Nice paved and landscaped sites up top for big rigs, overflow everywhere else. Haphazard layout once you get past the upper area, gravel sites, not overly pretty. Laundry onsite. Hot showers.
But really, its not about the campground here. Its about Park City, UT- one of the best towns on earth. Mountain bike nearly 300 miles of gold level trails, hike for ever, eat fine cuisine, shop, ride the free bus everywhere, fly fish the famous middle provo, ski/snowshoe/tour in the winter.... 30 minutes down the mountain and you can fly out of an international airport. Need I go on?
Rates drop substantially in the winter, but you have to reserve a spot a year or more in advance.

We stayed here for the month of March, for the purpose of skiing. The park is located right outside of Park City, and less than 10 minutes to the Canyons side of Park City Ski Resort. Less than 30 minutes and you are in Salt Lake, and in any direction you will find numerous hiking and biking opportunities. The only downside is the park is located right beside the freeway, and you are constantly hearing road noise.

Our spot, F loop , was located the "Middle Level" of the park in a gravel lot. Since it was March and was starting to get warmer, the lot got pretty muddy when it wasn't snowing. The "Upper Level" spots are all paved and concrete, but were all booked when we visited or privately owned. Behind the park is an active river and a nice hiking trail that leads to mountain biking trails. The park had a hot tub that was open during the winter, along with a gym area, an outdoor climbing wall, laundry room, and showers. The free wifi was better than other parks we have stayed at.

The staff was really helpful and went out of their way to make sure we had a pleasant stay.

We came in for a short visit to catch up on infrastructure - laundry and shopping. The park is a little mixed up with the 'cheap seats' down by the river (H Loop) being the farthest from the freeway, the quietest and best views. The H loop is electric and water only.

The fancy full hookup spots are right on the freeway and it is NOISY up there. We, on the other hand, a peaceful experience with vast lawns and mountain views out our windows. With a meandering stream out the back (so yes we had some mosquitos). All sites had picnic tables, a few shade shelters and a couple of barbeque pits to share between the sites.

We had a nice little hike right out the back over the stream and also easy access to the bike trail for a ride into Park City on a paved pathway. All stores were also just across the freeway - Whole Foods, Smiths and the liquor store.

The laundry room was good - 3 washers ($1.75) and dryers ($1.50). All of them worked well.

The grassy area is in need of some maintenance and the road/sites are dirt and could use maintenance as well. Lots of pot holes and I can imagine that it is not fun when it rains down there. We felt like a little maintenance on the lower loops would lead to a big payoff for the park.

We were disappointed the pool and spa were closed when we arrived and we received no reduced rental rate. With the warm weather, we had looked forward to the pool and soaking after a long day of bike riding.

T-Mobile was useless (on extended service) but Verizon was a great signal.

Note when arriving the signage is hard to see - so just past the Ford dealership. There are 3 driveways. The third is the entrance to the park.

We only stayed one night while passing through. This is a pretty small RV resort, and we didn't see much to distinguish it from other resorts. As others have noted, a small number of concrete full-hookup "resort" sites next to the interstate (a mix of pull-through, back-in, and pull-in), and then some partial-hookup "campground" style sites down a dirt road and over the back of the hill next to the river. We stayed in the resort section and the highway noise wasn't awful, but it was always there. Our site was a pull-in (not back-in) which was a bit awkward getting into since we had to come in through the resort's exit to get the right angle. The campground section seems nice enough, and is much quieter and has a great view of the river rushing by, but the entire campground section was muddy due to recent rain/snow. As expected (based on their RV age rules for the resort section) the upper section was mostly new/big motorhomes and fifth wheels, the lower campground section was mostly older trailers, but appeared clean and well kept. If we stay here again we'll consider the campground section instead of the resort section. The WiFi wasn't super fast but worked decently which is fine by us. The fenced dog park is tiny and entirely crushed rock, so we never used it. Instead we walked our dog along the river and campground section. This seems to be a decent place to stay at when visiting Park City.

When we stayed in Park City, this is the only RV park we would stay at. For being so close to everything the prices were not that bad. It's been over a year and many stays and unfortunately this place is in a slow and steady downward spiral to us. If you stay at the top, the spots are really nice. The pull thru sites are very close together and there is a lot of road noise. These spots are $40. Not bad for some of the spots. Then next two levels down are then all on gravel and full hook ups at ~$38 and then level below that and then their H level by the tent sites are water and electric and ~$35. These spots are all VERY close together. The last time we were there we stayed in H66 and our power kept surging and our neighbors kept their grey tank open so they were continuously dumping throughout the day. Not the greatest thing when you would walk out your front door.

There were three positives to this place:
1. The pool and the hot tub were nice.
2. It goes along the stream and there is a small bridge with access to some trails and there is a paved trail across the road.
3. The dog run was nice.
I guess one more of you being close to Kimball Junction. It's nice but the traffic can get a little hectic.

The negatives:
1. The spots are very close.
2. The laundry room very small and only 2 w/2d.
3. The game room and "work out" room smelled of mold and was dark.
4. They rarely answer the phones.
5. They complain to customers about other customers.
6. They sometimes forget what you requested and then you get what you get.
7. The wifi is terrible.
8. The road noise up top.
9. When we called about the surge in our power, we got a rude response. Something along the lines of just deal with it there is nothing they will do.
10. There is no monitoring. Kids were throwing footballs in the lanes and hitting RVs and nothing was done (kids, parents or management).

**You can have packages delivered there but nothing normal delivery via USPS. They stopped accepting that.**

All in all the negatives are just becoming too many for us to continue to stay there.

We stayed here after escaping the smoke to the north so the clear blue skies and lovely mountains made this place feel like heaven when we were there.

The resort area is right on the highway, next door to car dealerships so there's definitely noise. The sites along the gorge are pretty with face-in set ups to enjoy the view. Space is snug but clean and level. Several trees so ask about satellite access if you need it. No amenities so resort may be a stretch in terminology. Park WiFi worked well.

The campground area is rocky and mostly dirt with some grass areas for tents. A small river runs along the outside where some were swimming. One bathroom/shower house that looked iffy from the outside. Definitely rough and doesn't look like it gets much maintenance.

Even with the steep drive to and from Salt Lake City, this was the best place for us to see what we wanted. Park City is a sweet but very expensive ski town.

We decided to stay here for some Winter skiing and working remote. The D section is right on top of the hill with no wind relief and we had multiple nights with frozen pipes. But... literally that was our only problem. Their on site maintenance guy was amazing! Each morning bringing out his heater and new plastic trash can to help melt the ice from the frozen water main after a 5° nights freeze... one night a breaker popped, the next their heat tape failed, the next... anyway. Five nights of this till we succeeded!

The location is awesome and for our epic ski pass we had, so close to Park City. If you get to the mtn ealry on a powder day. You’ll beat the traffic. The rest of the time easy and in and out, and a 25-30 jaunt to STLC

The WiFi was there but could be better, even emails took a minute to load from time to time, where we were I would not dream of trying to stream, but... other tenants said they had no problem, so that was probably an issue with our airstream and no booster... working on that..

The hot tub was hot but the jets were... to be expected from an in ground spa, the facilities were clean and efficient, the bathrooms and showers got the job done were warm and inviting.

Overall a nice place to stay, tons of friendly people, for sure dog friendly and we can wait until next ski season to come back.

The location to Park City is good. We stayed here for two weeks mid-late June. We were with friends in another rig and stayed in the standard sites in the lowest loop (H) next to the creek. There’s a trail across the creek that’s nice for a walk. There’s also a lot of birds to watch. The noise from the freeway is like white noise, while on the upper level it’s much louder. Our site was water and electric only so we used the bath house for the lower levels quite often. The showers were being repaired, so unavailable to use, but the showers on the upper level and by the pool was available. Unfortunately, the restrooms on that level were not cleaned on a daily basis. It didn’t matter that they were old, but not acceptable that they were not clean. We also had trouble with the electric at our site detected with our voltage meter. It was too low to run the AC and the surge protector that we had plugged into the post would trip and shut off the electric in the rig. They tried to fix it, but it still didn’t work.

After spending several months here over the past 3 winters/falls, we’ve decided that even the good location can’t offset the negatives of this place and we’ll take our business elsewhere. The location is good for Park City access. Although it is right on I80 so you have to deal with the noise. But poor/rude customer service, sporadic snow removal, lost reservation, tired facilities, tight sites, etc. are some of the reasons we won’t return.

The location of these grounds is money. You have direct access to the bike path that leads directly into Old Town Park City and links you with lots of other trails. It’s right off the highway, so access is easy and there’s a Whole Foods, restaurants, gas and outlet shopping all less than a mile away. By car, Park City is about 15 min away, Salt Lake City is about 30 min. The star rating of these grounds can really be variable based on where your spot is located. There are 4 tiers of spots (the grounds are literally tiered), the top of which are reserved for newer, specific class vehicles. These spots have concrete pads and grass next to them and are available for ownership. You’re right on the road, so I’m sure noise can be a factor. The second tier still has full hookups but are gravel and have a bit nicer views, and road noise is blocked. The third tier, the one in which we were, are PHU. Half these spots are all gravel and very, very close. So close that our neighbor’s slide out prevented us from really using the picnic table. But it’s okay bc the picnic table was broken and gross. Some of the spots on this tier have meager plots of grass, a shaded structure and overlook the stream. They seem a bit nicer. Ours abutted the dirt wall and had a lot of wildlife (marmots? Chubby squirrels?) running around. They seem harmless, if just bold. The hookups were fine. The fourth tier has more PHUs and tent camping on nicer, grassy plots with the creek surrounding. I think we wound up with the crappiest location, but I’d still rate these grounds 4 stars. The pool/ hot tub was small but decent and has a lovely view. The other amenities are nice-to-haves. They have a lot of rules including no wood fires, though staff seemed friendly and not at all overbearing. We booked only about a week ahead of time, so we knew we wouldn’t have one of the better plots. The place was emptier on the weekdays and filled-up on the weekends. We enjoyed our stay as there’s a lot to see and do in the area and you’re barely at the campgrounds. Bring your bikes!
