After a long wonderful day at Bryce Canyon NP we drove 2.5 hours to get to this KOA. Our plan was to stay a few days to regroup and hit up Zion NP.
Upon arrival for late check in there was a note about poor and limited WIFI.
The park is not well lit, it was hard to see site numbers.
Our site (66) was a steep uphill back in site with lots of loose gravel. We could barely open our van door because of the grade. Most other sites were not level either.
The shower house was in disrepair. The shower doors were broken in the ladies restroom, one had no lock, another barely held shut. There was no hot water! The plumber is trying to find parts to fix the boiler. Not sure how long it has been that way or will be. There were no wall hooks because they had been pulled out of the wall and the paint on the walls of the dressing area was blistered and gross. Not sure if they clean anything but the sinks.
WIFI did not work and no Verizon signal.
This place is hard to get to due to road construction, KOA did inform us about not following GPS directions.
We left early in the morning and went to a hotel. The staff did credit us for the unused nights due to our poor experience.
DO NOT STAY HERE.

The location was good, easy to get on and off the highway and a short distance to St. George, Hurricane and Zion National Park. That also means there is a lot of highway noise. Like, a lot. Its easiest to get to the KOA from the I-15 exit to the north of the KOA. Otherwise, you will travel quite a ways or have to drive down a gravel road that looks to be poorly maintained.
The campground is all gravel. All of the sites seem to be somewhat un-level and not very long. I saw many trailers and motorhomes sticking out slightly into the road. Each site shares hookups with your neighbor which means your side yard is also shared with your adjacent neighbor. I really do not enjoy this set up and it feels like you are camping with strangers, Luckily we had good neighbors so it was not as bad as it can be.
Cell service and internet were bad at our site but when I walked through the campground the signal got stronger. We were along the back row right up next to a hill. I think this impeded our cell and internet signal somewhat. I had to use a booster to get reliable service.
PROS:
Decent location
CONS:
Sites are un-level
Gravel everywhere
Not great maintenance on the bathrooms and shared areas
Wi-fi was un-usable
Its a KOA

This is your basic KOA, close to a freeway, decent but not luxurious. Phone service on Verizon was basically non-existent, wi-fi was nearly unusable. The pool was decent, the staff was friendly and competent.

We generally avoid staying at KOA's d/t their cramped conditions. As an example, I initially thought that this campground had a decent amount of space between units. Then I realized they still planned to put people in between us and the person next to us. We had to bring in our slide so our neighbor could connect his sewer hose. (That's the KOA difference!)
Anyway, we needed a place to work with a decent data connection before a weekend of hiking. This location provided what we needed. I do not recommend coming here for the "extra" campground amenities. The pool is very small, as is the playground. There is no dog park, and everyone has at least one dog. The public bathrooms are nice--large.
A few notes: their website provides directions regarding what way to drive into the campground. FOLLOW THESE DIRECTIONS. You will likely damage your RV otherwise. There are grocery stores and a Wal-Mart within easy driving distance, making this a great late night destination, but you will likely need reservations d/t the proximity to Zion National Park.
Additionally, we had to check in after hours. Although this meant that our Good Sam discount was not applied, they did set up a fantastic after hours check in process for us, and I really appreciated their efforts to do so. Overall, however, I would likely travel up the road to where I found better rates and more room at some other campgrounds.

For all my digital Nomads, there is almost no signal here and zero data on Verizon. I could not even keep cell calls from dropping with booster. Wifi is decent for most work and some video. However, I had several video calls drop which was embarrassing to say the least.
Cramped conditions as with most KOA’s and really crowded during the weekend. Check I was easy. Bathrooms and showers were very clean but dated. Common areas were nice. Did see a decent amount of roaches at night around our campsite. Great attractions with a 5 min drive. Definitely check out the red rocks park across the interstate and the nation forest roads north of the park leading into the mountains.

This KOA is fairly easy to access from the interstate, either from the Leeds exit or from the Hurricane exit. Do NOT take Old 91 road because it is very rough gravel. The campground has paved roads, except for one loop, with gravel pads, which are just long enough for the longest RVs, with no room to spare. If you have a shorter RV then you might fit both trailer and tow vehicle into the space. There is NO room between sites and they have the picnic tables butted end to end so you might be sharing your outdoor dining space with neighbors. Tent pads are located along the edges of the loops; they are not very well maintained. The pool is ok, just a rectangle. There is a pickleball court and horseshoe pit. The bathrooms were clean though a bit old. The laundry facility is nice. People are friendly. The campground is weedy, could be tidier. In the winter months, November through March, there are generally lots of spaces available, and they rent some spots by the month. During the season, it's a busy place. There is constant noise from I-15. It's not a peaceful camping experience.
The campground is along the side of the ridge and has great views of Red Cliffs and the Pine Valley Mountains. You can hike/bike in Red Cliffs and drive north to Leeds to access the National Forest for more outdoor activity. The entrance to Quail Creek Lake and state park is just ~2 miles down the road. Zion National Park is about 30 miles away, and there is an abundance of beautiful landscape to explore throughout the region.
Verizon service is 1 bar, occasionally 2.

Standard KOA experience; good for an overnight stay. Easy access from I-15.Pleasant office and check-in process. Sites are gravel; expect to do some leveling (which wasn't an issue). All sites tend to slope towards the I-15 and towards St. George to the South. Campground was clean. Large clean restroom/shower facility. Didn't use any other amenities. No issues with hookups. WiFi was adequate (for general internet surfing and email). Nice view of the canyon on the opposite side of the I-15; especially in the morning light. Road noise from I-15, but that should be expected since the campground is just off the highway.
Overall a pleasant overnight stay and hitting the road refreshed the next morning. All you can ask for.

Decent KOA but close to freeway. There is a really nice campground on the way in that borders the lake. The Verizon service is really poor. The campground is clean and the hosts are nice.
