Beautiful location, clean and well kept. Camping spots are very close to each other. Walking distance to the beach. Very busy and unfortunately it was too crowded to stay more than one night.
The RV sites are generally on a sloped area. There are asphalt pads that aren’t level, but leveling can be achieved with blocks. The asphalt pads are surrounded by dirt and pine trees. Water, power, and sewer hookups were in good condition.
The best part was the Lake Tahoe beach access. A short walk across the highway leads to the resort beach, restaurants, and water activity rentals. It was very quiet which may be normal for a mid-week stay in September.
I didn’t use the laundry, shower, or restroom facilities. There aren’t any other amenities offered. Aside from the asphalt pads, the dirt gets very messy and dusty. Pine needles fall everywhere, and large pine cones randomly fall from the trees, so that could be a note of point if there’s concern about them falling on cars or rigs.

We had booked a camp spot for one night but wanted to extend it. They tried to up charge us $40 for a premium spot that was 3 spots from ours or put us right next to the noisy hwy 50. It was a typical upsell. We stayed by the road. It was noisy but not that bad. The campground is beautiful as you go toward the tent spots. It has good reception and WiFi. The showers are busy but they do have them. Lots of big pines all around but that makes parking your rig difficult but are beautiful . One interesting thing was the campers were not friendly. Everywhere across America that we have travelled campers are generally really friendly. For some reason it wasn’t like that here.

We stayed here on New Years weekend. Although there was no snow this winter and it’s impacting the local economy, the park filled up both nights. The staff was good, although the phone number is off-site for reservations and general calls. The access to spaces is tight, especially with snow poles up. The place is completely shaded by old growth pines. The park is well maintained, and beautiful. There are definitely bears around at warmer times of year FYI. There’s RV and tent sites. Sites have a picnic table and fire ring. Wood in the gift shop is $10. The sites towards the back are nestled around beautiful hillsides with granite rock formations. We didn’t use the bathrooms so I can’t speak for them. Road noise is noticeable at the front but we weren’t bothered. At the back, it would be pretty quiet. The restaurant was slow but tasty. Has a full bar. Good burgers. They own property at the lakeside, and a big boat for tours. The summer photos show the lakeside packed with people. We visited Sand Harbor, which has lovely beaches, but would probably also be packed in summer. We’ll be back. This is a beautiful, relaxing place!

We stayed here the weekend before Memorial Day weekend. This park is located in Zephyr Cove, about 3 miles from South Lake Tahoe. It's nice to be just outside the business of Sth Lake Tahoe but close enough for the conveniences. The park is located just across the road from a beautiful beach with amazing views. (Once our neighbors left from site 165, we actually had Lake glimpses from our site). You also have easy access to Nth lake Tahoe up the east side of the Lake. Very quick and easy.
Sites are large (there were some big gigs in the park), under the shade of beautiful trees. Sites are not 100% level. Bring some blocks. Our site was pretty level side to side, but front to back required some blocks. Our site was one of the more level ones.
Wifi was great. 13mbs down, 6mbs up. (There are some Wireless G and some Wireless N access points. Connect to the Wireless N one - I think it was Access Point #2 - and it seemed faster)
There was a little road noise (especially when our neighbors left, they must have been blocking the sound).
Only criticism was check-in. On arrival it wasn't where you parked your RV, you had to cross the road to the main lodge gift shop to check in, which takes some time (Also, the gift shop has way overpriced supplies, but Safeway is less than 2 miles away)
If you were to stay here in winter, each site has an electric heater on the water supply.

We were at Campground by the Lake and had to bail because it didn’t meet our needs (no available hookups and poor restrooms / water access, and ZERO cell coverage). This place saved the day.
My wife and I work remotely so we have to have a steady internet connection. While our Verizon Mifi barely worked here our AT&T phones (with hotspots) were amazing. 25+Mbps down or better even though my phone showed as 2-4 bars off and on.
The site was well kept. The people at the front desk were helpful. Our neighbors were all great. There’s a beach just across the road; walking / biking distance. And we had a killer view of the lake.
The only slight I’ll give them is the Wi-Fi. The touted it as “recently upgraded” but it never worked. At all.

We chose Zephyr Cove last minute when some other plans fell through. It was late April and the weather was going to be perfect and securing a site this time of year was easy-doubt anyone will get in during the summer months without early reservations. Some sites are very tight. We were originally going to be in site 135 and there was no way we could fit between the trees at the entrance while making a slight turn as well. They put us in site 174 which is a back in site with a retaining wall next to the passenger's side. We could not open our basement doors or sit out beside the rig. Our picnic table and fire ring were on the driver's side right next to the sewer hose. We had no plans to sit out or picnic as my husband was going to be kayak fishing and I would be hiking with the dogs so it was fine. At least we could get level without the use of blocks-many could not. (We are in the mountains) Cell reception was fair. During the off season check in is at the store across the street and the lady working was not the most accommodating or friendly. I'm still waiting to have my AAA discount applied retroactively. All that being said-this is Lake Tahoe with an amazing beach-in a shallow cove-which makes swimming tolerable-always very cold water-great trails, and outstanding views. So, yes we will be back. You cannot reserve specific sites-just the type- pull through, 25 ft, 40 ft, etc. If you have an option and need a larger site, ask for 137. It looked the most level and is a 40 ft pull through. We arrived on a sat and stayed until monday on our way to Yosemite in the beginning of June. The spot was really nice, seasonal employees were learning the POS systems at the park and restaurants so a bit slow but they were all very positive. There were maybe 50+ hike in spots right near us all empty and 3 big airstream show up and camp spots across the street. Short walk then across the highway to get to the lake that was very enjoyable.
The lower spots were pretty crowded, fires, and kids, dog, and some Bro chaos but entertaining. We did have a dog and kid too, just not as rambunctious as some of the others so the upper spots were perfect.
Yes, we would return for an upper spot if we get that way again!
