The idea of stabling your horse while parking your rv, seems like a good one. I think the facility had gotten away from the previous owner and now the new owners are playing catch up.
The biggest problem is percolating ground water. There is standing water and many sites and surrounding soils are saturated. In rural farming areas we'd call this ponding and it means that drain tiles need to be installed or replaced.
We just picked out a dry site. The manager had no problem with us walking about to pick out our spot.
This park just looks tired and worn out, not very appealing. Not really dirty, but just junky and unkempt. First impression is a bad one, and there doesn't seem to be a lot of effort to correct this.
Office was closed when we got there. Had to call a number on the door, and wait about 30mins. Owner was very nice. Office was rather nondescript, dark, and dingy. Once we registered he left again.
There is a pool that probably looks good in season, but now needs to be drained and covered. It is unsightly now.
The bathrooms are old KOA style, superficially clean and acceptable. The showers also looked clean, but water stains made the floor mats less attractive. There is also a small laundry. It all needs attention.
There are permanent residents here, but some of the trailers and their sites are a little un-nerving and should probably be gone.
This is not a bad park, we never thought of leaving, but it needs a lot of work to be brought up to par and we probably will not be back.
Arrival was good, the office is used for a nail salon also. The park is next to Hwy 50 but the noise is not bad at night.

Helpful courteous staff on the phone. Easy access. Decent bathrooms and showers. But a little run down and the smell of livestock was not avoidable.
