It's a new park so there aren't any amenities here yet (which I don't really mind because our RV is a self contained rig). I do wish they had laundry on site though... but that just means I'll have to find a laundromat and do ALL my laundry at one time! -there are worse things to complain about!
The views are GREAT! I'm a very happy camper. We had full hookup with 50amp. The only con I'd say about the hookups are they are all not located near your hookup spots (at least not on ours). They are all located at the end of the site (so you'd have to have longgggg hoses/electric). Dogs are allowed and everyone seems to pick up after them which is great. The sites are all rocks which worked out great for us - no dirt/mess when coming inside.
Cell signal is FANTASTIC here!!! Verizon was 32 d/l and 39 u/l - AT&T was 71 d/l and 10 u/l
Park is located close to Cottonwood (there's a Walmart and everything you'd need 6 miles away) and also close to Sedona -about a 30 minute drive.
Overall, I would definitely stay here again and I'm very excited too see what this park turns into since its brand new!
(it also had the best weekly rates around as far as campgrounds go!)

My wife and I contacted the RV park about a stay. They said that it was $450.00 per month. We decided to stay one month. When we arrived there it was a large gravel parking lot. There was no WIFI no clubhouse, there wasn't anything but unlevel parking spaces all made up of gravel. The views from here of the Verde Valley are spectacular, however you have to pay an additional fee to have a site with those views. You can't see Sedona from there at all. We were told to leave a $100 deposit when we booked and only later were told that that was a deposit for electricity charges. They charge the peak residential rate for home owners. Not the commercial rate!
Once we arrived we proceeded to pull in on a Sunday and figured we would find a spot that we liked near the dog run. I am handicapped and need to take our dogs out several times per day. We have a woman pull right out in front of our motorhome with a golf cart waving her arms. I stopped and she was very rude at best. She then decided that she would put us right out front in an almost empty camp ground. We ate dust everyday and night that we stayed.
We went to the dog park and it was a joke. They had a stand for poop bags but it was empty until the last week when we told different guy running around the park and he finally filled it.
Their website says to contact them regarding complaints and they will fix them before we go to social media. DON'T IT IS A WASTE OF YOU TIME!!! I did it and it took over a month for the owner to respond to an email and letter. He offered my wife and I one nights stay. What a joke, I hated it paying for it, and you think I'm coming back for one night since it is FREE! Think again, its a whole!! Not even if you paid me!!

I looked everywhere for a park with an opening for Memorial Day weekend and found spots here. I wasn’t expecting too much as it appeared to be a big gravel lot. It definitely exceeded our expectations. The view is beautiful and Kathy was very sweet. There are trees that will add so much to this park when they mature. We look forward to coming back!

Nice RV park on the top of a hill. Spots are coarse gravel (I'd prefer paved) that were not exactly level. The staff was very friendly and helpful. Full hook-ups. Quite and close enough to Sedona to drive back and forth.

We spent the month of April and really liked the location. The wind blew and blew like kansas Dorthy which almost ruined the whole month. Locals say April is the worst for wind there. Perhaps because you are high up on a Mesa it might be breezy often? The views from the park are incredible!
We were quoted $575 and ended up being charged $610. Extra vehicle charge which seemed silly as there was plenty of room for our two vehicles.
A great Base camp for visiting Sedona.

It is an extremely nice campground for only $475.00 a month. It is fairly new, so they will be getting wifi soon. Verizon is 5 bars. Lots are big for a commercial campground and the manager,Kathy, is great.

Quiet and clean park. Sits on top of a hill with great views. The owner was very helpful and kind. This is a new park with lots of vegetation planted and growing. The only facility we used was the laundry and it was neat and clean. Lots of permanent residents that are quiet. Just minutes away from Cottonwood. The only reason for a four is the unlevel sites. Many of the guests had to go through some serious measures to level their camper. Some of the Class A vehicles had their rear wheels well off the ground. Our site was level and we had no issues; #25. Otherwise, nice, clean park with no traffic noise. Download speed on Verizon was 101 Mbps.

Let's start with the RV park itself. It is located on a high basin outside of the town of Cottonwood. You can oversee the highway and town lights at night. No traffic noise whatsoever, so that's very nice. During our stay It was very windy most days and nights so that was not too pleasant and you can forget about putting out your awnings. For what the park provides and the nightly cost, it is a great location to get to all surrounding activities and locations such as Sedona, Jerome, Prescott, and Camp Verde, etc.
Now for the customer service of the camp host. This lady, Kathy, has no customer service or people skills at all! She has no right being in this role and is clearly bringing the experience down at this park. We had four incidents while staying there for two weeks where she made us feel very uncomfortable with our stay. When making the initial reservation, she gave us a rim spot but then backed out the day before we were to show up and said she would have never given us that spot and the system would not allow that but I had the reservation to show her. She hung up on me, wouldn’t listen and was very rude. Once I showed her the reservation, she then blamed the owners for the mistake. She moved us to an inside spot and comped us a few days. Once there, we asked her to move to a rim spot that had opened up. She said we could but the next day she came over to our site and said she was confirming where we were because the system said it didn’t know where we were and she couldn’t remember either. She blamed a prior worker for the mix-up in the system. Then, she called me after being there for four nights and left an unprofessional message strongly saying I needed to get to the park asap so she could park me before it gets dark. Hello, I was already there. She again blamed a prior worker for the mistake. A few days later, she then called and left a message saying that we needed to move out of our spot as someone else was coming in. We called and said we were there for another week per our reservation we made seven weeks prior and she yelled and hung up on us. And the saga continues . . . she either doesn’t know how to work the system or the software isn’t working very well. I went to the office almost every day to get mail or other deliveries and I could hear her on the phone or in person with other people and she definitely should not be working with people in any capacity. Very RUDE, very UNSTABLE, very UGLY DEMEANOR. The kicker is that you cannot talk to the owners because you have to go through her to get to them.
She really brought down the overall experience of our stay. If you stay at this park, just get in your spot and avoid the camp host at all costs for a better experience. We will NEVER return to this location because of her. The owners should take note that she is driving business away.

We lucked out and got a site on the rim that was particularly large. Stayed just three nights and extremely windy all three so limited time outside in the evenings. They accept dogs but there isn’t a place to walk them (other than rock roadway). When we arrived, we pulled in and told the guy we had a broken toilet and while we were lucky enough to find the part, we weren’t sure if it would resolve the issue. He said “good luck because we locked the bathrooms for the night”. Come to find out there were bathrooms in two locations, both with key code locks that seems like if you had a frantic guest without bathroom facilities you could offer that they could use them for ONE night but—whatever. Another small thing but...you pay for laundry at the office and get the code. Then you walk up a hill to the laundry house. Well, after making that walk a few times and finding the machines constantly full, I never got my laundry done even though I had already paid.
The wifi itself wasn’t great but if you sign up for the “special offer” (which sounds like a scam but so far I don’t think it was) you get a week of high speed wifi for free—no credit card needed.
Most of my complaints are small and overall it was a nice spot and very pretty.

This park is close to everything in central Arizona. Sitting on a bluff, you get a great view (if you are on the rim of the park). The park is completely graveled with a few trees. The manager is extremely helpful. All the utilities work great. WiFi comes and goes but they have a LOT of access points and the park is served by fiber. AT&T at our spot was 1-2 bars. Verizon (Visible) is full bars as the tower is right next to the park. They have a laundry room that is in the farthest corner of the park. I feel the park needs to build some steps to the laundry room to make it easier to get to, especially after they tell you not to climb the rocks to get there. All the spots are not perfectly level so bring your blocks! The price paid was the monthly rate ($475) plus electricity.
