HORRIBLE EXPERIENCE!! DO NOT STAY HERE!!
We have stayed at many rental properties over the past 20 years. This was by far one of the worst experiences we have had. First of all, the water has such a high sulfur content that when my kids took a bath, the water had a yellow color and it made the entire house smell like rotten eggs. It was nearly impossible to take a shower for more than a few minutes, and even then, the mineral content was so high, the soap would not wash off. This horrible smell was then transferred into our clothing when we attempted to use the washing machine. In addition, the hot tub had the same rotten egg smell.

There is ABSOLUTELY NO AIR CONDITIONING in this property. Not even an evaporative cooler (locally known as a swamp cooler). The house was so uncomfortably hot during the day time, that you could not stand more than a few minutes inside. It then took so long to cool off at night that most of our party had a difficult time sleeping. My family has owned a property a few miles away in Coaldale for over 60 years, and I am very familiar with the weather in this region. To only rely on the fan from the furnace to keep the house cool during the day and nights is absurd and ridiculous.

When it was time to leave we followed each and every part of the check out instructions (dishes, linens, refrigerator, took out garbage, etc.) The owner is refusing to return our security deposit because her cleaning lady actually needed to clean the house. This is despite the fact that we paid a $150 cleaning fee. No part of the home was left damaged. To charge us $350 to clean this house is highway robbery. We live in a 4500 sq foot house in the NYC area and it does not cost us that much to clean our house.

The river access is also a joke. There is a platform that stops a few feet above the river. There is no safe way to actually access the river from it. Fishing from it would require an incredible amount of skill and actually be dangerous.

There are much nicer places up and down the Arkansas river that we would recommend staying over this dump. Do not make the same mistake that we did.
