The brick Italianate, Through the Grapevine B&B in Waterloo NY was built between 1870 and 1874 by Lt. Col. Frederick Manning. Manning was a veteran of the Civil War, an attorney and distinguished member of the community. Following his passing, the house was given to his law partner and stayed with his family for two generations. From the beginning, the house was well planned and well preserved. It was built with double brick walls for maximum insulation. The curved banister ascending to the second floor, graceful archways, moldings, plank floors and pocket doors are all original to the house. In the front of the home, a hitching post and carriage step still remain by the roadway as a reminder of days gone by. We purchased the house in 2001 with intent to convert it into a B&B. We are originally from the Utica, NY area and until now have never lived anywhere else. Our two girls had finished college and by mid 2002, after much preparation, we were ready to open Through the Grapevine B&B. We continued to work full time and operated the B&B primarily on weekends. We have made several additions and improvements to the house through the years. Our goal has been to preserve the beauty of the old architecture while gently incorporating the comforts of modern homes. One of the most popular additions is the gazebo shaped porch added to the southern side. Secluded by latticework and vines, a 6 person hot top resides inside the gazebo. The expansive front porch and shaded backyard patio are great places to sit back and relax.
