Confirmed by 1 users | Last reported on March 13, 2022This campground was built on the site of an old motel that had been flooded by hurricanes. The new owners, Bob and Lou have done a marvelous job of creating a welcoming campground. The sites are small with concrete pads. They have a great swimming pool/hot tub and lovely, private and clean shower/bathrooms. It is located across the street from 2 great restaurants; Angelo's and Tropical Trader. You can walk to both. It is also right on the paved bike path that goes from the bay to Sopchoppy or down to Mashes Sands beach. The county is working on the bike path to connect Panacea, St Marks and Tallahassee.

Spent 23 nights here in Nov/Dec 2022 nice quiet park. Very welcoming owners. Best bath house ever with private bathrooms with shower nicely decorated. Nice pool and excellent hot tub. Also very good free wifi. We were parked next to one of the 5G transmitters but others said it was good throughout the park. Motel with beautiful rooms for guests. Convenient store across the road. Excellent bike trails - 1 1/2 miles to a nice beach. Will come back.

Had a delightful one night stay at The Oaks. We would have stayed longer but we're in the midst of picking up an RV and driving it back to Arizona.
Bob the owner greeted us and was a hoot. Gave us detailed information on the campground and surrounding area.
The location is great as opposed to the craziness of Destin and Panama City. Great biking of any kind on the trails nearby. Has a grocery across the street as well as two restaurants that had good reviews but we cannot vouch for as we ate in.
The campground has FREE as well as the best wifi I've had in a campground. Brand new pool and hot tub that were pristine. The showers were great and clean. My only minor complaint would be Bob needs to install some ventilation fans in the shower rooms as it gets hot in there.
This is a great and not as touristy area of Florida and we will be back!

We didn't have plans to stay here, but chose to leave where we were due to neighbors. I called ahead and made arrangements over the phone to have a site - Hannah was super pleasant on the phone and once she checked to see if a site was available had us come right over. Bob & Hannah met us outside and yes, he's funny! Sites are definitely close to each other, but there are trees and bushes all throughout the park, so it was decent. The dog run is not fenced - it's just a big grassy area (and had some stickers). The bathhouse & laundry were beautiful! Nice hot showers and my favorite, a hot tub. Puzzles, books & extra shower items in the bathrooms. Road noise, but that calmed down.

Very nice privately owned park. Owners on site. The entrance to the campground is tight please call when you are about 30 minutes out so that they can help guide you in. We were in a 38ft 5fth wheel and made it in with out an issue but you have to follow his instructions. Very clean well kept quite campground. Paved road and concrete pads. Full hook up, Cabe tv and WIFI. We camped at The Oaks RV Resort And Motel in a Fifth Wheel.
