Confirmed by 6 users | Last reported on October 14, 2023I was going to give a 4 rating, but the owner somehow fixed the WIFI problem (we have Verizon and AT&T), so I have nothing to complain about. The restrooms and laundry are brand new and absolutely pristine. The owners are just trying to get this campground going, but I'm sure once it catches on, it will be a hit. The location is perfect. Near the convenient towns of Dolores and Cortez, CO, near Mesa Verde and practically next to McPhee Lake (2nd largest lake in Co.) We camped here in May 2017 in a 23' travel trailer. BTW, each site is about twice as long as you need, so there can be quite a bit of privacy.

Where to begin? We were met by Matt, the owner. He met us as if he knew us, we felt very welcome! We talked about everything and had some common interest since we own a campground in France.
We had booked site 44 because we love to be private and with a view. And we needed a space to put up a small tent because of my snoring husband. :-)
Matt explained about the view from our pitch, it was unbelievable! When we sat next to the fire at night, a loud noise scared us, it turned out to be the 2 horses in the adjacent field, lol.
The best bathrooms EVER!!! Clean and spacious, Matt and Wendy have thought of it all, and keep it clean. Laudry was pristine as well.
What we loved most however was the lay out of this campground, it's not camping in a row with lots of other (big) rigs, but lots of green, trees and space between campers.
We have already told other Dutch people about this RV Park and I hope Matt and Wendy will be busy! We will definitely be back if we are in the area.
Oh and the cookies were much appreciated!
We visited Mesa Verde, Cortez (shopping), Telluride and Four Corners Monument.

The park owners and hosts were friendly and helpful. Park was immaculate, nice bathrooms, laundry room. We stayed in the lower loop which had large treed sites. The upper loop had some nice sites also with good views, but the sites were much closer together. However, the WiFi was better in upper loop. There were plenty of places to explore in the area. Be sure to see Mesa Verde National Park. Also drive the American Byway Loop through Durango, Silverton, Ouray, and Telluride...beautiful! The price reflects our monthly rate.

The photographs are real ! This wonderful RV park is everything and more. Large level sites, beautiful views, spotless and well designed restrooms.
The staff is friendly, knowledgeable and helpful. The owners, Matt and Wendy, went out of their way to welcome us and recommended hiking, cycling and dining spots.
We are already planning our next trip back, and we’re still here for another week! Next trip we’ll stay at least two weeks.

Yes the views are incredible. But, of course not from every site. We are in site #44; which has some of the best views here. You overlook Mesa Verde National Park and the Ute Mountains. We then moved to site #10, whcih also had some very nice views. Gravel drives and lots, but well packed. Large sites, lower sites are farther apart from your neighbor.
We could not get our 43' MH level and instead of finding us another spot, the owner brought us some wood blocks and helped us level. They also brought us free fire wood and even cookies one night! And even hand delivered a package we received.
Dolores is a tiny town, but very cute. Mesa Verde NP is about 30 minutes away. The San Juan Skyway is a must see drive! The aspens are a brilliant yellow right now.
We didn't use the bathrooms, but they are very nice and very clean.
I highly recommend this park. Just a nice, quiet area with some of the nicest owners and camp hosts around.

We had a great time here. We had great views of the Mesa Verde area. We explored some of the less known Indian ruins, like Lowry Pueblo and Hovenweep. I highly recommend this park. The cell service was good, but the WiFi was better. The shower house was clean and well designed. There was a laundromat on site. We had 50 amp service at our site. It was a full hookup site. The roads are gravel in the campground. The elevation was about 6200’ and the temperatures were mild. We will be returning.

This is probably our fave RV park we’ve been to. Such friendly, welcoming owners and great views! We loved the care and thought given to the spaces, commons area, bathrooms, etc. Such a peaceful restful week !

The owners are friendly and this park is very nice. Our site 43 was very long and had a nice view of Ute Mountain. The park is gravel with nice grassy large areas between sites which our senior dog liked. Bathrooms and laundry were clean and new. The crew here works non-stop grading, planting and improving the park. They have pride of ownership and it shows. McPhee reservoir entrance is just across the road. Great location for Mesa Verde. The Cortez farmers market was nice.

This is one of the best campgrounds we ever stayed in. New, very well maintained, spotlessly clean, very nicely landscaped, great views and reasonable cell phone coverage. The staff is very friendly, welcoming and helpful.
The sites in the upper loop are closer together than in the lower loop. The rates for sites in the upper loop are also lower ($40/night). The lower loop is much nicer, sites further apart and more privacy. The higher rate ($50/night) is certainly worth it.
The back in sites are long enough for our 34' trailer and our car. The pull through sites are even longer and can accommodate very large rigs. All sites are gravel with in the lower loop also for each site a patch of grass and some trees. The camping is on a hillside and most sites are not perfectly level, but with a few blocks you can always get your RV horizontal. The great landscaping, shade and privacy more than make up for it.
You will have the best views of Mesa Verde and the Montezuma Valley from sites 44 and 45 on the South side of the lower loop. Sites 46 through 49 offer nice views of Canyons of the Ancients National Monument and the Ute mountains to the West, even though some of the trees around the sites are blocking the view. But hey, they do give a lot of shade... Best privacy has site 46 which also offers a lot of shade under the trees behind the pad and still has nice views both South and West. Cell phone coverage is usable throughout the campground, best coverage has site 8 at the top of the hill.
There is a pavilion that can be used for all sorts of activities and there is a small laundry room with two washers and two dryers. There are new and very clean bathrooms. Two family bathrooms with a shower, toilet and sink, and two larger facilities in the main building where the laundry is.
The closest village is Dolores, which has not much to offer. The only thing worth mentioning there is the Dolores River Brewery, a nice brewery and restaurant. A little further away (20 minutes) is the town of Cortez with different shops and restaurants and even a movie theater. This is where you will mostly do your shopping or go out to eat.
There is a lot to do in the area. Across the road is the entrance to McPhee reservoir. Just across the Montezuma Valley (1 hour by car) is the famous Mesa Verde with its cliff dwellings and spectacular views. Other parks and sites within reach are Canyons of the Ancients, Hovenweep, Ute Mountains, and just a little further away is the town of Telluride with all the mountains and trails surrounding it.
From the campground, a short hiking/biking trail lets you explore the area West of the lower loop. It takes about 20 minutes to hike it completely and return to the campground.

Absolutely wonderful campground! Owners care so much about their property and guests...and it shows. Beautiful sites with gorgeous views. Great spacing between sites and landscaping. Bathrooms are large and spotless. Laundry is affordable and the washers and dryers work like a charm. Can't find anything negative to say! If you are planning to visit the Dolores/Cortez area, don't consider staying anywhere else!
