The staff first had us pull into the wrong site as they didn't know which one our site was. Every night at dusk there were a ton of bugs - we'd spend 20 minutes killing all of the ones that manages to get inside when we opened the door to head to bed at night. Over half the campground is permanent residents and it seemed like the past time was to cruise around in golf carts. The playground was closed due to COVID-19, much like many of their other amenities. The staff was nice and the campground was clean. Quite noisy due to the train tracks you have to cross to get down to the campground.

I tried to call 6 times over a period of 3 days prior to check in to see what time check in is. No-one picked up the phone. Showed up at 11:30 since we didn’t know what time check in was.. For everyone: check in is at 1. The front desk woman was EXTREMELY rude and tried to charge me a $50 fee for showing up an hour and a half early. We left and came back at 1. She finally let us check in.
Pros of our stay:
-We stayed at a nice site with a tree. No complaints there.
-People were friendly. Had great neighbors and conversations during our stay.
-Easy set up & nice camping experience.
-clean water!!
-camp bathrooms were clean & appeared to be brand new.
-campground shop had just about everything you may need inside.
-the restaurant on property was nice. Food was good & people were nice. A lovely dining experience & the highlight of my trip.
-nice views.
Cons:
-lots of long-term & permanent residents. People build around their campers with decks, add-on buildings, etc. Looked extremely tacky & dirty.
-lots of upgrades need to be done or are in progress of being done. They seem to be adding paved sites in some areas, which will be nice when finished but makes everything look dirty & messy right now.
-amenities are a bit outdated or closed. The park is closed. The jump pad is ancient. The pool was closed but looked extremely dirty. Clubhouse was closed. The restaurant (the Angler) was awesome and probably the highlight of the trip.
-there are lots of abandoned things around the property which makes it look cluttered.
-grounds are not well maintained. There were open septic tank pits you could see waste. It even appeared there was a bit of waste on the ground.
-if it rains, things get muddy, gross, and difficult to maneuver through.. quickly.
-LOTS of trains passing through.
-wifi barely worked.
-Data was pretty much nonexistent.
Overall, it was a fine experience. But in my opinion, too overpriced for what it is.

Spent my spring vacation there but after reservation issues before I arrived I missed out on the first night of my stay without even an offer of a refund. Policy states no refunds but would have thought there would have been an exception since it was a campground issue. Camp ground is dated but renovations are underway. Facilities are clean as are the grounds but when it rains, which it did several days, it becomes very muddy with lots of areas of standing water. My site was an ant hill as were others around me. My camper became infested with ants and the manager, Becky, would do nothing but point me in the direction of the nearest ace hardware and wish me luck! As the place filled up for Memorial Day Weekend Becky began driving around in her golf cart harassing guests about parking issues. As I was taking a nap she came to my door and started yelling and banging on the camper demanding that I move my car off the grass an onto the gravel. I explained that my cars had been there for 6 days without a problem and that the only gravel on my site was under my camper. Begrudgingly she left and thinking our issues were finished I went back to my nap. 30 minutes later she was back again banging on the camper this time to say my car couldn't be on the grass and I needed to come to the office and by an "extra" car pass for $5 and move it to the overflow area that was literally 10 yards away from where it was sitting and also covered in grass! I was ready to end my vacation right then but since I had already forfeit my first night fee decided I would not give her 2 more so I stayed. I came for a week of relaxation but found precious little of that here. Will never go back to this pretty little place with terrible management that have no customer service skill what so ever and couldn't care less about their guests. The management of this campground was just taken over by RCI who should be ashamed of themselves for allowing this reprehensible behavior. Only reason for 2 stars instead of none was the pretty Chickahominy river and lake and the wonderful restaurant, The Angler, that is privately owned thank goodness! Campers beware!!!

Strange, but more than met our needs.
We needed a one-night stay on our road trip when we decided to swing by Colonial Williamsburg at the last minute. I'm not sure if it was due to the fact that we arrived the day after Memorial Day or what, but it was almost deserted! I paid online and got to pick out my campsite, so when I showed up and the office was locked (despite being middle of the morning), I just went to my campsite and setup. There were minor signs of life, but other than that, it was empty.
There is a huge Fun Zone for kids that costs a very reasonable $10, but we didn't have time/need for that. From the looks of it, the Fun Zone was really awesome. The yurts are adorable, although we obviously didn't see inside them. There's a pool somewhere, but again, this was just a quick sleepover before getting back on the road so we didn't use the pool.
Bathhouse was clean and functional if not fancy, plenty of hot water, and it never felt "spooky." Would definitely stay again if I was in the area!
