Confirmed by 2 users | Last reported on June 24, 2022This RV park is in a great location for Kodachrome and Bryce Canyon. It's very large and plenty of space. All hookups are new. They opened their doors on May 1, 2021. So it has a way to go before we can give it 5 stars. Right now it's mostly gravel and dirt. The lots are partial gravel and dirt. My concern would be with some rain because I think you'll be walking around in the mud. Theirs some strong gusty winds that move thru the park and kick up lots of sand. The facilities look great though we really didn't make use of them since we have everything we need in our Class A. When this park is finished I'm sure that it will be a great place to stay. It served our purpose. There are no trails at the park or places to explore. But you can drive to many great locations close by to do some great hikes and mountain biking. The park also has a section for horses. So I'm not a horse guy but there must be some great places to go riding. There were 7 campers towing horse trailers ahead of us at check-in. The location where they stay is on the far side of the park. I hope that the next time we stay here I can rate it all 5 stars. I gave the value 3 stars because it's still up and coming and doesn't rate the price there asking. But I'm sure that they will get what they want. All Parks are full and hard to find space this time of the year. Maybe that will help in completing the park quickly. They have good Wifi during the day but at 8 pm we had 5 Mbps download and 2 Mbps upload. Did that test with Speedtest App.

Awful. Dirt parking lot, awful wind and dust everywhere, insanely expensive for what it is. Not even done yet- construction equipment everywhere, trees not planted yet, and again, literally $60 per night to park in a dirt field. If lucky, you will get to be near the horses also, so then it’s a smelly dirt field.
Weird layout also, and utility hookups at odd location in the ‘site’
Go stay elsewhere. This place is not ready to be open, and literally is insane to be charging these rates for what it is. Very disappointed and wish we could have just left, gotten our money back, and gone somewhere else.
Oh, and no cell service, and their WiFi is awful.

This is a new camping place. We stayed here 5 nights felt so comfortable. Very quite at night. Bathroom and shower are very clean.wifi is okay. The owner and all servers people are very nice and friendly.Summer time’s weather is beautiful. From camping place to Bryce Canyon national park only 30 minutes drive. We will come in here again.

This is a new camp ground that is peaceful beautiful and the owners are nice and put there hearts and souls into making this place great. The sites are spacious and back up to trees and a river which was a great place to hike as well as the horse trail follow the ribbons in the trees my dog loved the freedom of running through the river. Make sure you wear your rubber boots! The showers and bath dog bath were top notch and very clean plenty of beautiful buildings on the property with these amenities. Close to Bryce and Kodachrome and the crowds. The owners have many plans for this place I would recommend staying here also bring your horse the corals are plentiful and are right at your site!

This place just opened this year and it’s still under construction. The owner was extremely friendly and helpful and we were really glad they were open so late in the season. The facilities are very nice and the bath house was very new and nicely done. Once this place is done it’ll be really nice but some more greenery would be nice. Cell service in this town is marginal at best. The parks WiFi worked pretty well.

We really enjoyed our stay here! It's brand new, great location, nice amenities and not very crowded at all. We are full timers working remotely from the road, so it was a bit of an inconvenience to not have cell phone service in the park and their wifi was not suitable for our needs. We went into the coffee shop in town for wifi which was only a few minute drive away. If they installed fiber here, I bet this place would be packed!

Very nice place. Brand new facility, well-stocked store, 5 washers & driers, and the nicest staff.
Great location 10 min from Bryce and 20 from Escalante.
Currently (Sept 2022) there is zero Verizon in the park, staff acknowledged that it is an issue. So if you’re going to work while you’re here be prepared. Campground wifi worked well the 4 days we stayed.

Arrival - Super easy with online booking and great pre-arrival communication. Approach into park is well marked and easy to navigate.
Tips - If you have a taller rig, greater than or equal to 13'6", don't be dissuaded by the 13'6" bridge sign on UT-12 heading in, the two pseudo tunnels are much taller and able to accommodate semi trailers. We had a panic attack and had to call ahead to make sure we were approaching from the right direction.
Favorites - Super close to Bryce and all the geological attractions in the area. The town of Tropic is about 7 miles away which made for easy shopping. Site G-06 was super level and really easy to back our 45" rig into with plenty of room left over for our 20' tow vehicle. Park is a newer location with new infrastructure and amenities. Two dog parks and a small playground for the littles was appreciated. The people, Harry in particular, were super friendly and helpful. Site was unobstructed for Starlink.
Negatives - Nothing really other than terrible cellular service which isn't a reflection on the park.

Really nice clean place to stay. We didn't camp with horse but there set up for horse camping is great. Extra friendly and knowledgeable staff and owners. Highly recommend!

This is a newer park with gravel parking. Sites are not quite level on the upper area. They have some back in spots at the bottom that look more level. Very nice bathhouse, dog washing station and store. Beautiful views and in the middle of lots to do. Bryce Canyon Natl Park is just down the road. Red Canyon and the Grand Staircase Escanlante is a beautiful drive. Wifi was free and good service.
