“Epic adventure resort area.”

This 4,000 acre ranch-resort on the border of Zion National Park is 61 miles from St George and 76 miles from Bryce Canyon National Park.  Accommodations range from rustic cowboy cabins with (shared bathrooms) to cabin suites with wet bars, satellite TV and pull-out sofas, to multi-bedroom vacation homes (minimum stay requirements). Tent pitches and RV parking spaces are also available. Dining options include a cafe/bar serving sandwiches and coffee, plus a grill and pool bar (both seasonal). Other amenities include an outdoor pool, a spa and tennis courts, plus a climbing/rappelling wall, billiards and miniature golf.

Me and my family had a great time here in August of 2014. We stayed in the covered wagons which was SO fun. The showers and bathrooms were nice and clean, along with our wagon.
The pool was a little worn down and there were some VERY rowdy guests, the pool was very cold too. However, I believe I read a sign saying the pool was being repaired. The food was very bland however and I don't believe the chef used any spices .. As we were leaving we saw some spices for the guests to use.
This place is nice and close to Zion and would stay here again if the pool was fixed!

Probably my favorite place to go camping -- they had showers, an amazing pool, barn dances, zip lining and still the traditional type of camping (or cabins).

Not what I expected, but a nice stay overall.

The employees were knowledgeable and friendly and the food wasn't as bad as it could have been.

They have a TON of stuff to do if you are bringing family or kids.

I originally booked a Cowboy Cabin, but wasn't thrilled about the lack of a bathroom with snow in the forecast.

I upgraded to a deluxe cabin and was pleased with the size of the cabin, the bathroom and the overall layout of the cabin.

If we come back to Zion, I'll stay here again.

(We stayed in April 2019 but I’m new to this app.) We drove a long beautiful circuitous route to get here since the main access highway was closed. Checking was simple and the staff were super helpful and accommodating. We drove past some serious amenities (pool, putt-putt, glamping sites, cabins) to our tent site at the back of the property. It was quiet and rustic, just like we wanted. However, after 3 days of hiking and camping with no shower, the warm, clean, HUGE bathrooms & luxurious showers were a great oasis!! We were also able to pick up the resorts wifi at the centralized bathrooms but go back off grid at our tent site. The upper end of Zion is nearby & was deserted due to the park road closure. We had the red rock roads, goats, and sandstone cliffs to ourselves. This park is also near the East Mesa/Observation Point “other” trailhead. (A spectacular view without a grueling uphill hike from the canyon.) It looks like the resort offers a lot of adventure activities like ATVs and canyoneering but we didn’t utilize them. Our site could’ve used some cleaning (scattered trash) but it was also the off-season & the snow had just thawed. I could tell the staff were working hard throughout the camp to do site maintenance & get the place summer ready.

We loved it here! Everyone was extremely nice and helpful. The resort itself had everything! My son had a blast! Shooting range, paintball, pool, hot tub, zip line, and rock wall just to name a few of our favs...if you come this way during the summer (the winters are not this fun) especially with kids or grandkids you MUST stay here! You will not be disappointed!

Pro’s: Easy to get to. Lots of signs to mark the way. Paved road to reach the site. Huge space. Options for cabins, RV’s, trailers, and camping all available.
Once there, everything from minigolf to zip lining, Jeep tours to canyoneering and horseback riding are available. Onsite restaurant and rock wall/climbing are also options.

I was camping and had asked for a secluded campsite if they had one. What I got was the most private campsite I’ve ever stayed at, anywhere. I was completely surrounded by trees and brush. I could Just barely make out the color of a tent the next site over, but not the shape or any details about anyone in it. It was great.

Everyone was super friendly and answered as many questions as I felt like asking. I ended up doing the all-day canyoneering course and it was incredible. Beautiful slot canyons and two guides to pack and run the ropes. It was great and I’d do it again in a heartbeat.

There were clean restrooms and showers as well as a laundromat to wash your clothes. That was cool. They sold wood and ice plus beer in the campsite’s “general store”.

Con’s: The idea of “quiet hours” is laughable. It’s posted that 10pm and on is quiet time, but between the radios, generators, and ATV’s, quiet time was a total joke. I’d planned on getting up before dawn to be on the trail at sunrise, but with the parties going well on into the early morning hours, it was impossible to get a good nights sleep, despite the awesome private site.

Those ATV’s... those got on my last nerve. The ATV’s are the primary source of amusement for kids 10yrs or so and up. I think you can rent them by the night, so parents give their kids these ATV’s and let them have at it. Problem is, there’s not a designated “terrain park” or track for them to ride on, so the kids end up driving up and down the campsite roads all day and into the night. They kick up a tremendous amount of dust.

The dust is intense. I had four nosebleeds my first full day there. You will blow mud buggers out of your nose in the mornings. I appreciated that they had a fire truck spraying water on the road at night trying to control the dust, but the kids were literally behind the truck in their ATV’s churning up the ground and the dust control was short-lived.

Overall, I liked the location and the staff were nice. If they could build a designated terrain park for the ATV’s (helping reduce dust and noise) and actually observe their posted “quiet time” this place would be totally great.

I can’t put my finger on exactly what this place is missing, but before we go there let me say I have to give it 5 stars based on the fact it has so much potential.

You can tent camp, RV, rent cabins, old fashioned sleeping wagons, or amazing glamping enclosure things. You can also rent vacation homes.

The amenities are endless. Pools with water slides, hot tubs, showers, laundry, golf cart rental, sports areas, fit trail. Store and gift shop with restaurants (great pizza), coffee, etc. You can book Jeep tours of Zion, rock climbing wall for all ages, horse riding tours, miniature golf. Seriously you could spend a week here and never be bored.

I guess the only downfall is the way this place is laid out. Very few full RV hookups and the dry camping is too far from the pool and main buildings. The RV sites were not great. Ours had backed up septic and crappy lawn with no level place for a table.

Main facilities were well kept.

We’d definitely come here again but book in advance - which is tough to do when you don’t know what your plans will be and weather.

We loved staying here rather than the busy looking Springdale area. Much more spread out and open. Great pool area for the kids. Near observation point upper Mesa trailhead—totally worth the hike. Entering Zion daily from the east side is spectacular. My kids even enjoyed playing with the baby Pygmy goatS and chickens. Also big and roomie showers and bathrooms. My older kids and husband did the canyoneering thru the Zion ponderosa as well. Great experience!

Well, I had this coming I guess as I didn’t do sufficient due diligence before booking. What looks good on a website shown in July or August will certainly not be the same in March for a property that sits at over 6,500 ft in elevation.

Before I write about any short comings for this property, let me say that what Zion Ponderosa Ranch Resort does have of superb quality is a very professional marketing plan and website showing attractive young adults enjoying some of the activities offered at additional costs by a separate co-located entity in bluebird summer weather. Oh, and they do have very good WiFi.

To qualify this review, I must disclose that the property is in fact much more than an RV campground. In fact, the RV section of the property makes up only a small fraction. While there is only 13 FHU sites for RVs, there are ~54 tents sites in a separate campground on the other side of the property. In addition, there are ~32 cabins, ~19 Glamping Tents, and 6 Conestoga wagons in a tight semi circle that guests can rent.

This review considers only the RV campground experience. Also, I can’t review any of the activities as we did not partake due in part to adverse weather during our stay. We wanted to try the restaurant out, however, there was no fish on the menu for a Friday in Lent.

To get to the property, I tried to use GPS, but that didn’t quite work as it didn’t get us all the way to the property. There are a few signs along the road, but one of those is past where we were about to try turning around because we thought we had missed the property. Luckily, a UPS driver slowed down for us and could tell we might be lost and told us to keep going.

The reception at the check-in was ok. Although she didn’t tell me about any of the facilities (pool, spa, tennis courts, mini-golf, hiking trails, etc.) except when I asked about the restaurant. She did give me a map and told us how to get to our site. They had assigned us in probably the most challenging back-in site to park in the campground. I couldn’t help but notice that a small rental camper van was in a large pull-through site just below us. However, our site was a little more private than the rest.

Our 27 ft trailer and truck filled up the site that sloped down by the ball, where an un-chocked trailer could roll into the side of the rig just downhill in the next site. There was no room to really linger outside the trailer due to the limited pavement and mud where there wasn’t pavement from the recent rains and snows. There was a plastic picnic table in the mud behind our trailer, but the fire pit was some 30 feet away in front and to the side of the trailer and seemed that it was located far enough away that it might not be our fire pit but the neighboring staff dorm’s fire pit...not that it mattered because of the weather. We found litter on the ground all through our site. The sewage intake was far enough forward of my discharge as to require 3 sections of sewage hose, and I had to turn the elbow as to almost kink the hose to get it in the pipe because of a service box. We found the pavement in most RV sites to be in poor condition as to need resurfacing. Also, there were no recycling bins, so we had to carry our cans, bottles, and plastics home.

The property itself is large and sprawling, with buildings and facilities scattered here and there. While the RV section seems to be dated and not in good condition, the cabins look much better from the outside with gravel and rubber bark in places. There continues to be construction activities for additional development and improvements.

We didn’t try the pool, but it looked like a nice facility.

If I had pre-teen, or teenage children or grandchildren, I could easily see where my experience here could be different in the summer. In fairness, I spoke with a younger group who were in the RV section who had children with them and they told me they were having a good time. They had done some trail rides and canyoneering with East Zion Adventures and really enjoyed the experiences. I think the kids really like this property. I guess we are just too old to see the value.

But, I couldn’t secure a spot at Watchman Campground in the Park, so here you are.

We live six months per year in our camper, so we see a lot is different places.

I’ve never seen a lot place that charges $100 a night for a non-level campsite with employees living in a building in the campground. Oh well, no big deal.

Except they have three dogs that bark. A lot. Don’t get me wrong. I love dogs. But three of them barking every time they see a human is frustrating when you’re next door.

When the employees get sick of their dogs barking outside they scream at the dogs from inside the house. Surprise: this does not stop the dogs from barking. The employees then go back to screaming at each other and the tv.

Sometimes the dogs are off leash, then they come and poop in your campsite. Right next to the trash that previous campers have left (I filled a grocery bag with trash from my campsite.) Why the employees can’t keep their dogs in the their trash-strewn backyard filled with trailers, junk and a hot tub is beyond me.

I asked at the front desk about the situation and the only response I got was “yep, those dogs bark”. So apparently management is aware of the issue but unwilling to fix it.

Ok, enough bad news. The good news is that even though this place is overpriced and not very well maintained it does have a pool area that it nice, and the convenience of access to the north trails like East Mesa to Observation point is a bonus.

Just don’t get your hopes up on the checkerboard Mesa trail. This once pristine route now snakes through a neighborhood of second and third homes of the Uber rich. Definitely not a wilderness experience anymore.
