk, old cars, etc. tucked in places which isn’t super pretty. Sites up top our really cramped. I recommend a spot on the bottom/front row.
When the owners are finished remodeling this guy it will be fantastic!

My husband and I have stayed here for about a month at a time the last two years and we love it here. The views are incredible, the location is perfect between Ridgway and Ouray, and the staff are super friendly and helpful. They have awesome laundry facilities, bathrooms, firepits, and clubhouse. But above all we really got to experience some community here which was refreshing from being on the road for so long. We plan to come back here as soon as we can.

It was a great over night spot, traffic died down and was pretty darn quiet. The views are amazing, the ground are nicely maintained and the lounge looked inviting. The host were accommodating as we wanted to leave our truck and trailer hooked up for easy departure the next day. There are lots of choices for staying here, bring your own, stay in one of their different cabins, outfitter tents or trailers. Looks like they are constantly updating and keeping everything looking great...a well cared for place. Great location if you can stay longer then we did... for jumping off and heading into all kinds of directions so much to explore in this part of the world. Would definitely stay here again...we are self contained and did. not use any of the facilities.
