Confirmed by 3 users | Last reported on April 28, 2021We stay at Blackstone North regularly. It’s a convenient place to stay in Fresno / Clovis. Good size sites accommodate large rigs - we usually see plenty of big class A motor homes in there. Under new management since 2017, the people running the place are responsive and accommodating. The area is a bit tough, on a main road with lots of businesses and such. Overall the best RV park option in Fresno.

Great park. Rates pretty good. Only reason it's a 4 is because the area isn't that great. Can be a bit getto. The park it self is nice, has a wall around it and I believe security patrol it at night. The management is awesome, rates are good (for monthly rates we paid 820 or so that included electric I believe monthly is around 750 or close to). Not much to do in the park no pool no workout no where to ride bikes (except in the park). The long term people here are super nice. Really tries to watch your back. If you stay here look up Scott or Bill. Good people.

We didn’t stay here on this visit to Fresno. However we have stayed in the past and had a good experience.
This trip we used their dump station only. The cost to only dump and flush the black tank is $10. They have plenty of space for big rigs. If you arrive and the office is closed there is a dump only envelope available so bring cash or come during office hours to use your card inside.

I stayed here for one week. A mixture of full time folks and vacationers passing through. I enjoyed having access to town and restaurants etc. - HOWEVER - I did NOT see the fact that the Blackstone Ave is used as a drag strip in the evening! The noise each evening is deplorable!! Is it the fault of the resort? - nope - of course not, but I would NEVER stay there again.

Residents RVs live cheek-by-jowl in here. Sites are super tight with many cars parked everywhere. Not tourist friendly.
Right in the city, I really didn’t enjoy staying here

Any positive review for this RV park was written by management or people connected with management. We could not place anything outside our trailer without the worry of theft based on recommendations from three different long-term residents. This place is not for travelers. There were showers and toilets but they smelled of mold and had not been cleaned in quite some time. Although we did not experience this, many people complained of street racers on the road out front keeping them up at night.

The RV Park is conveniently located just a short drive from the zoo and the underground gardens, and the price was right. Our site had water, electrical (30 amp) and sewer. The electrical panel was on the opposite side of the water, so that was a bit unusual. Supposedly, the park fee also included wifi, but we were not given a code to access. The office was not staffed while we were there, so no one was available to ask about the code.
The park needs some TLC. Trees need to be trimmed; branches brushed the top of our RV as we drove through the park to our site. And there are lots of long-term residents with older RVs that have seen better days. The park itself was quiet, but it is located next to a major street and a highway, so we heard lots of road noise ALL NIGHT. And the park is not very secure, anyone can wander or drive in and out, and they did.
The community dump station (if you can call it that) was located in front of our site (#15). Luckily, no one used it while we were there. The photos on the website were a bit misleading; I was expecting something a little more lush. But, it served its purpose, so it gets 3 stars from me.
