Confirmed by 4 users | Last reported on October 01, 2021This is a very tightly packed RV park, outside of a park we stayed in in the SF bay area, the tightest we've encountered. However, it's done for a reason. The park itself sits right on Johnson Bay with fantastic views of the water. Sites are lined up in three levels, the first directly on the water with a long run of grass in front of you. The second level sits behind the CG road, most of which have uninterrupted views of the water and the third is at the back with other sites in between them and the water. If you can score any site in the first level or the lower end sites in the second then you compensate for the tight side to side space by utilizing the space in front of you with the views of the water as your sitting area. We found this to be an acceptable tradeoff and especially enjoyed the ability to pull in facing the water so that we had a view directly out the windshield.
There was a mix of a few seasonal and a lot of transients coming through the park. The park stayed busy through our stay. Staff was extremely friendly and helpful, as were all the visitors we met. There is laundry on site, restrooms were clean, showers were pretty tight but hot and plenty of pressure. It's partial hookups but you can borrow a blue boy or pay $10 to have someone manage that for you.
There is an awesome chocolate shop just across the street. Lubec is biking distance away. There is good hiking at Quoddy Head and Cutler Coast. The brewery in Lubec had pretty good food, the beer needs work. The border crossing to Campobello is easy.
Verizon was very fast. They have a new tower in town and it's lightly used. We saw speed in the 20 mbps down 10 mbps up range. AT&T would cross over to Canadian towers so it was unusable for us.

Everyone raves about the sunset at this campground. While it is a phenomenal sunset, there is a price to be paid to view it. Sunset Point RV Park is a small campground with a lot of sites crammed together.
The campsites are incredibly narrow. Our trailer has a slide on each side. At Sunset Point, one slide touched the power post. On the other side, we were so close to our neighbor that if we extended our awning it touched their trailer. We could hear our neighbors talking, hear their television, and hear their sneezes.
There was very little room outside our door to place chairs so we could sit, relax, and enjoy the sunset. Instead, the campground offered a table and fire ring across the road from your site. Are you really going to walk across the road to eat at a picnic table?
Sunset Point only accepts cash payments. For us, this was an inconvenience. It also takes away a level of protection in the event there is a problem that warrants a refund.
Lubec is a fun town to visit and the surrounding area offers numerous activities. Sunset Point is the only campground in Lubec; although, there are other options nearby. In our opinion, you should consider staying anywhere except Sunset Point RV Park. Unless, you want to be crammed in like sardines in a can.

This place is fantastic! You’ll see a lot of reviews about the sites being packed together like sardines. The sites are close together but on almost every site there is a grass area in front of the site with a fire pit that you can go to sit and enjoy the view. It really makes up for the sites being close together. Try to get an end site if you’re worried about space, that helps too. The views are beautiful and you can launch your kayak right from the campground. The bathrooms and showers are clean. The campground even lets you borrow little portable blue tanks to empty your black and gray tanks if needed. They also lend out propane cookers and pots to cook seafood at your campsite. Downtown Lubec is about a mile away and Quoddy state park is just 4 miles away. The campers we met were so nice. Everyone was there just to “be” there and that created such a warm, peaceful vibe. I felt so relaxed here.

We actually heard a lot about this place from other campers. Only thing I could say is the spaces are very close. Right on top of each other. But we still enjoyed it.

A small beautiful campground in located in north east Maine. Located on the water with great views across the bay. Several nice restaurants in Lubec and just a short to Quoddy Head State Park - where you can watch the first rays of the sun reach the US each morning. A short drive back into Canada to the Roosevelt Campobello International Park which is well worth visiting. You can leave the motorhome at the campground and just drive your vehicle into Canada which will greatly simplify customs (you will need your passport). A couple of nice places to eat on the island.
The sites are grass or gravel. Not much landscaping but that is pretty common this far north. 30 amp service and no sewer hookups (they do have a dump station). Great spot to sit around the campfire and watch the sunset and water.

Great little private campground! Less than 10 minute drive to downtown Lubec & to Quoddy Head SP, and right across the street from Monica’s Chocolates (don’t miss it!). Folks come here for the water views of Johnson Bay, and almost every site has one! Sunsets also live up to the park’s name. Rate listed is nightly, there are weekly & monthly discounts.
Pros:
- The nicest & most attentive staff and camp hosts ever! Extremely responsive to emails, calls, & requests.
- Views, about half the sites back up to the water (back in) & all have some kind of water view (Pull throughs).
- Location, proximity to local sights
- There’s a little spot to walk down to the water where you could also launch kayaks
- Good Verizon signal for us to work with video calls (extended network). 9 mbps down / 7 up.
Cons:
- No privacy between sites. Like most private campgrounds the sites are pretty close together, but the staff tries to space folks out when they can. Lots of space to picnic, relax, have campfires behind each campsites though.
- Partial hookups, no sewer. There is a dump station with dump tanks available, or you can pay for dump wagon service.
- FYI, cash only
Overall, beautiful, relaxing, and convenient. This is the place to stay in Lubec!

The layout of this place is designed in such a way that every site has some type of view of the water. The spots are incredibly tight though. No fire rings because people kept running them over. Fantastic little town, the most Northeastern village in the contiguous US. Lots of history with all the smokehouses. Be sure to visit McCurdy smokehouse in town. It's now a museum run by former employees.

We stayed one night. The seasonal people had all the bayfront sites but we could see the bay very well from our site. The whole park is in the full sun but the weather was comfortable when we were there. Very convenient to the small town of Lubec, Maine, which has a very good coffee shop. The staff was excellent and very friendly. The laundry could use some updating..

The pretty, grassy peninsula is packed with RVs and the smaller ones are put in the middle with views completely blocked by larger rigs. But they are nice folks who held a spot for two nights with no deposit, and the restroom/showers were very clean. There is no where else to camp at Lubec. Though paid-up, we didn't stay our second night only b'c we needed to get on down the road with bad weather setting in. Wifi was decent, too.
