Beautifully landscaped and nestled right on Pismo Beach (currently Pismo Creek is flowing along the resort and it is necessary to walk around the lagoon to get to the ocean), it is truly an outstanding destination RV resort. This award winning, nationally recognized resort is conveniently located within walking distance from downtown Pismo Beach shopping, restaurants, and the famous Pismo Pier.

Confirmed by 4 users | Last reported on July 03, 2023So, this was our first ever stay at a full hook-up RV resort where we fully hooked up. IE we christened the sewer hose. Don’t get me wrong though, we’ve done a lot of camping and my preference is somewhere serene and isolated so this is just the opposite. Small sites and lots of things going on and people wondering what you are up to. Because we only booked a night at a time, we got assigned a smal site at the back - unlucky site #13.
But, at the time this is what we needed to shelter rain storms as our planned campsite was Oceano Dunes which was closed due to storm activity. We appreciated the water sewer and electric to charge out batteries and explore Pismo. Washrooms were adequate and clean but dated. Pool wasn’t quite warm enough for me and my son and there was no hot tub.
Our highlight was leaving The Rv resort and spending a sunny afternoon between rain storms at oceano.

There are limited big rig sites so you need to plan well in advance but if you can get in here it's a great location to the mid coast. Spent most of the time with family so did not do much of the amenities. Security goes around all of the time and it has adequate lighting. There is high fencing around the park for safety but people can get in through the beach area. We felt very secure though. Just a walk to downtown! Highly recommend.

When people say you are stuffed into a space, they aren’t Lying. When we got to the camp we noticed it was pretty compact but as the weekend hit it there were so many more people. They have great amenities! General store, laundry mat ($2.50 per load) small food areas, playgrounds, really nice but if your wanting any kind of space, your not going to get it. We have a19ft Lance and a H2 that’s about all that fits in your site. They allow extra cars and tents per site which I think is a mistake because it gets so packed. I think it’s a let’s go camp and let your kids run free! Tons of bikes, scooters, golf carts, you have to watch out for kids and dogs for that matter.
The site, you are literally staring at someone’s sewer line. They could at least put up some little fence of some sort to give some privacy. Small grass area with a picnic bench and gravel. You can hear everyone’s conversations, DON’T FART cause the neighbor will hear it. Swear 🤚🏼 When leaving we had to ask the site next to us they could move their car so we could get out. It’s just crazy. We won’t be going back there. This isn’t camping. I told my husband this is an RV storage facility that they turned into a “campsite” some people love it and that’s great but it’s not our cup of tea.

Yeah it's huge and tight and would be nice if they had a little 4 ft. fence so you weren't looking right at your neighbors sewer hose, but everything else was great. It's was quiet day and night. The central area by the pool and store is fun with live music, short walk or bike ride to all the action in town. Your on the beach, and we couldn't look out without seeing a whale spout, breach or tail flap. Very fun! I've stayed at the Avila KOA and it's pretty much just as tight but they may have little fences. Both are great for kids but Pismo's location is better.

First of all, the noise was deafening and went into the early morning hours on both nights.
The spaces are so close together that the fires on either side and in front and behind bathed us in smoke no matter what direction the wind was blowing.
The staff at the front was very friendly and helpful.
The online reservation system isn't working, so you'll have to call in. It took me 45 minutes of steady calling to get through.
While the facilities look nice, we didn't really partake. The park was very crowded - so even if we wanted to enjoy the facilities, they were packed.
We were told that the restaurant on site was great, and they'll deliver in the park. We wanted to try them, but ended up not leaving and staying in all day (even on a gorgeous, sunny and warm day).
Starlink: we had completely clear skies with no tree obstructions. Signal was excellent throughout the stay.

We are in a 40 foot motorhome pulling a toad. We stayed here June 21st, 22nd and 23rd of 2015. The space they placed us in was 168 and is right across from the children's playground. The space is so narrow that the truck on my left can barely open their door to get in and out. Dividing the space on my right is a palm tree positioned that in order to park the toad the wife has to exit the car before we park because her door would hit the motorhome.
The children are not supervised by their guardians and do NOT talk and laugh, they SCREAM until 9:30 at night and start back up at 8:00. So if you have kids under 12 yrs give this place 5 stars so you can just park them at the playground and you can stay by your RV.

Our price per night was based upon a stay of 4 nights and 5th one free.
You really cannot beat this location if full hook up, conveniences and facilities are what you need and want.
Pros:
- Excellent location! Short walk across a lovely, wooden bridge and short street to the beach--or keep walking north of the bridge to the touristy, but quaint side of Pismo Beach.
- Well-stocked general store! Very large quantity of RV supplies, pantry items beyond the basics, good beer and wine, toiletries, etc.
- A decent arcade
- Huge laundry room
- nice pool area and lots of outside games for kids
- nice paths at back end along the creek--very peaceful and pretty
- HUGE firepits
- Secure and not that packed in
- onsite restaurant with a pretty good happy hour
Cons:
- Maintenance activity everyday. Loud tractors hauling trash, diesel trucks pulling rental RV's, maintenance and security on their large golf carts... lots of activity on the grounds from sun up to sun down. Regarding the security, they are great guys. But, you do feel watched ALL THE TIME. I guess it is better than some parks where residents are the watchdogs. It won't deter us from visiting again. But, if your hoses leak, or if you don't maintain your site, prepare for a knock at the door with a notice of violation.
- Hook ups are smack dab in the middle of the site. We backed our truck into our neighbors and crunched the electrical cover (no real damage). We noticed A BUNCH OF CRACKED ELECTRICAL COVERS. This will cost you $30 and at least 3 visits from security. Don't try to back into your site after dark.

Great location to beach and town. The resort is well maintained and super clean bathrooms. Walkable beach access! There are many cool on site amenities including, general store, laundry, pool, arcade, and other games. Also, there’s a restaurant that serves breakfast lunch and dinner but I didn’t get a chance to try it out.
WiFi Internet was good enough to stream Netflix without any issues.

This was our second stay at Pismo Coast Village. The amenities are great, the service stellar, and it's extremely family friendly. Depending on what you are looking for, the sites are fairly cramped especially on the southern end of the park. It also can get noisy on the weekend nights.

Easy check-in and site parking; level sites but close together. Nice general store and clean bath/shower houses. You pay for location here; this park is in town so we enjoyed riding our bicycles to the public beach accesses and to restaurants. Good wifi available everywhere. Says it has beach access from the park, but the access put us on the back side of a tidal pool and we couldn't get to the actual beach, so that was a bummer.
