Unbelievable. None of the amenities as advertised are actually available. The pool is NOT heated, and seldom open. There are FEMA trailers on their sides on the property, and the long-term "campers" appear to be hoarders or worse. There is no bar and grill, no entertainment. Bath facilities are grungy. The pics are all pre-hurrricane, and by the looks of it they've made minimal effort to clean up. And of course, "no refunds." I got it clawed back by VISA anyway. This is the worst kind of bait and switch.

This was our first experience with a “condo” campground. We were not prepared for it, and the semi-permanent structures, but we got used to the idea. Our site had a pretty dilapidated trailer on one side, which the manager agreed was an eyesore. However, the rest of the sites around us had quiet, polite people in nice rigs. We explored and found a nice laundry (but hey, why no changemaker?). The clubhouse, which is open to all even if not owners, fronts on the canal and is a very pleasant spot for morning coffee or afternoon cocktails. The pool is quite nice, though it could use a few more shade opportunities.

The best feature of the campground is the quiet. It’s never very noisy, and by 10 pm it’s dead quiet. There was some bozo a few rows away who fired up loud music every evening, but by 8 pm he was done.

We initially complained about the eyesore next door, and the next day the new property manager came to see us. His manner was perfect, and that set us on the road to feeling good about the property. He told us that he was going to be making enhancements, and I believe him.

We have learned that in this part of Florida, a condo campground is what you’re most likely to find (other than the state parks, which are gorgeous but impossible to get into). We looked at a couple other nearby options, and Key Largo Kampground is best-of-breed based on our observations. We would never be interested in buying a site and being there for the season, but we’ve already decided to book two weeks next winter.

Wifi is from hot spots located in public areas. Not really good if you're far from them. I have Xfinity WiFi, and there was a hotspot nearby so I had great service.

My biggest remaining issue is that the web site doesn’t explain the condo nature of the campground. I think that’s a disclosure that would be helpful and might prevent some complaints.
