“Preserving and protecting a historic downtown”
The district is located adjacent to the recently completed Tyson Events Center and Long Lines Family Center, together known as The Gateway Arena. This large entertainment facility has been extremely successful since its completion, competing worldwide with ticket sales. The Gateway Arena has been a large impetus to guide the future redevelopment of the area now known as the Historic Pearl District. In 2005, the City of Sioux City began an update to the Comprehensive Plan. This plan recommended that the City develop a specific plan for the "west end" of downtown. In response, property owners, business owners, and City staff worked on creating goals and recommendations specifically for the Historic Pearl District. The plan was adopted in 2008 by the City Council. Since 2008, City staff have been working on the implementation of this plan. The entire district has been rezoned to HC-2, a special zoning district created just for this area. In addition, the City Council has approved the Historic Pearl District Facade Improvement Program. On August 8, 2011, the City Council approved the first 10 facade improvements that will utilize this program. Stay tuned to see more exciting projects and improvements to the Historic Pearl District!
