Fairly clean but crowded close together. Owner very helpful and friendly. I would say she has about 6 pull throughs. Both 30 and 50amp. I couldn’t get the cover off the sewer in the am, but really didn’t need to that night.

The woman who owns this place, Miriam, is your stereotypical sweet, southern grandma. We had to find a place last minute due to reports of black ice along our route that we didn’t want to mess with. We called her the day we needed the reservation and she held our spot. $28 for back in. $30 for pull through. Water line was frozen (20 degrees upon arrival), but she met us outside to let us know we could use the bathhouse for water or she would bring us some from her home if we needed it. Super sweet. The place is crowded, sure. But it’s quiet and everyone is respectful. Right off a main road and easy to get to. Wifi was very spotty but cell signal was just fine. Laundry available. Cheapest spot in Asheville. We will revisit.

This park is mostly folks who either live there or have seasonal sites. People kept to themselves. Didn’t even talk to anyone else. Very quiet place.
The owner was very friendly. Great value for full hookups.
Very convenient location with fuel and groceries less than 3 min away. Close to many great restaurants and beautiful parks.
5G service with Verizon- but I was surprised how slow 5G was.

This campground wasn’t our first choice, but because we needed to be in this area at this time of year, it was the only park we could find open. (Most others seemed to be closed Oct/Nov through March).
As other reviewers noted, the majority of the trailers seemed to be long-time residents, and several were in bad shape. There were a handful of transients like us.
The campground was pretty quiet, but our site was right next to the road. Traffic goes much quicker than the 35 mph speed limit. Be careful with kids and pets! Also a number of random people just walking along the road.
Bath house is convenient to the front of the campground, but the showers are gross (black mold in the women’s shower). There’s no soap or paper towels provided in the bathrooms.
Cash or check only, ready at check in! The check-in process was easy and quick, and the owner was very nice in all our conversations before arrival.

Mix of full time and transient. Some of the trailers are old and messy, but it’s a home for some people. Owner was very friendly, can’t beat the price for water and electricity $28 a night. Bath house was clean, one shower newer and definitely nicer than the second. Some old trailers around, that make it look a bit untidy. Felt safe, despite the age of some of the units. Stop here was to visit the Biltmore. Grocery store and gas station 1/2 mile away.
