Confirmed by 1 users | Last reported on July 30, 2023We prefer boondocking, campgrounds and RV parks that are out away from everything. So the larger rv parks, in the middle of urban areas aren't really are thing and are hard for us to get excited about.
This park did the job for us as it was close to friends, and for that reason we would stay again, but that is really the only reason.
The park itself was very middle of the road. We had seen dirtier, and have seen cleaner. We have seen older and newer, ones with larger and smaller spaces. It wasn't a bad park at all but nothing jumped out to me as being special.
4 bars of Fido cell coverage in the park.

Very quiet and well kept/organized RV Park with services within 5 km and 40 minutes to Vancouver or Grandville Island. The only downside is the Wifi which is VERY BAD even if you pay. So don’t rent the equipment from Connectivity Alliance, you might have some difficulty with the reimbursement... The customer service is absent. It would be 5 stars if the wifi was decent.

The park was easy to find and access is good as long as you are not coming North on King George Blvd (you will have to cross two lanes very quickly to get to 40th Ave). Highway 99 north access is very easy as is both directions from 152 Street There is pavement all the way including in the park. Signage is adequate. Check in was efficient and friendly. The rules are fairly basic except if you opt to not clean up after your dog. You could face immediate eviction. We noticed that pretty much everyone followed that rules.
The park is very Big Rig friendly. Our site, K2, was a back in that was just long enough for our Coach and Towed. Services (30 amp, water and sewer and cable TV) were to the left rear. The wifi included by the park is a basic “Tengo” requiring no password. The performance is good enough for e mail and browsing but for anything else, one needs to pay Tengo for upgrades. We did find a few OTA channels. Fixed satellite would probably be difficult because of the trees but the park supplies an excellent cable package at no extra cost. We did not use the two washroom/pay shower and laundry areas but both were very clean (showers and laundry were both reasonably priced). Distancing is very reasonable for an urban park. Most sites had a vegetation barrier. Our site was flat and level with a heavy gravel base that was perfect for drainage. Vancouver area winters are very wet. The park was constantly being groomed. We did note that there are many sites being used by full timers but all were neat and tidy. No matter, the park and sites are well cared for and because of the long-termers, Propane can be delivered to your site. There are no shops or restaurants within walking distance but a short drive south on 152 Avenue will bring you to all the amenities needed.
We stayed here for three months and found the experience pleasant. We paid a monthly rate of $25.00 per night plus electric and feel we received very good value. We will be back when in the area.

We stayed 3 nights. Fortunately we had a pull through so getting settled was not difficult. Vancouver is 30-60 minutes away depending on traffic. White Rock is 15 minutes away and fun to walk on the pier. The park seemed a bit crowded but comfortable. We enjoyed the heated swimming pool. WiFi was hit and miss. We would definitely stay again.

Not much has changed since our last visit two years ago.
The wifi included by the park is a still basic “Tengo” requiring no password. The performance is good enough for e mail and browsing but for anything else, one needs to pay Tengo for upgrades. We did find a few OTA channels. Fixed satellite would probably be difficult because of the trees but the park supplies an excellent cable package at no extra cost. We only stayed here this time for two weeks and found the experience pleasant. We paid a weekly rate of $57.00 per night (inc tax) and feel we received very good value. We will be back when in the area.
