I would say 60 to 70 percent of the people at this park are permanent residents. That being said it is a very well kept, super clean, gated park. It has plenty of amenities, but for the price, not worth it for us. If you are looking for a place to spend the winter and want all the comforts of home, with a lot of good neighbors, this could be your place. The wifi is also fee based, I'm never a fan of that.

This park gets a 4/5 start simply because it was so expensive! It is catered to 55+ folks but we were able to rent there thankfully. They have *very* clean facilities. The staff was always helpful. They have a large laundry room, interior pool, hot tub and shower facilities. The park itself is well maintained and the site was leveled. Each RV spot had a nice concrete pad. Located near Costco and a strip mall. The area was safe and the park itself is gated. Would stay here again in the off season but there are better rates nearby. Verizon 4G LTE available. Price: $610-725 monthly excl. electricity.

We stayed 1 night here - we came in after hours. The parking process was super simple. Quickest we've ever went to the office and found our paperwork and parked ourselves. Seriously.. it took 5 minutes lol the spots they have for RVs that are temp stays are right up front where you pull in to the entrance. All seem to be pull-through spots too which was great!
Close to everything - Costco is right next door! You could walk there if you wanted to.
Staff was nice. Only bummer (for us) was there was a tree blocking our awning... and it's 110* outside today. Our awning would've helped keep the sun off the side BUT that's okay! :)
Overall, I like this place for an overnight stay in Phoenix. It is a trailer park with RV's scattered throughout. But like I said, the first 20 spots or so are for RVs to pull in and stay. Super easy. Internet was good - we have AT&T and Verizon.

They were very helpfull in finding the entrance when i called them. When i went to check in they were very organized, i was escorted to my site an was helped “on the pad”. The noises were consistant with a local suburb park, they were not extream. Close to costco, an stores (with the help of GPS) The rv spaces were surrounded by the mobile homes very spacious, however in my space there are bars protecting the above ground transformer which didnt allow me to fully open my lower cabnit to Acess my power cord. Easy in an out of the area. Doing my laundry the area was clean but no vending for soap or softener.

After boondocking in Quartzsite, wife and I realized we liked hookups and wanted to be closer to Phoenix to see grandkids more often. Desert Shadows was the only place to have any long term spots available in the winter. Quite place with full hookups and nice people. Use the exercise room and hot tub everyday! Also our escort Pete was very helpful with guiding us into our back in spot!

We stayed here for 6 nights in mid-April. Despite being only a few blocks away from I-17 and the 101 loop, there is almost no road noise, which was a nice change of pace after our last few campgrounds. The layout of the campground follows the same pattern as many of the private campgrounds in the Phoenix metro area (most of which are 55+ campgrounds; this one is not): most of the sites are back-in sites with a gravel pad and a concrete patio area, and they are mixed in with permanent trailer homes. However, because the busy season ended with the conclusion of spring training, we were able to get one of the pull-through sites along the entrance road. Like the back-in sites, the pull-through sites have a large stone gravel surface and a concrete patio, but they are also outfitted with a park bench.
Most of the back-in lots seem a bit small, maybe too small for a 40+ foot rig, and parking a dually into the parking area next to the patio would probably leave you very little room on the patio. But the streets themselves are fairly wide.
The entrance road leads right up to the large building that contains the office and all of the indoor activity rooms. If you have a reservation and arrive after hours or on a Sunday (like we did), the office will be closed but a site map and your site assignment will be waiting for you just inside the door. The entrance to the auditorium is next to the entrance to the office on the front side of the building, while the entrances to the other activity rooms (the library, the gym, the card room, etc.) are on the back side of the building. The bocce ball, shuffleboard, and pickleball courts are also located behind the building, along with an artificial turf putting green and the indoor swimming pool.
There are recycling dumpsters near the office, but the only trash dumpster is located at the back end of the campground. Most residents simply put their trash out on the curb on Tuesday and Friday mornings, and resort staff come by and collect the bags.
There are four fenced-in dog parks within the resort. The two along the street at the front of the resort and the one by the dumpster contain trees that shade most of the park; the remaining one has no shade. All of them have a sandy dirt surface that our dogs found comfortable. There are no other places in the resort to walk dogs, as everything else is paved and landscaped, so we also occasionally walked our dogs along the dirt curbsides outside of the park.
You can’t see any of the mountains that surround Phoenix from the campground, but if you’re up just after dawn you will sometimes see hot air balloons in the sky, usually off to the west. That is also the best time to see some of the rabbits and quail that hang out in the park.
In terms of cell service, the best speed I got on my Verizon Jetpack with MIMO antenna during our stay was about 30Mbps down and 20Mbps up. There were times when the Verizon connection was slow or would drop, but most nights we could stream video with occasional buffering and pixelation. The one speed test I did with my AT&T phone showed 61Mbps down and 16 up.
We would stay here again if we were in the area and couldn’t book one of the regional parks.

This park was clean and the staff was extremely friendly. The pull through site was compacted gravel with a cement pad for the right side of the RV. No tables but a nice bench. It’s close to North Phoenix and close to Uptown and Downtown.

Stayed here for a night. Check in process was smooth and we easily found our pull through site. The park is big but it's easily navigated if you have the map they provide. Our site was just gravel, with a concrete slab on the side and bench. Wifi was available for a fee. We also didn't use any of the facilities as we were out and about but it seemed like they were decent.

Everyone is so nice, this a combined residential and RV park, however short timers were all kept in front. Packed in full hookups. However, someone ran over our sewer connection, and whenI we go dump it would not dump it was in our hose. Todd on staff was quick to respond and maintenance took care of it really quickly so to get on the road
