Confirmed by 2 users | Last reported on June 03, 2021When we first arrived, I thought we were pulling into a motel since the campground is hidden around from the entrance and the motel is the first thing you see. It's a nice little RV park and the grounds were well kept. All spots are back in, which we prefer so that was nice. Our site, site 24, backed up to a horse pasture and our daughter loved looking out at the horses. The grounds are mostly pine needles and there is a nice canopy of pine trees throughout the park. While there is nothing particularly bad about the park, there is nothing that necessarily wows you either. In our opinion, the motel is sort of adds a weird vibe.

We were in a spot in the back with tree cover. This was not only great because, it provided shade but, extra room for our 4 year old to play and our dog didn’t disturb anyone. We felt like we had plenty of space and the rvs were not on top of each other. The staff was very nice.
The washer dryers are $2.00 for each wash and dry so, $4.00 per load. They worked great I didn’t have any issues with things not drying or getting washing well. The bath/shower houses were very clean and maintained. Close to town for shopping and to eat. They have poop bags for dogs around the area also. The playground was disappointing considering it was small and right by the entrance. WiFi was only limited to 2 mega bits download per device and 1 mega bits upload.
A little pricey but, great.

We had a beautiful monthly stay at Mountain Landing. Our site (#30) was perfectly situated under the pines and not terribly close to others.
All sites are gravel but do slope towards the electric and sewer so you will need to level. Also, all sites are back in only. No pull thrus.
All amenities were perfectly clean and the park is very well maintained. Not sure what the first review had against the RV park being behind a small hotel that Mountain Landing manages as well but the park is very nice. I think it actually gives it some privacy.
Cell service in the town of Pagosa leaves a lot to be desired. The WiFi at the park is ok until it starts filling up and then it slows down as well. But we weren’t in Pagosa to sit inside all day. But it’s something to think on if you need to work from home.
There is a bit of road noise from the county road but as it’s practically in town that’s to be expected.
Great park and the cheapest monthly rate in Pagosa. Very friendly staff.

We enjoyed our stay at this campground. It is located behind a motel run by the same staff. It is clean and comfortable. We stayed in campsite number 28 which is located near the restroom toward the back of the campground. We give the campground bonus points for having a shipping container converted into a bathroom, complete with showers and flushing toilets. This was an interesting conversion that works great!
We came across a herd of deer in the campground several times during our three day stay and there is a pasture behind many of the campsites where horses graze. We saw several campers petting the friendly horses during our stay.
At our campsite #28, the wifi signal was very strong as there is an antenna right at the storage container bathroom next to this site. It worked great during our stay, but the campground was only about 1/4 full in October 2018. It may be slower in the busier months.

This is both an RV park and a motel -- but there is absolutely nothing creepy or strange about the hotel, as someone mentioned in another review. At least not during the month we stayed here (Sep 20 - Oct 20, 2018).
The motel and RV park grounds are both kept very neat. We regularly saw the groundskeeper out raking up pine needles and taking care of the landscaping. We were in spot 16, which is right next to the main laundry/bathhouse, but actually is quite nice for not having a neighbor on one side. The park is easy to navigate, but has no pull-through spots. We always pick back-in spots so this was not a problem for us.
The laundry room was impeccably clean and although the machines are a little expensive ($2 to wash; $2 to dry), they are also large capacity and work great. The showers in that same main building are fantastic -- big, clean, and endless hot water. We normally shower in our RV, but we made an exception at Mountain Landing and used their showers about half the time.
The management is matter-of-fact but also helpful, informative, and very caring. During the month we were there, we experienced the management go out of their way to help locate a package and to find the owner of an errant dog. When we had a food service delivery, they even called us as soon as it arrived since they were worried about it being food that might go bad.
Verizon worked great here; AT&T worked okay. Both were good enough to do online work, but we switched to Verizon when streaming video for work meetings.
The park is super quiet at night. It is in the Pagosa Lakes district, so not right in the mix of the "old town" part of Pagosa Springs. But it's only a few minutes to drive into town. I wish there was a way to bike or walk into town, but they haven't finished the planned path that will allow that and it will probably be a few more years. That said, Mountain Landing is a good middle spot to be in if you're interested in heading out to the San Juan National Forest AND interested in going into Pagosa Springs. We were in town to mountain bike and found it to be a good central location. You're also closer to Walmart, City Market, and those kinds of things.

We only got to stay here for one night while on our way to Ouray, but I wish we could have stayed longer. The site is exceptionally clean and well maintained. We had no issue at all backing in our 38’ camper
Be sure to try and get a spot on the outer loop. It gets you a little more real estate and privacy.
We were in the site next to the storage container bathroom. Both it, and the main bathroom were very nice. I was surprised this spot was under $50/night

Have to say, this park was much better that we expected. Our site was on the inside loop and added more privacy. The best sites are probably 22 - 27 of you can fit.
This park is only a few miles from downtown and a short drive to Chimney Rock National Monument. It was a good park for home base to explore Pagosa Springs.
The site was slopes front to back but not too bad. Looked like most sites had some slope. Full hook-ups and everything worked well. Note the utilities were up towards the front of the site and took both of my sewer hoses to reach. WiFi was slow and pretty much unusable.
The entrance is very nice with a small playground and sitting area. The office was undergoing some renovation but looked nice. There is a small motel at this park. Very clean and well kept on the outside - no issue.
I’d give it 4 stars but they really need to lay a new level of gravel on the loop road and sites. It’s pretty dusty right now.
Overall a very well kept private RV Park.

Came to PS to be near family who were staying at a home in the golf resort across the street — so this was a perfect location for a 2 day stopover.
Fairly level spot — some slight leveling needed. We probably could have stayed hitched up but decided to unhook so that we could drive around and go on hikes. No trails near the campground.
Laundry had 2 small washers and dryers, each costing $2 per load.
Didn’t go in the bath house but our friends said it was decent.
Dog run on property was small for our large dog, but adequate to help her get a little energy out.
Close to town, easy in/out. We filled propane at the Tractor Supply on east side of town. Close to major groceries (Walmart, City Market).
Verizon service was good.
About a 30 min drive to nearest trails for hiking. We did not experience the river tubing or hot springs but our friends said both were great!

Just an overnight stop for us. Just passing through but we will be back to visit the Pagosa Springs mineral pools!

Couldn’t connect to the WiFi, but everything else was really nice.
