Verizon - sometimes it was awesome, most of the time it was middling. On average we were getting 20 down.
ATT - Also all over the place.
We stayed at Black Canyon Ranch for 2 months.
Pros:
The weather in the winter months was absolutely stellar.
Some of the friendliest neighbors and camp hosts we have seen. People knew our name and knew our cat (who we take on walks) by name.
The sites were huge and the whole campground has a ton of beautiful trees.
The pool and hot tub were really nice looking (COVID, so we didnt use them).
The area is gorgeous - beautiful mountains and cacti as far as the eye can see.
Facilities were always very clean.
Very quiet, with no highway noise. Most noise we would hear is people rolling in with their ATVs.
Well sheltered from the wind.
Breakfast restaurant right next door.
You’re within reasonable driving distance to Phoenix, Sedona, and the Grand Canyon.
Though the town of Black Canyon City is tiny, Anthem is within a 20 minute drive and they have every store you would need.
Propane truck comes for fill up on Tuesdays and Thursdays ($4/gal at the time of writing).
Cons:
The bathrooms were in the same building as the office, which is closed at night. If you don't have a bathroom in your RV and you need to use the restroom at 1am, you’re out of luck.
There were a lot of little things that were broken for the majority of our stay there. The gate to the wilderness path had a broken latch so you had to lift the gate to get out (and when you are walking pets, getting two hands to lift the gate can be hard), there was a broken shower in the bathroom and one of the showers didnt have hooks for the towels, and of the 4 washers available, one was broken when we arrived, one was broken in the first two weeks of us being there, and the third washer broke in the beginning of December. This meant there was only one washer available for a few weeks as nobody came out to fix them.
Mail takes a day longer to arrive than you’d think due to the local post office.

This park has big trees that give shade. The sites are not all that big but not bad. The water pressure is great. At night it is very quiet and it’s easy to sleep. Now I like some dogs but you people who let your dogs bark at everything need to realize how rud you are to us who enjoy quiet. Then when you leave to go shopping or go eat and don’t take your dogs need to realize that They bark and howl while you are gone and that is very disturbing to everybody else. It is simply not fair to the rest of us. This is a common thing I have noticed in almost every rv park I have stayed at. Is this a normal thing? We have been traveling and living full time in our coach for two years now and I have been attacked 3 times by loose dogs while riding my bike. This park has a dog problem and that actually is a people that own dogs problem. We’ll enough about that. Everything else about the park is fine.

The place was alright. Pool was decent. Bathrooms were fine, but very average as far as our experience in other RV parks. My kids LOVED that they had bikes for use around the park, which was a big plus.
The worst part was that they parked us next to a guy who I believe works maintenance for the park itself. He seemed nice enough, but he was often working with loud power tools and swearing very loudly at the projects that he was frustrated with. We had to close the windows so that our kids didn’t hear too much of it. I think they need to be careful who they park next to him.
Overall, the park is fine, but that 10/10/10 Good Sam rating is deceiving.

We really enjoyed staying here! We stayed for 2 nights. The owners/hosts are extremely friendly and hospitable. The park is clean and well manicured, with so many orange, lemon and grapefruit trees that you can help yourself to! It was quiet and the lots are level gravel. There’s a large dog park on the property. And I assume access to trails for 4wheelers/side-by-sides since a lot of people have them. We would definitely stay here again!!

Good site, room for chairs and BBQ. Managers were very friendly and were always available. Picked oranges and other citrus right off the trees, pretty wild for WA residents. Office, pool and grounds were really well maintained. Laundry was a bit cramped for the size of this park. Some guys drove their ATVs around the park like they were golf carts which was noisy in addition to the highway which also had lots of motorcycles. Great place to drive into Phoenix and up to Sedona and Grand Canyon. Weather was just perfect for us in January. Wifi was weak at times, but had 20 cable channels, our mifi worked fine.

Very pleasant experience. When we arrived I had trouble with my water pressure reducer and the manager was able to repair it for me for free! They were also helpful in telling us about local facilities that we were looking for - grocery store, restaurants, etc. Would definitely stay here again!

More like a neighborhood, less like a parking lot. A very friendly mix of folks, clubhouse is super nice, and we feel safe here, as well.

We were driving from San Diego to Sedona on a Friday night and started calling parks off online listings after 5 PM when it was clear we were not going to make it to Sedona comfortably. We were told by the lady at Black Canyon that they would have room for us and since we were still several hours out, she would see us come in and would come greet us and check us in. She said a reservation was not necessary. Sure enough, around 8 o'clock at night we arrived. I pulled in, five minutes later she walked up, checked us into our spot and we had a very quiet restful night. The clubhouse, restrooms and facilities were clean and well stocked. It was a very good experience and we will stay here again on our way to northern Arizona.

Great little campground right off the 17 hwy. The pool and spa were awesome. The staff was friendly and very attentive/helpful. The clubhouse has a pool table (free), TV (with cable), dvd, piano, radio/cd player, dvd's for rent, and lots of board games and puzzles. There a small fitness area outside. The washer(s) and dryer(s) were $1.25. The restrooms and showers were very clean. The sites were big. My site was back in, but some pull throughs were available. They showed me the available sites and let me pick one.

I was in search of a place where I could bring my Dtr. & grandson while they visited me. I am a FT RVer and planned them to fly into Phx. from mid-west. My desire was a swimming pool, playground and dog park. I got pool and dog park, later found a local park with playground. The atmosphere is relaxed and very quiet guests. Majority of people are long term, park models, they were friendly towards me. The sites are close together and I was close to the road, last night there there must have been a accident on I17 and traffic was extremely busy.
Bonus there is ATV/UTV trails around and a "buggy wash". Also they allow mail to be sent.
