Confirmed by 1 users | Last reported on November 13, 2021This turned out to be a great spot! we were a bit thrown off by the pictures vs the place as it seems a bit more spacious on the web, but once we got settled it was fine. We were in a back in site, and I would warn that if you have pop outs in your RV it is tight, the pull thru sites are set up much better for pop outs.
That said, we had a wonderful time for a long weekend.
the grounds and common areas are kept very clean. the pool was on the smaller side, but even with a packed park, it never got to crowded. the staff was very nice. the beach is very close with a nice easy walk right from their grounds.
we defiantly plan on going back for another stay
A great little spot for a night or a week even! Short walk to the beach. Nice little pool /spa area. Clean bathrooms! Would recommend!
This park is one of your best bets if you want to camp by the ocean without dealing with the heavily booked state park system. The pluses of the park are that it's only a two minute walk from the campground to the beach. The park is extremely clean and has all the facilities (showers, pool, hot tub, laundry, game room). Historically this area of Oceanside was very seedy, but Oceanside is in the midst of a gentrification process and I found that walking on the streets near the park was less dangerous than it used to be. On the less positive side, you'll find that the park has no privacy between sites and the train at night is extremely loud. However, there's not much choice in the area (aside from another park across the street that I haven't tried, but is just as close to the train).

This was the first time we had camped at what I would call an RV parking lot. There were a lot of people that were doing long term camping (some from San Bernadino were staying there for 3 months! Imagine how much stuff you have at your site if you're living there for 3 months...). The actual resort was very well kept, with extremely clean bathrooms. There was a game room and small store on site as well as a small pool and hot tub.
It was a short walk to the beach, with a park nearby, but they were both very seedy and somewhat dirty.
We were in the back row, which backs up to a very busy train track. The first day that we were there (a weeknight) the trains ran all day and all night, blowing their whistle just about every time they went through; the weekends were a little bit better as most of the trains stopped by the time it got dark.

This place is a great location - 1/4 mile to great beach, park, 1/2 mile to restaurants. Nice showers, laundry room, hangout area. Small spots. We were close to the train and it definitely woke us up through the night. Maybe if we had a spot further back it would have been better, but we are like 100ft from the tracks. There is cable. Wifi is not great. No streaming.

We stayed here for 7 days and all in all not a bad visit, Yes, there are trains, yes they are close, but it's not horrible given the central location for Oceanside and Carlsbad. Yes, on the weekends, it can resemble an RV storage lot, but everything is kept really clean and the staff is helpful. It is expensive, and the only complaint I have is for that kind of money, I expect better wifi service. The tengo internet access is horrific; they even installed new towers while we were here - went from non-existent service to very limited sporadic service. But we are not here for internet access, so that is not a huge deal for us (but they should not advertise they have wifi, when they really don't). The daily rate varies and I have provided an average below. All in all, not a bad place to stay and allowed us to spend some quality time with our son while he was stationed at Camp Pendleton and a great central location for Oceanside and Carlsbad. We will visit again next time we are out this way.

$900 for five days, even over Labor Day weekend, was an outrageous amount considering what was offered. This park had absolutely nothing special to justify that amount. It was "ok" at best and that is being generous. You are packed in like sardines and there are not any additional amenities that would increase the rating of this review. I would not come back.

We stayed a little longer than a month and enjoyed how accessible everything was from this location. It's also a great home base for exploring up to Malibu all the way down to San Diego and every place in between. Carlsbad Village is just a few miles away and there is great ice cream and Handel's and cute shops and restaurants.
ABOUT: The RV park has its own back gate to the beach. It meanders through a little city park and then you can take the roads to find little beach access or walk through the neighborhood down to the proper beach and Oceanside Pier. Laundry is a bit pricey $2.50/wash and $2.00dry, but they work well and one cycle dries your clothes. It's tightly packed, but manageable. One of the team members will help you park when you check in which is really helpful. Concrete pads and hookups placed conveniently by your rig. Picnic tables and a palm tree divides each site.
There is a commuter train that goes by and we were concerned before arriving due to working from home conditions, but we were pleasantly surprised. At our site it wasn't bad at all. It only came a few times a day and it was not a big deal. Didn't affect us working from the RV.
CUSTOMER SERVICE: Very responsive team, especially over email. Facilities are nice and the staff keeps the grounds very clean and tidy. It is a pretty laid back atmosphere and a variety of guests, lots of families having fun together. You can have packages delivered but they go to the office and not your site so remember to add your name.
WIFI / CELL SERVICE: AT&T cell service worked full bars and wifi was great. Very little trouble working remote or streaming. There were a few times where we needed the support of our back up hotspot on our phone for video calls instead of their wifi, but other than that it was great.

Great spot for those looking to be near uncrowded beaches. Upon arriving the staff was very attentive and helpful with our check in process and pulling into site number 4 with our 42 foot fifth wheel. You are close to your neighbor but the grounds feature great spots to stretch and hang out in the bar/cabana area. Five minute walk to the beach made for the ideal start to our morning and then catching the sunset to cap off the day. 24 hour security is another plus. Short distance drive to Mission Ave in Oceanside to enjoy the weekly street market on Thursdays.
