Confirmed by 2 users | Last reported on October 07, 2023RV Parks in Urban areas are always expensive and I certainly understand that with land values and property taxes they have to be. This park is no exception with it's close proximity to Dallas but this park also gives you a lot of value for your money.
Yes, it's a cement parking lot with strips of grass between like so many urban RV parks. But it's really well done with just a few exceptions (which I'll get to in a minute). First the clubhouse, pool, exercise room and bath facilities look like something out of a Five star resort hotel. The pool has water features, falls and a wide shelf around one side just under the water that is great for small kids.
This park is right across the road from a public park on Lake Ray Hubbard. I admit we didn't go exploring but it looks like you could hike or get lake access there.
The park is very pet friendly with several dog exercise areas and a wash area.
Shortfalls:
1) Traffic Noise. You're basically in the L of two expressways, almost under the ramps. They have walls around the campground but the traffic is basically above you. We heard it as a constant drone all night. It didn't keep us awake except for the occasional truck hitting their Jake Brakes or the hot rod without muffler showing off.
2) They have very slow WiFi and if you want full speed you pay extra. Really? I know high end hotels do this - and it pisses me off there too. If I pay this much per night I don't expect to be nickeled and dimed for decent internet.
3) They charge for "cancelation insurance." OK, I know cancelations are a problem in the RV industry but this isn't the way to handle it. It also pissed me off.
4) The sewer connections for the back in sites is all the way at the back of the site - It took two sewer hoses to get to it from my 5th wheel. Who thought that was a good idea? It looked like the connections for the pull throughs were in the middle where they should be.
5) They didn't have quite all the little details worked out yet - for example there were NO trash cans around the pool or anywhere I could find in the club house.
Will we go back? Yes, probably, when we want to be close to the relatives. We camped at Lakeshore RV Resort in a Fifth Wheel.

Arrival - Super easy to get to off of I-30. Check-in was a breeze with very helpful and friendly front desk staff.
Tips - Make sure your GPS realizes the park is located on the E- I-30 Service Road. Do not follow Bass Pro Dr. to Zion Rd. towards John Paul Jones Park and the lake. If you do, there is a park parking area on the right that will allow you to turn around.
Favorite things - Newness of park, super easy site access, kids loved the pool.
Negatives - I-30 noise but, that was to be expected considering the location.
* - Our price included the trip insurance.

Easy access off I30 service road brand new park, mostly long term folks. Friendly staff. Nice pool and hot tub. Exercise room equivalent to what a hotel offers. The only reason I don’t give it 5 stars is it is the loudest place we have ever stayed the interstate is on three sides of it traffic never stops. We had a back it site. Lots of space to maneuver we have a 40ft 5er. We will stay here again.

This is a brand new park in great proximity to Dallas. Amazing facilities- laundry, 3 dog parks, really nice luxurious bathrooms, BBQ area, resort style pool and hot tub. However, the sites are extremely close with no privacy at all. Not even bushes or trees or shrubs. It’s a very poor design because they have the parking space behind the hookups so your car is in the other peoples living space area. It’s an urban park, so I do understand the intent. It feels very safe and is gated. Overall, we really enjoyed our stay and would stay again.

This rv resort was great, everything was very clean and well maintained. Spaces were a little close together, but that is expected in the city. We did not have any issues with the gate or water like many have posed about. The pool and hot tub were great as well. We would come back here again.

You won’t find a cleaner classier RV resort near Dallas. The clubhouse is first class, the pool and hot tub are the prettiest I’ve seen. It’s safe and secure. World class BBQ grills, office for guests, squeaky clean laundry and showers.
