Confirmed by 1 users | Last reported on April 13, 2023We had to be in Pagosa Springs earlier than normal and unfortunately this was the only RV Park open. Other RV parks open May 1. We paid $700 for the month (including electric). This place isn’t worth half that.
Many full time residents in park which I normally don’t have an issue with, but they were almost all total dumps. Tons of drug issues around and I’m not talking pot either.
The other major downside is it is right on the highway. This road is the only access between Pagosa and Durango and it is extremely busy with lots of loud trucks.
And then the sites. The main row by the office contains 12 sites. Each site is about 13’ wide and your door faces your neighbors door. No space separation and no privacy. Our opposing slides nearly stretched across the entire site.
All in all, do yourselves a favor and wait until May 1st to arrive in Pagosa. If we didn’t have to be here during March we would never have chosen this place.

I planned on doing some dispersed camping but due to the snow, had to ditch that effort. So we stayed here for 2 nights. Super run down. They don’t have any appearance rules so the full timers had shit everywhere. The only good part was being close to the river. I was near the back of the campground and this one camper had people in or around it all hours of the night. Loud cars came by all the time. Multiple times I would wake up to people arguing or talking right outside my camper. Had little to no privacy. Definitely won’t stay here again and it’s not worth the $45 a night. Wait until end of April to come to Pagosa where the better parks are open.
