We have no big issues with the park. Appears to be making improvements rapidly. Only 30 amp service but electrical work is performed. Train goes right by the park fairly often during the day but little to no train later at night. Good location in Oceanside but sites are fairly small with little room for a tow vehicle. Some sites are better than others.

This place was really awful. Starting as you come in you can’t find the office. No sign. We arrived at 3:30pm to a sign on a door that read, will return at 3pm (no one was there) and our location tapped to an A frame sign.

We managed to find our spot that was partially blocked by a full-timers second car. The site is very small but I expected that. There were cinder blocks obstructing our way that I had to move. The sewage dump was left open. There was trash in our site. I had to sweep as soon as we parked due to mess of dead weeds and spider webs on our wall/fence, table, and patio.

I’ve been on the road with our RV for 10 week over the last year and this is a bottom 10 location for us. Probably a bottom 3.

Run, don’t walk.

The only thing good is the location.

There is only 30amp service, my rig had a hard time keeping cool in the afternoon on one AC. For the price you pay there should be 50amp service! The electric pedestals are really old and need to be replaced. Bathrooms and showers are old and are in bad shape. The dog area really stinks bad, you can’t take your pet in this area stinks bad! Along the side of the park there is a grass area that everyone uses for there dog instead of the dog park, There is dog poop everywhere they are not enforcing cleaning up after your dog. There are permanent RV’s along the west side of Office that look really bad. This is not a Resort, just an old RV Park close to the ocean! 2 stars was being generous!

This is a homeless vagrants paradise! Several guests had their bikes stolen, my car was ransacked and had items stolen from it. Vagrants regularly use the bathrooms and pool to the point that me and several other gusts had to leave the pool area. Management says they’ll check cameras, but either the cameras are broken or management is. Electrical says 50 amps, but regularly trips nowhere near 50 amps draw. Dog fesces are all over the park and the dog park smells entirely of urine. Sewer connection is not threaded and you have to hose down everything after you dump due to the leaks. Train runs constantly. Hooooooooooonk!

Anything good? Concrete pads.

We actually had a really nice stay here. Yes the sites are tight, but land is at a premium here. We had a pull thru site with full 50 amp hookups. Power worked great the whole time. The pool and hot tub were perfectly heated and all the pool furniture was really nice. There was also a really nice grill and table area for gathering. Bathrooms/showers all good. Game room was fun with a pool table, arcade games and such. We didn’t see any homeless while we were there, maybe they’ve increased security since previous reviewers experience? Being able to get packages delivered at no cost was a nice bonus, although they do not sign for anything and packages are left outside the office. We didn’t have any issues with that. The only downside for us is that it is right next to a commuter train and an intersection so it blares its horn every 15 minutes throughout the day and well into the evening. If you are sensitive to noise you may want to avoid this park, I would consider myself sensitive to noise but by the third day we were all used to it. Not a dealbreaker but something to be aware of. Otherwise great!

We stayed for two weeks. New management has turned this place around! Sparkling clean restrooms with amazing showers. Pool and jacuzzi are warm, clean and perfectly maintained saltwater. Laundry looks brand new and is reasonably priced ( ($2 a wash less for dryer) They are working hard to upgrade landscaping. Sites are close but you’re only blocks from the beach. Everything is within walking The local light rail train runs pretty close but no giant freight trains or Amtrak. No over night horns. Oceanside is a great town for restaurants breweries and beaches! We will be back!

This park has approximately 140 RV sites and three tent sites. During my stay sites 92-103 were never used. The concrete pads in those sites looked pretty bad, it appears that they may be doing some improvements to those sites in the near future. Recommendation for getting into the park would be to head North on South Coast Highway and make a right turn into the South entrance. The driveway to the South entrance isn’t quite as steep as the North entrance.

Sites within the campground are all concrete pads and combination of back in, and pull throughs (up to 50 feet per their website). Campground has a pool, hot tub, bathrooms, showers, laundry room ($1.75/wash $1.65/dry), BBQ area, mini golf, dog park, and game area. At the time of this review guests need to download the CSC mobile app in order to do laundry.

Site 36 was a pull through site, came with a picnic table and was pretty level. Sites do have a little bit of greenery/rocks between, minimal trees, and a bit of a privacy fence. The park was actually removing some of the older privacy fences and replacing them with a newer style during my stay. Did have a low voltage drop within the first few hours of our stay. There were some construction/landscape workers around at the time (not sure if they had done something accidentally). No additional problems the rest of my three week stay. The sewer hookups are toward the back of the sites so many people had long sewer runs. Chose to park towards the back of the site and put our toad in front to help shorten the run. The other odd thing about their sewer set up is that the threaded part of their sewer was on the outside of the pipe coming from the ground. That meant the sewer hose could not thread into their system. Ended up getting a piece at Home Depot that could be used to make the sewer connection secure during the stay. That of course raised the height and took away some of the for the sewer, thus requiring “walking out the hose” to drain the water.

This campground does have different prices for daily, weekly, and 2 week stays on their website. Prices vary for size of RV and site type. I stayed here with my Thousand Trails membership (trails collection add on) and this campground cost me no additional money out of pocket.

Verizon signal was typically 5G and adequate to talk, text, search the internet, and stream videos. In addition, the free wifi worked well too. I would definitely stay again if in the area.

The biggest CON of this park if noise bothers you is it’s close proximity the railroad tracks. The tracks are just to the north of the park, directly behind the tent sites. The Sprinter hybrid rail train passes by frequently throughout the day. It starts as early as 0400 in the morning and ending shortly after midnight on some nights. It’s also near a street crossing so it uses its horn as it goes by.
