This is a beautiful campground with tons of space for bike riding or walking. The staff are extremely friendly and helpful and they have fun events for kids on the weekends. The laundry room has 8 washers ($2/load) and 4 dryers ($.25/8min) and is open 24/7.

We stayed in Section A which was **extremely** tight for navigating, parking, and camping, especially with our 43' big rig. 3 people had to move their cars to allow us to back our 5th wheel into our space. We could barely open our awnings without touching the RV in the space next to us. The back of our 5th wheel was less than 3 feet from the camper behind us. On the last 2 nights, we moved to B15 which had plenty of space with an awesome patio setup.

Trains come through near the park at all hours of the day and night, using their horn religiously; Not a huge deal but you may get woken up in the night or early morning.

This is a great site with extremely friendly staff. We arrived on a Saturday and the park was sold out. Our space was the only one available. The road leading to the sites and the sites themselves are somewhat tight and close together which made parking our big rig challenging. The sites are at a 90-degree angle so if cars are parked at adjacent campsites, you may have to ask people to move their cars. We actually moved our truck a few times to make it easier for people to pull in or leave. The spaces nearest to the access gate seem to be a bit shorter so if you have a big rig, it might be best to get a space near the back of the campground.

That aside, the park is extremely clean and well-maintained! We never visited the pool (not a fan of public pools) but we saw tons of other campers going and coming (back sunburnt - ha!). It looked like they all had a great time. The staff brought several Amazon and USPS packages to our doorsteps throughout our stay which was so extremely kind. You can hear a bit of road noise from the interstate but it isn't terrible. Water pressure was outstanding (bring a pressure regulator), power hovered around 120v with dips to 115v during the heat of the day and up to 128v in the early mornings. Cellular on T-Mobile, AT&T, and Verizon worked but each service only had around 2 bars of service. I was struggling a bit working remotely full-time but was able to stay connected.

This is an absolutely stunning and lovely campground. The park is neat, immaculately clean, and well-organized; the bathhouse appears to have been recently renovated and is spotless; the pool area was nice; and the mini golf was fantastic! They have weekend activities such as outdoor movies and kid-friendly events. The campground is secluded but close to shopping in Indian River, Cheboygan, and Petoskey. The owners and managers are extremely friendly and accommodating! This is a truly wonderful park, and I can't wait to return.

Internet: T-Mobile is LTE with 2-3 bars, AT&T is blazingly fast, Verizon is LTE with 3 bars. Starlink might work but the park is very wooded so it might be difficult finding a space with a clear view of the sky. The park doesn't have WiFi. Mail: Amazon (UPS) delivers here using the 2201 M-68 HWY address. Mail delivered via USPS to this address will be held at the local post office. If you need to receive USPS mail, make sure you send it to their P.O. Box 577.

We absolutely loved this park! The staff were amazing, the other guests were all friendly, the park is extremely well-maintained, the wildlife are fun to watch, and the location was decent for shopping. We stayed in space 12666 which backs up to Memorial Hwy. Street noise is definitely an issue but it gets quiet at night. Our space was a Bayou Grande site which was probably one of the nicest sites we've had the pleasure of staying in. The concrete pad was tremendous and well landscaped. The rest of the park was nice and most spaces had trees with great shade but we really loved the larger site. We would highly recommend staying here, if given the chance. We camped at Bay Bayou RV Resort in a Fifth Wheel.

My partner and I were looking for a snow-bird location for the winter in the Melbourne area and came across this park. We read the old reviews and wanted to make sure we left a more up-to-date review for others.

So here's the deal... There aren't many RV parks in the area (at least near where we wanted to be) so options were slim. We spoke with Sue, the absolutely outstanding property manager, and decided to give the park a try. It is important to note, the park is under new ownership/management (Parakeet Communities - parakeetcommunities-dot-com/community/lucky-clover/). The new management has worked *extremely* hard to clean up and revitalize the park so please try to ignore some of the older reviews.

This park is definitely not for overnight or even weekly stays. This is a long-term mobile home and RV community with individuals who either live here full-time or for at least several (6+) months at a time. Navigating the inside roads with a big-rig is only possible with the help of the on-site property maintenance person, Jason, who is also amazingly friendly and helpful. The spaces are close together but even with our 43' fifth wheel, we were able to back-in to our space easily enough.

We have found all residents in the park to be extremely friendly, polite, and all live with a tremendous sense of community pride in the park. Our immediate neighbors walked over and introduced themselves the first day we moved in, which was so delightful and welcoming. We know our neighbor's names and feel very welcomed and safe in this park.

< 6 month rates are $1,400/mo and >6 month rates are around $1,100 (or thereabouts). Rent includes electricity, water, sewer, and trash. There is a laundry building with washers/dryers but we have not used them. The park is in a prime location near shopping, groceries, restaurants, and is walking distance to the beach. There is also a well-kept swimming pool on property however, we have not had a chance to take a dip; It looks nice enough though. Cellular service is decent in the park however, if you will be here long-term, it would be best to purchase Internet service through Spectrum for $50/mo. All sites have Spectrum cable hookups but you will need to purchase your own TV/Internet service.

Great place with full hookups and nice shower, toilet, and laundry facilities. Cellular service isn’t the best but the park has Wi-Fi which tested at around 4Mbps/2Mbps. Spaces are a bit tight for large 5th wheels so choose wisely. CI024, CI024, & CI025 are great for big rigs.
