It was hot and we selected a nice shady site with a short walk thru woods to the club/pool area. OTA TV was decent, WiFi hit and miss. All facilities were very clean and well maintained and the staff was great. Our rate was Passport America and we had to pay cash, not a big deal but be aware. The Kennedy Space Center was great and very educational and is a must when in the area. Would recommend and stay again.

Exceptional and outstanding location and cleanliness and ample space! Great RV Resort with ongoing rate specials, plenty of great amenities and did I mention customer service-wow! Sheree and Steve preform such a phenomenal job (work campers) and I hope corporate knows how valuable they are. I’d definitely return and invite friends to stay at this location because of those two!
This is an Adult RV Resort with lots of friendly Rv’rs, cocktail hour poolside on Fridays, movie nights in The Clubhouse, and plenty of meet and greet potlucks.
Bathrooms and laundry facilities are very clean and modern. Laundry W/D $1.75 per load. Package delivery ok. Excellent access to groceries, beaches and Kennedy Space Center.

We previously saw 4-star reviews for this resort; however, we were a little disappointed. Experienced some administrative issues with reservations. Some sites were better than others. We had a premium back-in site. I would not consider it premium. There were 2 obstructions for backing in: a permanent site marker and a permanent speed limit sign on opposite side. They were positioned in the worst locations for maneuvering. The hookups were conveniently located; however power was not the best here.
We walked around the park. The section of elite sites was better, but even among those there are some that I would not consider elite. There is another section that goes up a hill where a number of sites are not exactly level. Like we said, there is a lot of potential for this to be a nice resort some day.
The bath houses and laundry were nice. We thought the pool amenities were small for the size of the park. There is no trash pickup service, which would be fine, however the dumpsters are located in the furthest corner of the park.
There is quite a bit to see and do in the area. We visited the Police Hall of Fame which we recommend.

DATE VISITED = Nov. 2020...full-service RV resort, all amenities in good working order, clean and pretty...sites are not huge, but resorts almost never are...two heated pools and hot tubs that we had all to ourselves every day we were there...bathrooms at the clubhouse spotless...cleaning supplies provided for common areas (Covid)...only one area for dumpsters, so that was a walk from our site but it was on the way to the pool anyhow...laundry small but working great $1.75W $1.50-.75D, dryers nice and hot for 50 mins..cable TV provided, OATV good as well...free park WiFi was okay, best at the clubhouse...great location to visit Canaveral Nat'l Seashore, watch a rocket launch...Critters Spotted: @park = little blue herons, egrets, osprey, Anole lizards @seashore = gopher tortoise, willets, sanderlings, ruddy turnstones

The park is nice and has 2 pools (a 4 lane lap pool and a bean shaped pool with a deeper end), 2 hot tubs, big community center, 2 pickleball courts, shuffleboard, bocce ball and multiple ponds located throughout the park. They have their own Propane fill station as well.
The concrete pad sites are nice and are all full sun but if you are looking for shade, you should opt for a non-concrete pad.
Site 197 is FULL shade all-day long which would be nice in the summer but was not all that great in the winter. It would've been nice to get some sun to warm up the site and the camper but it worked.
All in all, this is a nice park that gets filled up in the winter and everyone is there for the entire winter. The rate is really great because they did not charge for electricity which was a real nice perk. There are multiple laundry rooms scattered throughout which were reasonable $1.50 per load. The 50-amp power was steady and we never had any variance of power the entire time were there.
This is a real hidden gem, it's a bit of a hike to the grocery store and nothing around but a great place to duck into for a few nights if you want to explore Kennedy Space Center or even just wander around the area and need a home base for a bit. We thought it was a great spot to winter.

We reserved an “elite site”. Sounds good doesn’t it? We ended up being stuffed into a non-elite site between two messy full timers. Their stuff/junk was all spread over the lawns on both sides of our site.
The sites they show from the road are nice looking. Don’t be fooled! I left a note to management but they didn’t respond. This review is as a result of a lack of response. Poor management,

Began our stay December 3, 2021 & heading out January 1st. Overall it’s been a great place to stay! We have 2 children & they’ve had plenty to do. Everyone seems nice & we haven’t had any complaints other than a little pricey.

If you have to stay here, make sure you deal with Tessa and only with Tessa. The other staff members are incompetent and we are out thousands of dollars because of it. Long story short, I booked two months. Shortly before the end of the first month my husband stopped in to see if we could extend for a few more weeks, and was told very rudely that we were only booked for ONE month and would have to vacate in a week. At the start of the busy season in FL. So we hurriedly booked another (horrible, but the only available) site nearby, nonrefundable, at a premium. The next day, we find out that that employee (the one who screwed up the reservation in the first place) was incorrect and we could have stayed two months AND extended as we requested. Sheer incompetence, mixed with rudeness.
That aside, here are the other reasons we would never stay there again. It is advertised as a 55+ park but there are young families everywhere, but nowhere for kids to play, so they play in the streets. The park does not enforce the speed limit so we saw multiple near-misses from kids riding their bikes and toys into the path of speeding vehicles. They say no tents, but there are trashy tents and gazebos everywhere. They say no aggressive dogs or dogs tied up outside but the place is full of them. They are a Zeman property and Zeman has them lock the office for days at a time for "in house training" so if you have packages to pick up (or even to be delivered) during those days you're SOL. Unfortunately, terrible management, high prices, rude attitudes and low quality are all the norm in Florida so if you're accustomed to parks out west you'll need to adjust your expectations. But this was really over the top. (It's still better than where we wound up, due to their incompetence, though...)
Factors beyond their control: Close to 95 and Hwy 46, so lots of traffic noise. Multiple ponds with gators, so stay alert when walking your dog (or letting your child run free...) Very small dog park - the smallest I've ever seen in 4 years of full timing. And the poo station is outside of the fence.
Positives: Tessa is competent and professional. The outside staff is friendly and helpful. Many of the residents are very nice. There are activities if you're into that. It's gated. Two very small laundry facilities each with three washers and three dryers. Bathrooms/showers are good sized and seemed clean (we don't use them but I snooop.) The site quality varies hugely. We were in the Wagon Wheel which had gravel sites and was flooded most of the time we were there (due to Ian) but was pretty, with grass, trees, and lots of birds to watch. There are fancier sites but they are closer together.

This is a great location for visiting the Space Coast and Titusville, and it is real close to I-95 and a LOVES truck stop. The staff is friendly, and helpful, and the campsites, are positioned so no one should have a hard time backing in to them. Some of the campsites are not maintained like they should be, and we had to call in to have the site trash removed, and the water leaked and needed some attention. Our site also had a ridge in the middle as such was very hard to level the 5ther.
